No pets or smoking. Lock box entry. The space A light and luxurious open plan coach house conversion for up to 4 people. The accommodation is located next to the main house with its own private entrance and small private patio with log burner/bbq giving guests privacy. The open plan living area includes DeVOL kitchen diner with high end appliances including washer dryer, fridge freezer, dish washer and gas cooker. A glazed dresser houses glasses, mugs, kitchen equipment and plenty of storage space including secure bike lock-up if required. The living area has a comfortable 3 seater sofa and leather armchair with a low coffee table. There is also a table with four chairs. There is a Smart TV (access to Netflix, Prime etc via your own accounts), WIFI, electric heater (“wood burning stove style”) and Victorian radiators. The ground floor has a very comfortable double bed with chest of drawers, bedside table, bookcase with a choice of books, trunk with additional bedding and black-out curtains. Spiral staircase lead to another very comfortable kingsize bed. There is no door closing off this balcony room, it is designed as an open mezzanine with a glass balustrade. Bedside tables and Velux roof window (with blackout blinds). Large circular mirror. The shower room has Fired Earth fittings including shower with ceiling rose and heated towel rail. Off-street parking is provided on-site for one car or two small cars by arrangement. Bike storage: Two secure bike anchors for you to lock bikes to (at your own risk and using your own locks). Two double bike covers available. External covered boot store. Other things to note: Box Hill Lodge is an extension onto the owners’ property (connecting door is kept locked and has had sound-proofing work done). We cannot welcome your dogs but the owners have two friendly golden retrievers who roam through the large garden and will be keen to say hello. Guest access Exclusive use of Box Hill Lodge and the small private patio to the side. Shared use of the driveway with the hosts. The hosts' patio is visible through the large double doors and is for the sole use of the hosts. Other things to note As noted elsewhere in the listing, we have two golden retrievers who are friendly and will be keen to say hello. We ask that you do not feed them please. Please note the second bedroom is on an open mezzanine with glass balustrade overlooking the main living space. It is therefore not sealed off from the rest of the space to be completely private.
