Coldcroft Farmhouse – a high-end holiday haven where timeless charm meets modern luxury. The space Kitchen A large very well equipped kitchen with a 3 oven aga plus an additional electric 2 oven aga add on. This means you can have the whole aga on in winter, or just work with the 2 oven add-on in summer. Very convenient. We have plenty of storage and an American style fridge / freezer with ice and cold water dispenser. The kitchen has a traditional pine table that can seat six. Its often used for breakfast or preparing food. On the other side of the kitchen we have a log burner and L shaped leather sofa plus TV. This is very dog friendly! Doors lead out to a patio that is an excellent morning sun trap. A 2nd door takes you into the formal garden where there is a small table for 6, plus a larger table with parasol for 10 people plus a traditional wooden hot tub. From the kitchen you also reach the utility room with a washing machine and drier, plus plenty of coat, boot and hat storage. Drawing room & Dining table A large room with 2 x 3-seater sofas and a separate 2 seater sofa. Within the room there is a large log burner fire and a good sized television... as well as a library section, oak beams, wooden floor and not forgetting the fairy lights. At the end of the room a dining table which sits 10 people along with an antique welsh dresser allowing you to dine in style. Beyond the dining table bi-fold doors takes you straight out to the formal garden. Bedrooms Very well appointed. Three bedrooms are ensuite. Two of these rooms can be can be set up either as twin beds or they link into a super king double. Both these rooms have wardrobes and hanging spaces. The third ensuite room has a super-king bed and the best views of the farm. Two further Bedrooms have king sized beds in them and again, have chest of drawers and hanging space for clothes. These two bedrooms share the family bathroom which has a shower and antique roll top bath. IMPORTANT By default 4 bedrooms only are made available. The 5th bedroom can be offered but an additional £100 fee for the use of it will be charged per stay Garden Exceptionally well tended , professionally designed with a large patio, traditional wooden hot tub, table and chairs/benches for 10 people plus a larger parasol to keep the sun off you. If you wish to make use of the hot tub, there will be an additional £150 charge that needs to be paid in advance. This is to cover the cost of emptying, refilling and preparing it for your group. For the summer months, a gas fired BBQ is also made available. Games Room Yes, we have a games room! In the far side of the house is a fabulous room with a quality pool/snooker table in it as well as a good sized television. Great for unwinding after a day at the races. Guest access Guests can use the hall, dining / drawing room, kitchen / day room, utility room, 5 bedrooms and all bathrooms as well as the Pool/Snooker room. The only rooms not available are the farm office, boot room and snug. These are locked away. Other things to note Games We have a pool table you can use. It is based in its own room with a wood burner and television in the same room. Local Pub We have a fantastic pub that is 15 minutes walk away. It is open on Thursday, Friday and Saturday and we advise you book. Currently it is closed, but do get in touch at booking and i will let you know if it has reopening for the Spring. Wild Swimming The wild swimming and sauna in Barefoot and Bower woods is something not to miss during your stay. This very popular facility is only a few minutes drive from the farm house. Bedrooms If up to 8 people, you will be provided 4 rooms. If booking 9 or 10 people, only then will the 5th bedroom be made available. Farm Produce We sell Gloucestershire Old Spot Pork and Ryeland Lamb from the farm. Also Wellsummer hens eggs. These can be bought in advance. Extra Services For Cheltenham races, we are happy to provide transport. We also have a local chef who is happy to provide catering. House keeping during your stay is also available. For all the above extra services, please message me directly so we can discuss what is required and thus the additional costs. Cheltenham Festival we have a minimum of a 4 night booking HOUSE RULES • Sorry, but we do not accept stag nor hen groups at the moment • We are strict on the 10-person occupancy rule and do not accept over-occupation. • Dogs are allowed, downstairs only please and in the kitchen or utility room only if wet. We won’t charge you for your dogs unless we incur extra cleaning. • Your dogs should not be left to roam the grounds please due to horses, sheep and pigs. However there is a footpath available from the farm that takes you into the woods where there are lots of great off lead walks. • Young children are very welcome, but please note that there are potential hazards in a large old house like fireplaces, steep stairs, high walls with drops in the garden, a hot tub and ponds! Also, we do not have a travel cot nor a high chair. • You must recycle all plastic/cans and bottles in the boxes provided. A charge will be levied if sorting is required after. • Please ask if you would like to charge your electric car as we do make a charge for this • We do ask you to have great fun during your stay and make the most of the facilities, but we live and work in the grounds so do ask that you curtail music outside after 11 pm and indoors after midnight please. • Bath towels are supplied for indoor use only, so please bring hot tub towels. • Only events & parties organized by the host are permitted via prior agreement with ourselves. • No additional overnight or day visitors allowed - we are very strict on 10 maximum occupancy. • Bath towels are supplied for indoor use only, so please bring hot tub towels. • No fireworks or outdoor fires due to horses. • Please look after our beautiful house and leave it generally how you found it, particularly with washing cooking utensils and crockery etc., including the BBQ. • Please at the end of your stay, strip the beds and put sheets in one pile and towels in a separate pile on the utility room floor • This is the main residency for the owner of the property, and it is only occasionally made available for holiday lets. Whilst you are enjoying the farm house, the owner will still be using the private study and boot room which has side entrance totally separate to your entrance. This study and boot room is out of bounds for guests. Note the owner will stay overnight in a barn just opposite the farm house.
