Enjoy the peace and quiet of the secluded location or step out onto the large outdoor sitting to take in the fresh air and roam the 5 acres. The space Whispering Pines is set upon 5 acres boasting four generously sized bedrooms, each thoughtfully appointed for comfort and rest with hotel quality linen and towels provided. Whether you’re travelling as a family or a group of friends, there’s space for everyone to spread out, unwind, and feel at home. The property is only 1 minute drive away from a historic rail adventure at Zig Zag Railway and there are many tours, activities and lookouts close by. Lithgow mine heritage park, small arms factory museum Glow worm tunnels, capertee Valley, Japanese Bath house, Hassan’s wallis, Ida falls, the foundations Portland and the list goes on. Bedroom 1 features a king bed for ultimate comfort, with large French window and a luxurious ensuite and a baby cot if required. Bedrooms 2,3 and 4 offer cosy queen beds with large French windows. All beds await you with comfortable, light weighted yet warm dunas and crispy clean linen. Each room with its own vibe and beautiful pine tree views. Enjoy two inviting living areas for gathering and relaxation, one with a double-sided fireplace to chit chat or read by the fire, or simply enjoy the quiet beauty outside the windows. The other one has big sitting areas with comfortable sofas for relaxation, play board games, video games, watch tv and has four single beds with trundle. As well as the main bathroom there is also a smaller powder room. The kitchen is filled with natural light and has the fireplace keeping the area warm and cosy during chilli winter. It’s a place to cook, share meals or simply enjoy the quiet beauty. The modern kitchen is fully equipped with a coffee station, microwave, dishwasher, 600mm electric stovetop and electric oven for all your culinary needs. Kitchen has the dining area and large outdoor setting under the pergola with gas BBQ. Conveniently, there is a modern laundry room with front load washer and dryer for your use. We are on tank water on this property which is totally safe to drink and any of the visitor never had a complaint but if you always drink from high end filters and bottle we would suggest you to bring your bottle for drnking. The home is set on on 5 acres of property please be aware the 5 acres does have bush /scrub and the land is in the process of and will be progressively being worked on to tidy the land. There are piles or scrub that have been cleared and dirt piles that are awaiting removal any progressive works are attended to when the property is vacant so as not to disturb guests. There are also two separate accommodations in shed which is about 80 meters away from main home described as Pine Cottage Left and Pine Cottage Right. These granny flats are located at the rear of the main home and have there own access. Although rare that all three accommodation are booked at same time, you may see other guests entering and exiting their dwellings, roaming the land or utilising the outdoor fire pit area that we will classify as communal ground during stays. Being a cold climate zone, the home is beautifully warmed throughout the home including in bedrooms with ducted heating. Adequate fire wood is provided for internal warmth of the home with the fire place for your first night. If you would like to purchase wood for wood fire heating for each night of your stay please send us a message to request this prior to your stay and we can add this to your fees at a rate of $40 per night in advance. If you plan on using the outdoor fire pit be sure to purchase fire wood by the bag at local service stations on your way or check the house guide for potential arranging a delivery of wood for fire pit use from a local supplier. The home is kept in pristine cleanliness proudly upholding Airbnb’s 5 step process and we are very proud of the way in which our professional cleaners exceeds at their work. You can be assured you will be staying in style, comfort and cleanliness at Whispering Pines. Bedrooms are made accessible according to the numbers of guests made at booking. Other amenities to note -Dedicated workspace -High-speed wireless NBN is available. -Reverse cycle central/C (heating + cooling) -Ironing facilities -Instructions are provided for household appliances. -Large Smart TV with streaming apps -CCTV cameras devices are installed around the external areas of the property for your and our safety. Lithgow is located under 10 mins away, where you will find grocery shops including Woolworths, Coles, Aldi, cafes, scenic views, local pubs, restaurants, bakery’s , pizza shops and just across the road is the Zig Zag railway and Newness State Forrest and the lost city and famous Glow worm tunnels. A Baby cot is available. However, we do not provide sheets, baby blankets or pillows. Please bring your own. It occasionally snows in Clarence so bring additional layers - mornings and evenings can be quite cool all year round as it is a cold climate zone at the top of the blue mountains. Whispering Pines welcomes long stay guests including long stay contractors! Week to week payment arrangements are welcomed however need to be arranged in advance please send enquires. For stays greater than 2 weeks an additional weekly clean fee will be applied to your booking at the rate of $300. Per week. The home will be cleaned and reset each week, including with fresh sets of Linen at a time that we will arrange in advance with you. Long stays will be provided with contact info for bulk firewood wood deliveries. As well as STRA registered we are a Buy NSW registered provider to government agencies and are open to applying for current tenders of relevance to accommodation please feel free to enquire. Guest access The property is fully fenced and gated. You will receive your entry instructions, including your PIN number for your stay for the digital front door in your “check in instructions” under your “bookings” in your Airbnb app once you are a confirmed booking. Please only drive and park in front of the garage. There is plenty of parking available. Please do not drive on the grassed areas. Please keep gates always closed unless you are travelling through them. As there are two other separate accommodations (cabins within rear shed) on the property we kindly ask our guests to limit their activities to the house front yard area and to the land from the main gate up to the main home. This is to ensure the enjoyment of all our guests and to respect the privacy of other guests. We appreciate your understanding and cooperation in adhering to this request during your stay. However, for larger groups the other two accommodations can be separately booked. Other things to note The house rules have been printed and framed on the entry wall. A guest information book is also left on the living room table which must be read upon your arrival. Please do not rearrange our furniture as it can cause damage. Strictly No Glitter or Sparkles. Deep cleaning charges applies. It occasionally snows in Clarence so bring additional layers - mornings and evenings can be quite cool. Always keep an eye out for wildlife when driving to and from The Whispering pines, especially at night. Children are to be supervised at all times due to the proximity of wildlife. Please note that poor weather conditions may affect live free-to-air channels. We cannot guarantee a consistent television signal. On-demand channels and streaming apps are available through the Smart TV. We do have a security system in place, facing the perimeter of the house only. The CCTV helps us secure our property between reservations when the home is vacant and in no way invades the privacy of our guests. As we are on tank water, we are a water conscious property, so we appreciate your mindfulness with water usage during your stay. Also to maintain the functionality of our septic system, we kindly request that only toilet paper be disposed of in the toilet. Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables. We are contactable via Airbnb messaging and mobile in emergency throughout your stay to provide you with any assistance you may need. Electric car charging is not allowed on the site as this property is off grid battery setup, please don't plug in any extra load as it will destroy the electrical systems. Other things to note CCTV Cameras are installed around the external areas of the property. Locations are front door, back porch and at the Pine Cottage. Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy. CANCELLATION POLICY • Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. • Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date. • Event PAYMENT POLICY • Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date. • Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date. • Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking. • Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments including the bond. • Agreement: By making payments, you agree to our terms and conditions. • Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
