Cozy basement apartment with spacious living room, stylishly furnished with charming old wooden furniture. The fully equipped fitted kitchen offers everything you need for everyday comfort, from coffee machine to ceramic hob and dishwasher. The modern, recently renovated bathroom has a walk-in shower. In addition to a separate bedroom (double bed), there is also a sofa bed. Outside, a terrace surrounded by greenery invites you to relax. The space The modern apartment, which was completely renovated in 2020/2021, offers everything for a cozy, unforgettable stay on around 75 sqm. Kitchen: The fully equipped kitchen, which is separated from the rest of the living room, offers everything you need. In addition to a ceramic hob, oven, microwave, dishwasher, coffee machine, kettle and toaster are also available. There is also plenty of cutlery and crockery. Bedroom: The separate bedroom at the back of the apartment has wardrobes for storing clothes and a large double bed (180x200 cm) with 2 separate mattresses. Bed linen is included. Additional comforters and pillows are also available as an option. Bathroom: The spacious interior bathroom has a washbasin, mirror cabinet and toilet as well as a large walk-in shower measuring approximately 90x160 cm. Living and dining area: The large, light-flooded living and dining area is the highlight of the accommodation. In addition to a satellite TV, there is a large sofa bed (250 x 320 cm) and a cozy seating area for at least 4 people to eat together. In addition to the stylish old wooden furniture, the area is rounded off by an additional sofa bed (max. 2 persons) in the rear area, which offers a further sleeping area protected from view. Terrace: The large, cozy terrace, which can be reached directly via the front door or the living room, offers an ideal opportunity to linger outdoors throughout the day (morning sun), directly in the greenery within sight of a small wooded area and close to the little-used Hof - Regensburg railroad line. General information: The apartment has a separate entrance, which can be opened with a key. The apartment is heated via central panel heating (geothermal heating) or optionally cooled to a pleasant temperature in summer (depending on requirements) (cooling via geothermal probe). The apartment has a ventilation system that ensures that all rooms are constantly supplied with fresh air. Guest access In addition to the above-mentioned rooms, which are all available for exclusive use, parking spaces for cars (shared) are available on the property, as well as an optional garage. The rear part of the garden can also be used for relaxing in the grass / greenery (optionally with loungers). Other things to note Wernberg-Köblitz in the heart of the Upper Palatinate with approx. 6000 inhabitants offers everything for an all-round successful stay. In addition to shopping facilities for daily needs (Aldi, Rewe, Edeka, Netto, DM, Rossmann), the municipality offers optimal transport connections to the A93 (Regensburg in approx. 40 minutes, Weiden in 13 minutes, Schwandorf in 20 minutes) and the A6 (Amberg in 30 minutes, Pilsen in 60 minutes). The village can also be reached by public transport via the Hof-Regensburg railroad line at least every hour. It is about a 15-minute walk from the train station to the apartment. Wernberg-Köblitz has around 80 kilometers of well-developed cycling and hiking trails as well as direct access to the Naab, which can be navigated by rubber dinghy, canoe or kayak.
