From the living room and rooftop swimming pool patio you have a beautiful view of the International Soccer field and sports complex and complementory access to all that it has to offer, including tennis courts, basketball court, walking track, zumba classes and much more. You are located one block from the best Chedraui Selecto grocery store in Playa. From the rooftop you have a view of the carribean sea and an occasional ship coming to and from the Cozumel port. The space This is a one-bedroom, one-bath spacious unit that sleeps 3 adults. There is a comfortable king-size bed and a full-size futon to accommodate guests. This is our home for several months a year. In the Spring when the building was completed, we lived in our condo for several months. During this time we made sure that the unit had everything one would need for a relaxed stay. The unit includes a fully-equipped kitchen with microwave and full-size refrigerator, washer and dryer, 42" TV in bedroom and 32" TV in living room. We have free private wireless internet access (100 mgbts), as well as an additional building internet and another independent internet on the rooftop. You also have satellite TV with numerous channel availability in English and Spanish. Ceiling fans and air conditioners in the living room and bedroom with remote on the ACs, make for a comfortable space. There are closets and drawers galore. and even storage in the laundry room. You will also have access to the underground garage. Additionally, all floors are accessible via elevator, including the underground garage. Guest access You have access to the rooftop terrace with a multi depth pool to accommodate the smallest child to the lap swimmer The gym is air conditioned for your comfort as you work out. There is a shower, men's and women's restrooms, a bar area, comfortable seating area and loungers. All of this beautiful area on the rooftop overlooks Playa and beyond to the Caribbean Sea and Cozumel. You will be able to access the underground garage with your remote from the street and via elevator from your unit. The garage affords a secure place for your automobile, bicycle or motor cycle. Other things to note Please read House Rules in their entirety: Rental Agreement - Taxes and fees are included in quote. 1). NO SMOKING INSIDE THE BUILDING OR ITS PATIOS(This includes vaping). During or after check out, If smoke is detected, there is a $300 US charge to remediate for each occurrence. It is very hard to get the smoke smell out of walls, drapes etc. 2). NO PETS OR SERVICE ANIMALS ALLOWED BY RENTERS, Subject to hefty fines by the HOA. 3). NO PARTIES OR LOUD DISTURBANCES. 4) NO DRUGS OR ILLEGAL SUBSTANCES. 5). YOU MUST BE 25-YEARS-OLD IN ORDER TO RENT THE CONDO. A valid Photo ID with appropriate date, will be required upon check-in. Our building has 23 units and is promoted as an alternative to the party atmosphere that is found on the beach. INFRACTION OF POLICIES 1, 2, 3, 4 or 5 ARE GROUNDS FOR EVICTION WITH NO REFUND. When you book, you are acknowledging this rental agreement and you are authorizing Airbnb to collect for any damaged abused or missing items at check out. We charge $5 per day for the 4th person. Our unit is 700 sq ft and we recommend 3 adults as a maximum occupacy. Our HOA has set a maximum occupacy for our unit at 4. Therefore, we do allow a child to make the 4th person. EXCESSIVE POWER USAGE - Electricity is a precious resource and is very expensive in Playa. Your rental has included 21 kwhs per day, 150kwh per week, 250kwh for 2 weeks and 350kwh for 3 weeks. You may be charged for any excessive usage at the rate of the preceeding month's billing per kwh. We try to keep our usage low so the rate is reasonable for those who do exceed their usage. POWER FOR MONTHLY RENTERS: Any rental beyond 28 days does not include power. If renting monthly, you will be billed a $100 power deposit on the day of your arrival and billed monthly an additional deposit beyond the first month. Your payment will be due upon receipt. Please help us conserve this precious resource. At checkout any unused power deposit will be refunded.
