Magical sea view and authentic charm in Lepsøya

Volleremma is a small paradise by the sea on Lepsøya, Sunnmøre. Island life with panoramic views, a bonfire by the fjord, birdsong and coziness awaits you here. The small farm has been restored indoors with warmth and soul, while some restoration still remains outdoors. Perfect for those seeking peace, nature and real coastal life. This is not just a place to live, but a place to let your soul land and to catch your breath. The space The house is over 100 years old and has been given new life inside, with a focus on comfort, tranquility and personal details. The exterior facade and surrounding buildings are still under ongoing restoration. However, the charm and fantastic views are already fully present. Room layout and atmosphere: You enter through our new entrance door with a code lock. In the hallway you will find a clothes rack, shoe rack and a small telephone table – perfect if, like us, you want to put your mobile phone away and be more present. From the hallway you continue into the living room, which opens up with a spectacular view of the sea and mountains. The living room is divided into two – a cozy sofa corner with books and games, and a spacious dining table at the other end, perfect for long meals and pleasant evenings. No matter where you sit, you have the view right in front of you. And in the middle of the room, there is a modern wood stove that provides both warmth and coziness. From both the hallway and the living room you have access to the kitchen, which is fully equipped with everything you need – in drawers and cabinets, ready to use. There is also a cozy dining area for small meals and morning coffee. From the hallway there is also access to a small extra toilet. The steep staircase in the hallway leads up to the second floor, where you will find three delicate bedrooms, all with comfortable double beds (150 cm wide), and a newly renovated bathroom with shower and washing machine. All rooms have a chest of drawers with space for storing clothes. The house is suitable for 2–5 guests and contains: Three bedrooms with 150 cm wide beds and chests of drawers Fully equipped kitchen with quality equipment and personal touches Modern bathrooms with shower and washing machine + an extra toilet Wood stove and heat pump Books and games - we recommend a digital break Bedding, towels and cleaning are included (and mandatory) The outdoor area offers: Large plot (6 acres) with berry bushes, pasture, stone walls and old trees The property extends all the way down to the boathouse plots on the shore. At the far south end is our large boathouse, which most recently got its slate roof back this Easter. The small old boathouse from 1870 is next to it. In front of the boathouses down towards the sea you will find a cozy landing with lots of exciting little things for the kids and our campfire site. Views of the mountains, fjord and horizon The boathouse, barn and other outbuildings are under restoration so these buildings are not available, but they add charm to the place Fantastic starry sky at night, provided the weather cooperates A rich wildlife, both on land and at sea, and not least in the air (a large bird sanctuary is bordering the property). We see eagles daily, seals and otters drop by and when darkness falls, hedgehogs and deer emerge from their day roosts. In this part of Norway, the weather forecast is more of a guide than a guarantee. We therefore recommend that you do not get too attached to loose objects outdoors. Garden furniture, parasols and loose objects - everything should preferably be safely placed indoors when not in use. We ourselves have chosen to give the lounge chairs and our small table a safe, warm place in the basement under the house. There they are happy, until they are solemnly allowed to come out into the sun - when it decides to drop by and the wind takes a breather. So please: Once you've enjoyed the sunshine, help us get the furniture back inside. Not because we're paranoid, but because the reality out here is that outdoor furniture actually takes off towards the horizon when the wind decides to play a little :-) Guest access The entire house is of course included in the rent, and we hope it will be as cozy and inviting as we ourselves think it is. The outbuildings on the farm and the large boathouse are part of the property, but are unfinished and used privately and are therefore not included in the rental agreement. The exception is the wood storage in the barn - this is available if there is no more wood inside the house. The small boathouse from 1870 belongs to other owners, but we share the landing in front of the boathouses. Both the boathouse and the campfire site in front of the large boathouse are available and can be used by tenants - it is perfect for a quiet time outside, with a view of the water. Other things to note Lepsøya is a small, vibrant island with just over 300 permanent residents – one of the beautiful Nordøyane ("North Islands") in Haram municipality, Møre og Romsdal. Our smallholding Volleremma is located on the east side of the island, sheltered from the strongest winds from the sea, and with a beautiful panoramic view, including into Romsdalsfjorden towards Molde. From the house you can see the coastal steamer "Hurtigruten" passing daily – both northbound and southbound – a small glimpse of the coast’s rhythmic pulse. Over 10,000 large and small vessels pass through the shipping lane on the inside of the island annually. There are of course binoculars by the window in the living room. Thanks to the new bridge connection to the mainland that opened in 2022, it is now much easier to get to and from the island – previously we were completely dependent on the ferry. It is still good to be aware that it costs a little to cross the bridge, so we recommend planning your trips into Ålesund so that you can do necessary errands at the same time. On the island there is a cozy local shop with most of the things you need for everyday life. And if you want to explore more of the Nordøyane, it is free to drive on via the underwater tunnel and bridges to the other islands in the area - a nice little journey of discovery in itself. At the very north end of the island chain, there is a ferry from Finnøya to Ona and Aukra. There is also a seafood restaurant and small water park there. Our house and parking are located right next to a narrow county road. The traffic is low, there is only local traffic and everything is adapted to the quiet life on the island, but it may be good to know that cyclists, cars and the occasional tractor pass by the house. During school holidays we only rent out whole weeks with a changeover day on Saturday, otherwise there is a 2-night minimum the rest of the year. Ålesund is about 1 hour away by private car and here you will of course find everything you need in terms of specialty shops, cafes and restaurants. If you want to go hiking, the mountain Goaldet on Lepsøya is a natural destination. It is easily accessible via well-marked paths and the peak at just under 500 meters above sea level offers a fantastic view up and down the coast and inland towards the inland alpine peaks. Another classic is the walk around the seaward side of the island with a visit to the cave "Rønstadhelleren", where traces of settlement have been found far back. For the little ones, a trip to the Adventure forest ("Eventyrskogen") is a sure winner, and even more short-distance fun is catching small crabs on the shore right below the house. From the old ferry pier on the island, it is nice to go fishing with a rod for both young and old. If you have a boat on a trailer, there is a slipway in the harbor and the best fishing grounds in the area are actually published in their own book which is sold at the local shop.
