Guest access From arrival to departure, the entire estate is exclusively yours. You’ll have private access to all 13 acres, including the main house, lakes, woodlands, and every amenity on offer. While you may occasionally see our discreet groundskeeper or equestrian caretakers tending to the horses, ponies, and property, they ensure everything remains in top condition, and will not intrude on your stay. We offer easy self-check-in via a smart lock, with secure gated parking for multiple vehicles. Our team is just a call or message away if you need anything, otherwise the estate is fully yours -- peaceful, private, and perfectly set up for a memorable stay. Other things to note To keep everything running smoothly, we kindly ask for the lead guest’s ID and a signed rental agreement at the time of booking, which you’ll complete easily through our ChargeAutomation platform. A fully refundable £500 security deposit will be pre-authorised before arrival. This is released within five days after check-out, pending a quick post-stay inspection — standard practice to keep the property lovely for everyone. --- Events at Merry Lakes --- Merry Lakes is a beautiful private setting for celebrations, DIY weddings, family gatherings and special occasions, with exclusive use of the house and grounds providing a unique backdrop for your event. We’re happy to welcome events, provided they are arranged with us in advance and are suitable for the property and its surroundings. The prices shown on Airbnb apply to standard holiday stays. For events and larger gatherings, an additional event fee applies to cover the extra preparation, cleaning, management and increased wear and tear associated with hosting an event. If you would like further information including event fees, please reach out to us. In the meantime, please find some standard rules/restrictions: • 🥳 An event is considered to be any booking where more than 10 additional guests will be visiting the property who are not staying overnight. • 🚗 No parking is permitted on the grass or verges, and access to the stables must remain clear at all times. Event guests will therefore need to make alternative parking arrangements. We strongly recommend car sharing, taxis or other transport services for guests attending your event. • 🗑️ Waste disposal must be arranged by the booking guest and/or their event suppliers. • 👁️We can accommodate one visit before booking and one visit after booking to make sure Merry Lakes is a good fit for your event. We will also do our best to accommodate visits from your chosen suppliers where possible, although supplier visits may be more limited during our busiest periods. • 🎶 Amplified music must finish by 11pm. After this time, guests are welcome to continue enjoying the property quietly, but amplified music, DJs and live bands are not permitted. • 🎆Fireworks are not permitted on the property, as they can frighten and distress the horses. • ⛺ Additional camping or glamping accommodation requires prior approval.
