The space The property has been equipped to a high standard and is freshly completed. Kitchen is fully equipped with microwave/oven combo, cooking hob, an under-counter fridge, kettle, toaster and coffee maker. The property is sat behind a Bungalow, which is also listed and rented separately. There is a good space between the buildings, and there should only be incidental interactions. The front gardens are communal, and may be shared with other guests or the host. Comfortable Double bed - with king size duvet. The property is located in a dark skies area, ideal for stargazing. 55 Inch 4K TV has Netflix included, along with Prime, iPlayer, ITVx and LG TV. (all signed in ready to use). An electric log burner and underfloor heating throughout help to keep you toasty warm and an air-conditioning unit is available upon request at no extra cost. Portable fans are in the property all year around. Just a short walk to a beautiful local pub called the Old House at Home, and ample countryside walks and cycle rides, it is perfectly situated for a quaint countryside stay. Local attractions include Chichester Cathedral, The historic harbour village of Bosham, and The South Downs National Park, as well as the world-renowned Goodwood Estate are all a very short distance away. There is a washing machine and dryer in a small unit attached to the building - We are happy for you to use this if desired. This unit also contains the air source heat pump, which is not to be touched. There is an Iron and Board, also found with the washing machine. As we are approx. 100m from Nutbourne train Station there is the chance that, during quiet moments, you may be able to hear the train. The property is well insulated for warmth and sound. The station offers very swift access to central Chichester, where Mainline services are available, as well as buses to Goodwood and the wider local area. Guest access You will have sole use of the property which is comfortable and private, as well as the private patio garden at the rear. For longer stays we are happy to offer mid stay cleans without cost and/or offer a vacuum and additional cleaning supplies and spare bedding. The property, and patio are strictly non smoking and non vaping. No exceptions. Anyone found to breach this rule, will be charged a £100 penalty fee. While we are happy for your to bring your pets/animals we ask that you clean up after them . We can provide poo bags if needed, and there is an outdoor bin. We reserve the right to charge for damage caused by animals. Pets/Dogs are not to be left in the property alone. We have a general limit of 2 dogs/animals, potentially we would consider going above this, depending on size and behavior. Parking is on site and free. There is a washing machine and dryer in a small unit attached to the building - We are happy for you to use this if desired. This unit also contains the air source heat pump, which is not to be touched. We can also provide you an Iron and Ironing board if desired, as well as a separate drying rack. We can arrange to stock the property with food/drinks ahead of your arrival. If this is desired, please message us ahead of time and we can arrange this with you. (Extra cost) We are keen to offer an excellent stay and if there is anything that we can offer that might help achieve this, please do get in touch and we will do what we can to provide. We believe in paying our cleaning team and the laundry a fair income and every penny of the cleaning fee is allocated to them.
