Welcome to your exclusive 3875 sq ft retreat: The stylishly renovated barn loft combines the charm of historic architecture with thoughtful design and a high level of living comfort. Renovated, fully air-conditioned and with a 3,000 m² garden, private pool and fireplace, this dream house can accommodate up to 8 guests. A place to arrive and stay – in a rural location between Leipzig, Dresden and Weimar, without through traffic. Coming soon: sauna, grill/fireplace - outdoor area extension. The space Space, tranquility and history In the morning the light falls through the large windows, outside it is quiet. In the evening the fireplace is on, and the house is slowly getting quiet. The building is located on the historic grounds of a former manor house. It was converted into a spacious temporary home with a lot of time, care and respect for the old structure. You can still feel the character of days gone by – while at the same time enjoying the highest level of modern comfort. In about 360 m² of living space, you will find both room for shared moments and maximum privacy. The house is divided into two areas: Main house / country villa: • Ground floor: Elegant entrance area with cloakroom, guest toilet, modern kitchen with spacious dining area, bedroom 1 (double bed, large built-in closet, baby bed) and an en-suite bathroom with shower. • Upper floor: Bedroom 2 (double bed), Bedroom 3 (two single beds 2.00 × 0.90 m) and a cozy bathroom with a tub. Living – barn/loft The newly interpreted barn with a glass-framed gable and large dormer windows impresses with its open floor plan and cozy fireplace: a spacious living and dining area, an open sleeping area in the loft (sleeping alcove, bedroom 4 with a double bed) and a private shower room on the lower level. Garden Around 3,000 m² of outdoor space: well-maintained garden with swimming pool (only in summer), sun terrace, fire pit and play area for children in summer. Carport for two vehicles. (Coming soon! for electric car charging - by arrangement (Wallbox for a fee / billing according to usage). Campfire in the garden, summer evenings by the pool, winter evenings by the fireplace – the house is functional all year round. At the same time, shopping and excursion destinations in the region are easily accessible. The location is very quiet overall; occasional noise from the area (e.g. agriculture or a remote train line). Guest access • When booking, of course, all indoor and outdoor areas are completely at your disposal or depending on the season. If you have any questions, we are happy to help. Safety: The pool is not secured by a gate or similar, and there are bodies of water in the area. Please supervise children in the outdoor area accordingly. Other things to note Location & Surroundings: Our country house is quiet and idyllically located in the Leipzig countryside (Geithain) – but in close proximity to the cities of Leipzig, Dresden and Chemnitz. You benefit from a quick connection to Central Germany's exciting cultural regions, rich history and numerous UNESCO World Heritage sites. Central excursion destinations: • Leipzig (30 min): Music city with Thomaskirche (creek), Nikolaikirche, Zoo, Panometer, Plagwitz & cotton spinning mill • Dresden (1 hour): Baroque old town, Semperoper, Frauenkirche, Elbufer • Weimar & Erfurt (1-1.5 hours): Bauhaus, Goethehaus, cathedral, old town • Berlin (2.5 hours) & Potsdam (2 hours): Perfect for day trips full of culture & history Public: Bus directly on site, Geithain train station only 5 min. by bus/ car or 15 min. walk – from there direct S-Bahn, regional trains to Leipzig, Chemnitz, Zwickau. Halle/Leipzig Airport approx. 40 min.
