Welcome to your peaceful countryside escape - this stylish 2-story self-contained annex offers a perfect blend of privacy, comfort & convenience. A large sitting room downstairs (with double pull-out bed) leads to a staircase to a double bedroom with ensuite bathroom (shower). The annex has its own entrance, and the french double doors open to a large, shared garden. There are no kitchen/cooking facilities, but a list of wonderful local establishment to eat is provided. The space A spacious 2-story self-contained side annex (with a private entrance) attached to the family house. A living room downstairs with a double pull-out sofa bed (if required) and TV leads to a double bedroom with ensuite (shower) upstairs. While there is no door separating the two floors, the layout ensures privacy as the rooms are not in direct view of each other, due to staircase design. Please note that there are no kitchen or cooking facilities in the annex. However, we provide a list of excellent local establishments where you can enjoy a variety of meals. The annex is equipped with a kettle, mini fridge, and a selection of teas and coffee for your convenience. The property is a few minutes' walk from multiple National Trust properties (such as Waggoners Wells, Ludshott Common, Devil's Punch Bowl and Golden Valley), and all the amenities of the bustling village of Grayshott. Conveniently located between the Surrey Hills and South Downs, with easy access from the A3, this accommodation is ideal for all kinds of stays—whether you're visiting friends and family, attending local events or on business, or enjoying a hiking or cycling getaway. The annex is fully lockable both from the outside and from the rest of the main house, ensuring your privacy and security during your stay. Parking is on the driveway, and bicycles can be locked securley in the garage overnight. EV charging available at domestic rate, please request in advance. Guest access Guests have their own private entrance at the rear of the property via a pathway, ensuring independence during your stay. If you have limited mobility and the pathway may not suitable, access through the main entrance of the house can be arranged upon request. Other things to note Please note this is a non smoking and non vaping property. Smoking or vaping is permitted outside of the annex only. Please note, there is a friendly, sociable dog in the main house who enjoys greeting guests just as much as we do! If you're not comfortable around dogs, please let us know and he’ll be kept away.
