North Berwick cottage close to beach & High Street

Old Abbey Cottage is a cosy, 3 bedroom cottage built in the 1800s. Secreted up a leafy pathway, it's just a few minutes' walk from the West Beach, golf course & High St. A former railway cottage, it is also just two minutes from the picturesque train station (which you can't see or hear) with regular trains to Edinburgh and beyond. There's a wood burning stove a sun trap area both front and rear. One well behaved dog is allowed for a small fee but must be kept on lead in communal garden area. The space This pretty, red sandstone cottage offers a secluded home-from-home and is located just a few minutes' walk from North Berwick's West Beach, golf club and the High Street and just 10 minutes' walk from all of North Berwick's main attractions. One well behaved dog is permitted per stay - £30 supplement (we kindly request that dogs are not permitted on furniture/beds). Old Abbey Cottage, so named after it's location on the historic Old Abbey Road, is set back from the main street along a leafy walkway revealing a row of five, 120 year old railway cottages with original street lamps and floral baskets. The property sits opposite the ruins of the 800-year-old North Berwick Priory. The cottage sleeps one family of up to five people in three bedrooms, with a super-king double, twin and single bedrooms along with family bathroom with underfloor heating (all on the first floor). The cosy, south-facing living room with wood burning stove, separate dining room and modern, newly refurbished kitchen have access to a west-facing porch and garden at the rear - a sunny evening spot, ideal for a glass of something after a busy day on the beach! The cottage is just a two-minute walk from the very floral (and award winning!) train station where the train to and from Edinburgh and Glasgow terminates. It takes only 30 mins to get into Edinburgh Waverley for a day trip of sightseeing and shopping. Free, on-street parking is available outside the property. Cottage facilities include 40 inch HD Smart TV, wifi and Netflix. There's a range of up to date books and plenty of DVDs to keep youngster occupied. There is a washer/dryer and fridge/freezer in the kitchen along with Nespresso coffee machine. New, very comfortable and high quality, ortho-support beds and Egyptian cotton bedding in each of the three bedrooms. All guests are welcomed with a few treats including wine on arrival. Please note we don’t accept more than one family or more than four adults in one family party. Maximum of five people in total including children. One well behaved dog is allowed for a small fee - £25 - but must be kept on a lead at all times in communal garden area at the rear of the property. Please respect our neighbors' privacy :) Other things to note Please ensure you have taken adequate insurance should you need to cancel or curtail your booking for any reason. One well behaved dog is welcome by prior arrangement only at time of booking. Owners must provide dogs bedding and towels and they are not permitted on furniture or beds and must not be left unattended in the property for any amount of time. The area to the rear of the property is a communal garden and dogs should be kept on a lead to ensure they stay within the parameters of the cottage garden area. Please ensure this area is kept clean immediately after dogs' use. An additional fee applies of £25 per stay which is paid directly to the property owner.
