The Old Coach House

THE OLD COACH is an 1845 coach house to the manor across the road. It has since been sensitively and meticulously transformed into the bijou stone town house with quality fittings and furnishings. Remnants of the original premises can still be seen. The interior décor is quirky and eclectic creating a fun and comfortable atmosphere. Centrally located to Market Deeping, and just 10 minutes from the popular market town of Stamford and City of Peterborough. Great links to Stansted and London. The space The building consists of two double bedrooms and a spacious bathroom upstairs. The master bedroom has a Kingsize bed, drawers and wardrobes with generous space for hanging clothes. The second bedroom has a double bed, drawers and hanging space. Downstairs there is a single open plan living area with comfortable sofas, quality furniture and Sky TV. Off the living room is a separate, modern and well equipped kitchen with large fridge freezer, oven, gas hob, microwave, kettle and toaster. There is no indoor dining table so lap trays are provided. A small, enclosed courtyard at the rear is accessible through patio doors or the kitchen. Outdoor table and chairs make for a beautiful al fresco dining space. The hallway is welcoming with a separate cupboard for hanging coats. There is a downstairs toilet off the hallway. There is off-road parking for one car on a drive at the side of the house. The house is very centrally located. 1 minute walk from a friendly country pub, 3 minutes walk to bars, restaurants and independent shops, and just 5 minutes walk to Tesco. Market Deeping is surrounded by beautiful countryside, rivers, forests and walks. Just 10 minutes drive and you can be in the popular historic town of Stamford and the famous stately home Burghley House. 10 minutes south and you will be in the centre of Peterborough and its magnificent Cathedral. Guest access Guests have exclusive access to the entire property. The house is on a quiet street with off-road parking. It is secure and private. Other things to note PLANNING YOUR VISIT Market Deeping nestles on the Lincolnshire border with Cambridgeshire, a county boundary defined by the River Welland which flows through it and empties into the Wash several miles away. Still more a thriving large village than a small town, Market Deeping is served by a wine bar and 5 pubs, two of which are just a stone’s throw from the Coach House! Pub grub is available in the town along with a whole range of take-aways, several local shops selling food and a Tesco supermarket on the outskirts. Market Deeping is the largest of several other smaller hamlets around it all bearing the name ‘Deeping’ in their title. Collectively they are known a ‘The Deepings’ A Deeping was the name given to the deep drainage ditches dug by hand in the past to help drain the Lincolnshire Fens and provide some of the most luscious agricultural soil you’ll see! Traditionally held the first weekend in August, the Deepings Annual raft Race is a must-see event when pedestrian power takes over for the thousands of people who attend it and the roads are closed to traffic. To the West 9 miles lies Stamford, right next to the A1 Great North Road it was a major staging post for the carriages and post travelling from London to York and Edinburgh. Declared as ‘Britain’s Most Beautiful Stone Town’ it was spared from the destructive hand of Oliver Cromwell by his sister who lived nearby at Northborough and boasts thirteen churches and the magnificent Burghley House, grounds and gardens, open from Easter to the end of October and which hosts the internationally famous Burghley Horse trials each September. The town centre comes to life in the evenings and you can sample some of the best pubs and dining experiences in the area. Another must-visit place while you’re here! To the East of Market Deeping the land opens up and flattens out as you head towards the market town of Spalding 11 miles away, famous for its Spring Tulip displays, perhaps diverting on the way to see the remains of Crowland Abbey, passing miles of busy agricultural fields before heading on to the open wildfowl marshes of The Wash, less than 45 minutes away. Carry on further for Kings Lynn, Hunstanton and the North Norfolk coast. Directly North of Market Deeping, 11 miles away is the expanding market town of Bourne, with its modern indoor children’s leisure and swimming pool. Just another 33 miles and you’re in the compact medieval City of Lincoln, with its castle, cathedral and quirky shops. Another great day out while you’re here but be ready for some steep hills after the flat South Lincolnshire countryside! To the South, just 11 miles or a short taxi ride is the splendid cathedral city of Peterborough, for those of you seeking the bright lights, late night bars, restaurants and nightclubs! Peterborough Beer Festival, famous as the largest in the UK, is held on the banks of the River Nene during the last week of August. Why not catch the bus there which runs almost every hour from Market Deeping and maybe a taxi back? Local Activities Walking, Cycling, Golf, Water sports, Sailing, Triathlons, Dry Slope Skiing, Rock Climbing & Cold-water Swimming The huge open countryside of Lincolnshire and its neighbour, Rutland, by contrast England’s smallest county, provides the ideal setting for those keen to sample new experiences or simply enjoy being active whilst visiting the area. And we have it all! Walking For the keen – or not so keen – walker with or without a dog, Lincolnshire offers ample space to enjoy that sense of freedom and plenty of fresh country air - without encountering hills! In Market Deeping, choose to simply walk around the streets or head towards the gated flood plains of the River Welland at Deeping St James, crossing at High Locks, where children and pets can walk safely along the riverbank. In the opposite direction, cross the road at the town bridge towards Stamford and the river flood bank provides all the room you need to let the dog run free. Just North of Bourne on the A151 are Bourne Woods for those who prefer to walk, run or slowly amble along mature woodland tracks. Easy walking can also be found a little further away in the grounds of Burghley House estate, Seven Bridges at Northborough (on the left-hand side of the B1443 Old Lincoln Road just three miles South out of Market Deeping) or along any number of flood bank Cuts that surround The Deepings. Cycling Whether a novice or seasoned road racer, Lincolnshire and Rutland offer some of the best cycling roads in the country. Get off the main routes and lose yourself on the peaceful, winding Lincolnshire backroads. Or pick one of several venues for safe off-road biking. Golf Market Deeping is surrounded by several good golf links and is the ideal place to establish a base if you’re a keen golfer. Courses at Toft, Greetham, Burghley, Spalding, Empingham and Ferry Meadows are closest to hand if you have a few days. Rutland Water On the far side of Stamford, heading towards Oakham (on the A606) is Europe’s largest man-made reservoir where myriad land and water activities are available. Walk or cycle (bikes can be hired) the 19-mile perimeter of this impressive stretch of water, taking in a pub or two en route. Try the shoreline water park and picnic at the waterside or Harbour Cafe. Triathlons take place throughout the summer and Rutland Sailing Club provides a diversity of sailing experiences. The Rutland Belle also offers cruises of the reservoir during the summer. Tallington Lakes On the main road just a couple of miles between Market Deeping and Tallington crossing, this residential site of lodges and mobile homes (on the right-hand side) also caters for the jet skier and water skier in you! Bring your own or hire out on site, the choice is yours. Need to get some pre- season skiing practice in? Use their dry ski slope, open all year round or try your skill on the rock-climbing wall. Ferry Meadows Peterborough’s own sailing and watersports centre is on the main city ring road. Another ideal area to unload the bikes, walk the dog or take a brisk walk around the lake. Nene Valley heritage railway runs alongside the park and is open during the summer, Christmas and all school holidays, as is the miniature railway in the park itself. …..or, choose to relax, forget about time, let the day take you where it wants to lead you and soak up the joy of just being in this gorgeous, undiscovered part of the country.
