Guests enjoy free access to 3 cenotes and a 1.5 km ecological trail 5 minutes away, Casa Sebas is near to Puerto Aventuras Marina, Akumal beach, restaurants, and the Monkey Sanctuary. The space Casa Sebas is located in the exclusive Xpu-Ha Beach Residential, in the second cluster after entering the community, offering privacy, comfort, and resort-style living. Its standout feature is the private Beach Club, less than 1 km away. The underground tunnel is expected to be ready by August, and the community will also provide golf cart transportation for guests to the beach. The $250 MXN per person (non-consumable) cover gives access to the only beach club in Xpu-Ha with pool, jacuzzis, and a luxury building. Nearby Beach Clubs options include Duna, La Playa Xpu-Ha, Xpu-Ha Beach Club, and Serenity. The home features a private pool, 4 parking spaces, solar backup, and a spacious two-level layout. * First level: Queen bedroom with full bath, second bedroom with two twin trundle beds, half bath, kitchen, living with Smart TV and dining areas. *Second level: Master King suite with full bath and bathtub and Smart TV, plus two Queen bedrooms each with private bath, and a second living area with sofa bed and Smart TV. Guests enjoy access to two gyms, tennis and paddle board courts. Pickleball, and basketball (likely ready July), plus cenotes, Akumal, Puerto Aventuras, restaurants, and the Monkey Sanctuary nearby. Additional services (chef, cleaning, massages, private cinema, beach kit) available with advance reservation. We recommend renting a car, as distances between the airport, supermarkets, restaurants, and attractions can be significant. For your security, the property is equipped with two exterior security cameras located at the front and side of the house. These cameras help ensure the safety of the home and do not interfere in any way with guest privacy inside the house or in the pool and garden areas. Guest access As a guest of Casa Sebas, you have full access to the entire home and its amenities. The residential community features its own private beach club, Xalmar Beach Club, which guests may access with a preferential rate of 250 Mexican pesos per person. Prior reservation is required. Guests also enjoy access to the Coral Club House, located within the same cluster as the home, featuring a swimming pool, gym, BBQ area, TV lounge to watch sports, and a children’s play area, making it ideal for families. Directly across from the Coral Cluster, the residential community offers a Sports Center with tennis, pickleball, and basketball courts, as well as a swimming pool with a dedicated lap lane. As a courtesy of the house, guests may visit three private cenotes at no cost, located in a nearby community just five minutes from Casa Sebas. Guests can also enjoy an ecological walking trail there, where they can experience the natural beauty of the Riviera Maya and observe local wildlife. On Saturdays, and by reservation only and subject to availability, guests may also participate in complimentary holistic activities. Other things to note It is very important to have a vehicle or reliable transportation during your stay, as this will allow you to move around comfortably and visit the various points of interest in the area, supermarket or restaurants. If you choose not to rent a car, we recommend downloading the InDrive app, which usually offers reasonable transportation fares in the area. We also have trusted local contacts who may provide transportation services, subject to availability. Please note that Xpu-Ha Beach Residential community are located in a developing area. During daytime hours, you may see construction activity, workers, and construction vehicles in the surroundings. This is a smoke-free property. Smoking is not permitted inside the home. We kindly ask guests to respect quiet hours and be mindful of neighbors at all times. Children must be supervised at all times, especially when using the pool. Casa Sebas is not responsible for any accidents that may occur inside the property. Casa Sebas is designed to help make your vacation easier and more comfortable. Upon request and with prior arrangement, we can offer grocery pre-stocking so you have basic food items upon arrival, 20-liter water jugs for your stay, housekeeping and private cooking services during the day, and a beach kit with four chairs, a tent, and a cooler if you wish to explore nearby beaches such as Xcacel, Xcacelito, or Akumal. All additional services are subject to availability, must be scheduled in advance, and are not included in the reservation rate.
