The Barn at Gravatts Farm

The Barn is a fully self contained property in a rural location with direct access to The Downs Link and Sussex Border Path but also within easy reach of other popular walking areas (Surrey Hills, South Downs). Conveniently located, the property is well connected to London via mainline stations in Horsham (8 miles) and Guildford (15 miles) & from further afield via Gatwick airport (20 miles). We look forward to hosting you as our guests! The space The flat is accessed by an external oak staircase. At the top of the stairs there an outside sitting area with uninterrupted views towards the South Downs - perfect for a morning coffee or evening drink. Inside, you will find a spacious and light filled living/dining area. There is dining space for four and comfortable seating facing the indoor stove (LPG) and Smart TV. The second sofa is a Futon, which can sleep an additional two guests. *Please note, the only bathroom is accessible through the separate bedroom, so would be most suitable for children.* The full kitchen is well equipped with gas hob, oven, fridge, microwave, kettle, coffee machine and toaster. There is a dishwasher washer in the kitchen and access to a washing machine / drier in the garage area below . You will find cooking essentials and crockery in the cupboards. Off the main living space is a comfortable double bedroom with views across fields to the rear of the property. There is an en-suite bathroom with a full size bath and separate shower. We can provide a travel cot suitable for a baby if required. Guest access The flat is fully self contained so you can use all areas. There is designated parking for you next to the stairs to the property. Access to an EV charger (7kw) can be arranged for an additional charge. There is a picnic bench in the garden for guests’ use. We ask guests to behave respectfully. No rubbish, fires or music outdoors please. Other things to note Our property is accessed up an unmade private drive. It is surrounded by a large garden, a number of fields and woodland. Guests are permitted to sit in part of the garden adjacent to the barn. We can advise on the best local walking routes, many of which are accessible directly from the property.
