Hidden on the private Ellingham Estate in the Waveney Valley, The Granary is a dog-friendly countryside retreat with fishing on the estate lake, surrounded by woodland and parkland. Spend slow mornings in the garden room, wander through the historic park, then unwind in the hot tub beneath dark, open skies. Perfectly placed between the Norfolk Broads and Suffolk coast, it offers an easy balance of nature, comfort and escape. Also available with our other houses sleeping up to 8 and 14 guests. The space The Granary is a beautifully relaxed, newly decorated three-bedroom retreat sleeping up to eight guests across two spacious floors. At the heart of the house is the garden room, a bright and welcoming space overlooking the gardens that naturally becomes where everyone gathers. Whether enjoying slow breakfasts in the morning light, reading with the doors open to birdsong, or settling in for evening drinks after a day exploring the coast and countryside, the room brings a real sense of calm and connection to the surrounding landscape. The fully equipped kitchen includes everything needed for longer stays, including an electric oven and hob, dishwasher, washing machine, tumble dryer and large fridge-freezer. A separate sitting room offers comfortable seating and a smart TV for cosy evenings indoors, while a sofa bed provides additional sleeping space for larger groups or families. (Sleeps 8 including the sofa bed) Upstairs are three generously proportioned bedrooms with views across the gardens and surrounding estate. Each can be arranged as either a superking or twin beds, offering flexibility for couples, families or groups of friends. A bathroom and separate shower room are shared between the bedrooms. Outside, private gardens, mature trees and views across the surrounding estate create a wonderfully peaceful setting. The hot tub offers the perfect place to unwind beneath dark countryside skies after days exploring the Broads, coast and nearby market towns. Guests has private access to the entire property and gardens, along with the wider Ellingham Estate, including woodland walks, rolling parkland, orchards and the large fishing lake. One of the real pleasures of staying here is the sense of space across the estate itself — early morning walks, quiet evenings beside the lake and simply wandering through the landscape quickly become part of the rhythm of the stay. Guests enjoy complimentary, priority access to our private estate fishing lake, home to specimen carp and exceptional catches. Whether you're planning a dedicated fishing break or simply fancy an afternoon by the water, it's one of the estate's most unique experiences. The estate sits quietly between the Norfolk Broads National Park and the Suffolk coast, with plenty to explore nearby if you feel like heading out. Bungay is the nearest market town and has a lovely independent feel, with cafés, bakeries, wine merchants, galleries and excellent local food spots along historic Earsham Street. Nearby favourites include Earsham Street Café, The Silo overlooking the river, and the iconic community-owned Locks Inn hidden deep in the marshes at Geldeston. The Olive Tree in Kirby Cane is also within walking distance and is a much-loved owner-run Italian restaurant. Southwold is around 25 minutes away for beach walks and sea air, while Beccles offers easy access onto the Norfolk Broads by boat, paddleboard or kayak. For food lovers, Fen Farm Dairy and Flint Vineyard are both well worth visiting, while the surrounding villages are full of excellent pubs, farm shops and hidden corners best discovered slowly over a few days. Despite all there is to explore nearby, many guests find they spend most of their time on the estate itself — cooking long dinners, wandering through the woodland and enjoying the rare luxury of having nowhere much to be. The Estate also has a larger house which is sometimes available and sleeps up to 14, allowing accommodation for up to 30 guests across the estate. Holidays should be relaxing for everyone... ...especially the person who usually ends up cooking! If you don't fancy cooking during your stay, we'd be delighted to introduce you to a wonderful lady, whose home cooked food has been a favourite with our family for years.
