A relaxed and spacious countryside base, ideal for couples wanting extra room or families exploring Ashdown Forest. We have: two kingsize beds, one comfy double sofa bed (made up for groups of 5-6), 1.5 acres of garden, gates to the forest, a children's play area, a private terrace, a firepit, boardgames, toys and a full-size table tennis table... The space Annex with its own key and access. Although the annex is one room (apart from the separate bathroom), it's large (700 sq ft / 65 sq m total) for an accommodation option of this kind. Pricing is based on up to 4 guests, which suits most stays comfortably. The annex and adjoining decking is 100% yours to use. The garden is completely available for you, but is also shared by our two outdoorsy kids when we're in the main house, so while you’ll have plenty of space - the garden is enormous - it isn’t a completely private setting unless we're not in. The space is thoroughly cleaned before each stay. However, as a countryside property, nestled in woodland and garden, it’s not a sterile hotel-style environment. This listing is ideal for relaxed countryside stays rather than guests expecting a fully serviced hotel experience. In addition to the beds we have a BabyBjorn travel cot for babies/toddlers which lives in the shelves. You can put this up yourself or we can put it up for you if requested ahead of time. Behind the travel cot is a guard which you can install on the bed if you're worried about bed-sleeping kids falling out. Parking for up to 2 cars is completely free. 3 cars or more are usually hard to accommodate on site unless we know well in advance and have given express permission. The 29 bus between Tunbridge Wells and Brighton will take you here too. Just get off at the Crow and Gate bus stop and walk 5 minutes to get to the front door. Check in is from 3pm. For early check ins between 12pm and 3pm we charge an additional £30 and need to know in advance. You can of course drop bags off for free as long as you check with us in advance. Check out is at 11am and this is strict. This is a busy listing that we're usually having to turn around for the next guests. Dogs are very welcome. We are not animal owners so the dogs can have the space to themselves. The garden is fully enclosed but with simple wire fencing (i.e. not the type of solid wooden fencing you'd get in a smaller suburban home). The surrounding forest is extremely safe and not close to the road. Please bring all dog blankets, towels, beds with you as everything we provide is for humans ☺️. The kitchen is kitted out for holiday-style catering, including a fridge/freezer, a 30L extra large air fryer/oven, a plug in electric hob (2 burners), a kettle, a mircrowave and all the cutlery/crockery you could need. We provide tea, coffee, hot chocolate, milk and sugar. We don't have a permanent barbecue but you're welcome to bring disposables. We have a FIREPIT that you are welcome to use but please inform us ahead of time if you'd like to. There are do's and don'ts per our house manual, which you'll receive on booking. You're welcome to bring your own wood and firelighters but if you wish to use ours, we're happy to provide you with a firepit bundle at a cost of £10. There are plenty of wonderful local pubs, including local institution, The Crow and Gate, which is just a 5 minute walk through the forest. We provide a link to our bespoke online guest guidebook on booking. We dont provide a TV as people tend to bring laptops/tablets these days. Luckily the property has very good wifi and good phone reception and 4/5G considering how rural you'll be. We keep the property stacked with analogue board games and books, alongside the table tennis table, so should it rain, you'll still have options. Most guests find it an easy, relaxed stay and that everything is as described, which is exactly what we aim for! We hope you enjoy it.
