Other things to note Important Information: Parking: We offer FREE parking with this property with use of our residential permit. On arrival, you will find the physical permit located in the safe, which you will be informed of how to access and given the code within our digital guidebook for the property 2 days ahead of your arrival. Please ensure the permit is returned to the safe when you check out. If you are arriving at 3:00pm on a Friday, we recommend using the pay-and-display/pay-by-meter parking on the road for the two hours until 5:00pm, rather than purchasing a full-day permit. Quiet hours: Please be considerate of our neighbours and keep noise to a minimum after 11:00pm, in line with local regulations. No parties or events: The property is intended for residential stays and is not suitable for parties, events or gatherings. The maximum occupancy is 2 guests. Check-in & check-out: Standard check-in is available from 3:00pm, and check-out is by 10:00am. Early check-in & late check-out: Subject to availability, we may be able to offer early check-in from 1:00pm or late check-out until 12:00pm, at a cost of £30 per option. Please contact us in advance if you would like to request either of these. Things to Know Before You Book – Neighbouring Apartments & Local Area: Please be aware that the property is located within a shared residential building containing two additional apartments which are privately occupied and are not managed by us. While the building is generally quiet and peaceful, guests should be aware that occasional noise from neighbouring residents may occur, including voices, footsteps, doors closing or other everyday household sounds. As we do not manage or control the other apartments within the building, we cannot guarantee that the property will always be completely silent. By booking the property, you acknowledge that occasional noise from neighbouring apartments is a normal possibility when staying in a shared residential building and that this is not something we can reasonably control or prevent. Complaints, refunds or compensation will not be provided solely due to reasonable or occasional noise from neighbouring apartments. The property is also located directly opposite Cotham School. There can therefore be some additional activity around the school at approximately 9:00am and 3:00pm, when parents are dropping off or collecting children and teachers are arriving or leaving. These periods of increased activity are generally short-lived, and outside of these times the surrounding area is typically calm and peaceful. By booking this property, you acknowledge its location within a shared residential building and directly opposite a school, and understand that occasional noise and activity associated with neighbouring residents and the school may occur during your stay. Warm Weather & Cooling: If you are travelling during exceptionally hot weather and would like extra cooling, we recommend bringing your own portable fan or cooling device where possible. By booking this property, you acknowledge that air conditioning and additional cooling devices are not advertised or included as part of the amenities. Refunds or compensation will not be issued due to the absence of air conditioning or additional cooling devices during periods of hot weather. We appreciate your understanding.
