The room is part of our former farmhouse and coach house, now a cozy home conveniently located near main roads. While the surroundings are bustling, inside you’ll find a quiet and welcoming retreat after a busy day. Guests can relax in the shared conservatory or our garden seating areas, making it easy to unwind. Our location offers the best of convenience. We are just minutes from several local eateries – including Indian, Chinese, pub grub, and Italian options – as well as the popular Fosse Park shopping and dining area. For outdoor enthusiasts, the beautiful Fosse Meadows park is nearby, perfect for scenic walks and even bicycle rentals. We also benefit from excellent transport links: the train station and city-bound bus stops are close by, and we’re only a short drive from the motorway. If you’re visiting for work, we are in a prime location: • Next Head Office – 3 mins • Santander Data Centre – 3 mins • Grove Park Business Area – 3 mins • Fosse Park – 4 mins • Meridian Business Park – 8 mins • Meridian Leisure Park (cinema, bowling, restaurants) – 10 mins The space The twin bedroom features two comfortable single beds and an en-suite wet room (private bathroom) complete with a walk-in shower, toilet, and sink. We provide a heated towel rail to keep your towels warm and a small oil-filled radiator for extra warmth on chilly days. The room is accessed via our conservatory and is separate from the main house, giving you added privacy and your own entrance. Inside the room you’ll find everything you need to feel at home. A Smart TV is provided, equipped with Netflix, Amazon Prime Video, and other streaming apps for your entertainment. Free high-speed Wi-Fi is included, so you can stream or work with ease. We also set out complimentary tea, coffee, and a few treats in the room to welcome you. Guest access You’ll have your own entrance through the double doors at the rear of the house, leading into the conservatory. Check-in is easy: if we’re not available to greet you in person, we’ll provide a code for the secure key safe so you can let yourself in. Once inside, your room and its en-suite bathroom are completely private for your use. In addition to your room, you’re welcome to use the shared conservatory and our garden seating areas. The conservatory is a bright space where you can sit and enjoy your tea or coffee, and it also houses a microwave, air fryer, toaster, and fridge-freezer that you are free to use. We always keep fresh milk in the fridge for you. Please note that there’s no sink in the guest area; if you have any dishes or utensils after preparing food or drinks, simply leave them on the table in the conservatory and we’ll happily wash and put them away. For everyone’s safety, we ask that you keep the garden gate closed at all times, as our gentle elderly dog enjoys wandering around the garden. The garden and conservatory are shared with us, but you will generally have plenty of space to yourself to relax. Feel free to contact us anytime by phone or just knock on our door – we’re here to help make your stay as comfortable as possible. We can happily provide recommendations for nearby restaurants, takeaways, or places to visit, and we love to give tips on our favorite local spots.
