The Apartment is situated in a Lush Green Society with three huge gardens and ample space for you to go for a Morning Walk along with Club House & Jogging Tracks in this 37 Acre Campus The space It's a room part of flat but adjacent to my big sunny airy 3 BHK apartment with a beautiful view of city and hills. It gives full privacy to the guest. It's full of all basic amenities. Guest access Guests can use the allotted room only obviously and side by side they can sit peacefully and enjoy scenic beauty from ventilated balcony. Other things to note Applicable Terms & Conditions:- These Terms & Conditions (“Terms”) are a binding legal agreement between you, the Guest and the Host offering the Homestay accommodation. 1. Booking Homestay: When you book, you are agreeing to pay all charges for your booking including the applicable fees and any other items identified during checkout. 2. Accommodation Reservations: An Accommodation reservation is a limited license to enter, occupy, and use the Accommodation as per the terms of the Leave & License Agreement annexed along with. The Licensor/ Host retains the right to re-enter the Accommodation during your stay, to the extent it is reasonably necessary and consistent with applicable law. If you stay past checkout, the Licensor/Host has the right to make you leave in a manner consistent with applicable law, including by imposing reasonable overstay penalties. You must not exceed the maximum number of allowed Guests. 3. Your Responsibilities: You are responsible and liable for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to the Accommodation. This means: (i) you are responsible for leaving the Accommodation (and related personal property) in the condition it was in when you arrived, and (ii) you must act with integrity, treat others with respect, and comply with applicable laws at all times. If you are booking it for an additional guest who is a minor or if you bring a minor, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor. 4. Limitations on Liability: Neither the Licensor/Host, (including his coparceners, legal heirs, representatives, executors, administrators and assigns) will be liable for any incidental, special, exemplary or consequential damages, including service interruption, or for any damages for personal or bodily injury. 5. Indemnification: To the maximum extent permitted by applicable law, you agree to release, defend, indemnify the Licensor/Host (including his coparceners, legal heirs, representatives, executors, administrators and assigns) from and against any claims, liabilities, damages, losses, and expenses during your stay at the Accommodation (whether compensatory, direct, incidental, consequential or otherwise) of any kind. LEAVE AND LICENSE AGREEMENT This Leave and License Agreement is executed at SAS Nagar, on this ______ day of ______________ 2025 Between Ms. Meenu Yadav D/o Sh. L.S Yadav R/o 1503, Tower A-2, Purab Premium Apartments, SAS Nagar, Punjab - 140307, hereinafter called and referred to as the LICENSOR (which expression shall wherever the context so permits, include the said LICENSOR, his coparceners, their legal heirs, legal representatives, executors, administrators and assigns) of the FIRST PART AND Mr./Mrs./Ms._______________________________S/D/o_________________________ R/o_______________________________________________________________________, Aadhar Card/Passport No._______________________________________________ Email ID – _____________________________ Mobile No. _____________________, hereinafter called and referred to as the LICENSEE (which expression shall wherever the context so permits, include the said LICENSEE, his coparceners, their legal heirs, legal representatives, executors, administrators and assigns) of the SECOND PART. WHEREAS, the LICENSOR is the owner by way of Allotment Letter No. GMADA/2023-2024/LOA/531 dated 27th October’ 2023 and in possession of One Bedroom with attached Washroom of the Apartment No. 1503, Tower A-2, Purab Premium Apartments, SAS Nagar, Punjab - 140307 (hereinafter for brevity sake referred to as Accommodation) and is entitled to execute this Leave and License Agreement having full and unfettered rights to let out the same on such terms and condition as he may think fit. AND WHEREAS the LICENSOR had agreed to give One Bedroom with attached Washroom of the demised premises to the LICENSEE limited to enter, occupy, and use the ‘Accommodation’ for Home Stay on terms and conditions mutually agreed between the parties herein contained. (a) In consideration of the LICENSEE's payment of the License Fee (As applicable) the LICENSOR had agreed to give the Accommodation for use to the LICENSEE. (b) That the LICENSEE shall pay License Fee to the LICENSOR by way of bank transfer to the credit of Meenu Yadav OR through Google-pay only (Cash is not accepted). (c) The Leave and License Agreement shall be for a fixed period of ______ days beginning on the ____________________’ 2025 (03.00pm) and ending on ___________________’ 2025 (11.00am). (d) That the LICENSEE has taken over the said Accommodation only for residential purposes for himself/herself and accompanying members with ID Proof only and will not use the same in any other manner. (e) That the LICENSOR shall be at liberty to terminate the Leave and License Agreement without assigning any reason before the expiry of the Leave and License Agreement. (f) The LICENSEE shall permit the LICENSOR and/or his authorized representatives, to inspect and visit the Accommodation, at all reasonable hours, as and when necessary. (g) The LICENSEE shall not sublet, assign, or otherwise part with the possession of the Accommodation, or any part thereof to any third Party. The said Accommodation is for the exclusive residential use of LICENSEE and the LICENSEE will not change the occupant. The LICENSEE shall be entitled and permitted to use the Accommodation for their residential purpose only, not to disturb the neighbors in any way, and shall follow, all rules regulations and Byelaws of Local Authority. (h) On the expiry of the term of this Leave & License Agreement, or its earlier termination in accordance with the terms of this Leave & License Agreement, whichever is earlier, the LICENSEE shall immediately surrender the actual vacant physical peaceful possession of the Accommodation to the LICENSOR. (i) That the LICENSEE shall abide by all laws, bye-laws, rules and regulations applicable to the Accommodation and shall not carry on or permit to be carried on any business or trade from within the Accommodation & shall not keep any hazardous or inflammable items/goods etc. in the said Accommodation which are prohibited by Law and shall not carry out any antisocial activity or any illegal activity that is prohibited under the prevailing Act of Law. (j) The LICENSOR has handed over keys of the said Accommodation to the LICENSEE. The LICENSEE shall have to replace the locks in case of lose of any key/keys. (k) That any notice or intimation required to be served with respect to the said agreement can be served by the parties through Email ID/SMS/Whtsapp and such service shall constitute a valid service for all purposes. (l) That the legal jurisdiction for this Leave & License Agreement shall be the SAS Nagar (Mohali) Courts only. The Courts at SAS Nagar (Mohali) shall to the specific exclusion of all other courts, alone have the exclusive jurisdiction in all matters arising in all matters arising out of/touching and/or concerning this Leave & License Agreement.
