Generous bedroom with king size bed (can be set up as small twins) and en-suite shower room. Comfortable open plan living, dining and kitchen space, and separate utility room for washing and drying after a day’s walking. Excellent wi-fi. Dog friendly with private garden and 1 parking space. Byre Cottage is in the heart of Exmoor, whilst Dulverton is only a 5 min drive. The space Situated in the Exmoor hamlet of Draydon, 2 miles from Dulverton, Byre Cottage is a single storey terraced barn conversion in a small group of similar properties. It enjoys a small terraced area, an elevated private garden (unfenced) as well as a communal fenced picnic area. The property has one allocated parking space. Please note that there is NO on-road parking near the property due to the narrow lane. The entrance to Byre Cottage is around the back of the other barns, with its private garden, where you can dine out or enjoy a table top barbecue whilst enjoying views across the Barle Valley, up steps to the left. There is a hallway for hanging coats and storing boots and dog leads, etc. The utility room has a useful Belfast sink and a WC as well as a washer drier. The country-style open plan living space has 2 small sofas and a 50” smart TV, a dining table and chairs and a newly fitted kitchen. There is access to the gravelled terrace area for evening drinks or morning coffee. The spacious bedroom offers plentiful storage for guests, with a top of the range zip and link Kingsize bed, which can be configured as 2 small singles (by prior agreement). There is a newly fitted en-suite shower room. The cottage can comfortably accommodate 2 guests and up to 3 well-behaved dogs (at additional cost). The property is not suitable for children. Also, please note that paths around the barns are uneven and may become slippery. Situated within Exmoor National Park, guests at Byre Cottage may encounter deer, ponies, hares, birds and other wildlife in the immediate vicinity, as well as beautiful flowers and plants. The open moor is at the top of the road, whilst the river Barle is at the bottom of the valley. Tarr Steps are a short distance away, and there are ample opportunities for enjoying the area on foot, by bike, or on horseback. The market town of Dulverton is 2 miles away and offers a co-op store, and a variety of shops, cafes, pubs and restaurants, as well as a fish and chip shop. Further afield you may want to explore the wooded valley and moorland of Exmoor and the Lorna Doone Valley, whilst along the North Devon coastline are the attractions of Lynton and Lynmouth and the surfing beaches of Woolacombe, Croyde and Saunton. Guest access Guests can use all of the property and the private garden and terrace, the parking space and the communal garden. Other things to note The property has one allocated parking space, but please note that there is NO on-road parking near the property due to the narrow lane. Please note that paths around the barns are uneven and may become slippery. No naked flames are permitted in the property. No smoking or vaping is permitted in the property but this is ok outside. Please be respectful of your neighbours and dispose of any butts responsibly. Exmoor is a dark night sky zone. There are no street lights or lights to the pathways. Please bring a torch with you. If the barbecue is used, this must be fully supervised during use and extinguished and cleaned ready for the next guests after use. If not, an additional cleaning fee of £30 will be imposed. If you log into any of your accounts on the smart TV, please log out after departure. Please let your hosts know if anything is not working or is broken or damaged during your stay so it can be repaired or replaced before the next guests. Please manage all waste as directed in the guest book provided at the property. No naked flames are allowed inside the property. Do not leave anything unattended whilst charging. Dogs must not be left unattended at the property, are not allowed in sleeping areas but are allowed on furniture provided this has been protected using the throws supplied.
