You will have full access to the entire house. This home can comfortably accommodate up to 7 adults. The kitchen is fully equipped with everything you might need, there is a delightful Nespresso coffee machine for your enjoyment and we also have a handy air fryer in the kitchen. Other things to note SECURITY DEPOSIT A refundable security deposit of £250 is required at least 24 hours before your check-in date. Please note we do not accept cash. You should be reimbursed within 5-14 business days after check-out. Your deposit will be refunded in full, subject to an inspection of the property. Please note that any failure to comply with the house rules or regulations outlined during your stay may result in a partial or full deduction from the deposit. We appreciate your understanding and cooperation in ensuring a smooth and enjoyable experience. ID VERIFICATION Passport or photo ID is to be uploaded to the our confirmation platform 24 hours before the check in date. This platform is GDPR compliant. RENTAL AGREEMENT FORM You must agree to our house rules below and our rental agreement form and this must be signed 24 hours before the check in date through our confirmation platform. Early check-in and late check-out are possible but must be agreed upon prior; otherwise, Check-out must be prompt or chargers apply, £15 for every extra hour. This charge also applies for unauthorised early check-in. CHECK IN: 4PM CHECK OUT: 10AM - The replacement cost for lost keys is £250. - Strictly no parties allowed within the building. QUIET TIME We are located in a residential community and, although this is a holiday destination, it is home to many people. To ensure everyone enjoys a peaceful stay, we ask that noise be keep to a minimum during quiet hours❗️9pm and 8am❗️. Please note that a noise monitor is installed on the premises to ensure that noise levels are kept to an acceptable level during quiet hours and if the noise level exceeds a certain threshold, we’ll be notified. Please be aware that we follow a three-strike rule for noise disturbances. We truly appreciate your understanding and cooperation in keeping the environment comfortable for everyone. Thank you for adhering to this policy and helping us maintain a calm and respectful atmosphere for all guests! BREAKAGES We understand that accidents can happen from time to time! If anything gets broken during your stay, please inform us as soon as possible. For minor breakages, we typically won’t charge. However, for more significant damages, we would like to discuss the cost with you before you check out. In some cases, this may include the full security deposit, depending on the extent of the damage. Thank you for your understanding and cooperation! SMOKING POLICY This property strictly upholds a smoke-free policy, which prohibits smoking of any kind, including vaping. If you choose to smoke in the garden, kindly ensure that all windows and doors are closed to prevent smoke from entering the premises. Please be aware that there is a smoke detection monitor in place, which alerts us if any smoke has entered the property. Failure to comply with these rules may result in the full deduction of the security deposit. Thank you for your understanding and cooperation. PETS While we absolutely love animals, we have decided to maintain a pet-free home to accommodate all guests, as some people may have allergies. We appreciate your understanding and cooperation in ensuring that everyone has a comfortable stay. THEFT Theft of any items will result in a full deduction of the security deposit. DEPARTURE: Please lock all doors before leaving including the garden door UNREGISTERED GUESTS You may want to book our property for special occasions, please follow all our house rules such as adhering to quiet times (❗️9pm and 8am❗️) and adhering to our maximum guest capacity (8 guests).
