The space Bayham Lodge is a generous, modern country home set in its own private, enclosed grounds in Gill's Green, Hawkhurst, within the High Weald Area of Outstanding Natural Beauty. The house is designed for groups and families who want space to come together and relax — with a warm, contemporary feel throughout, soft earthy tones and light-filled interiors that make settling in feel immediate and easy. A separate snug and games room features an Xbox One, original Xbox 360, games library, bean bags and a sofa bed, making it a practical second space for teenagers or those who want a quieter corner away from the main living area. Kitchen The open-plan kitchen and dining area is the heart of the home. It is fully equipped with a Smeg gas range oven and 6-burner hob and 2 ovens, dishwasher, fridge, freezer, microwave, toaster, hot water kettle, Nespresso machine, Ninja air-fryer, wine glasses, cooking pans and all utensils. A large dining table comfortably seats 8, with direct access to the patio and garden. Grocery deliveries and supermarkets are all easily available including a local Waitrose, Tesco and Sainsbury's and Ocado. Bathrooms The property has 3.5 bathrooms in total. Bedroom 1 has an ensuite with full-sized bath, shower, twin wash-basins, toilet and storage. Bedroom 3 has an ensuite with full bath, shower, wash basin and toilet. A family bathroom on the upper floor provides a full bath, shower, wash basin and toilet. There is also a downstairs WC with toilet and wash basin. Laundry A dedicated laundry utility room contains a washing machine, sink and storage. Outdoor Space The enclosed private garden wraps around the property, with fenced boundaries and hedgerows providing privacy and security for children and dogs. The patio area features a gas-powered firepit, outdoor sofa, pergola with string lighting, BBQ, barbecue utensils and an outdoor dining set for 8. To the rear, the property enjoys sweeping views over rolling fields and hillside — deer, rabbits and birds of prey are regularly spotted at dawn. Please note that the firepit, external sofa cushions and BBQ are available during the warmer months only. Parking A maximum of 4 cars can be parked on the driveway in front of the house. No commercial vehicles are allowed to be parked at the house, but can be parked on the tarmac approach road. Please note the gravel area outside the property is private and required to be kept clear at all times for neighbour access & parking. Other things to note The outdoor firepit, external sofa cushions and BBQ are available during the warmer months only. The property is on the ground floor with ramped access at the front door, making arrival straightforward for all guests; all bedrooms except 1 are situated on the upper floor. Additional housekeeping can be arranged during your stay if required, please enquire in advance. Up to 2 well-behaved dogs are welcome at an additional charge of £25 per pet per stay.
