Beautiful 16th Century Suffolk Farmhouse

Our 1528 farmhouse sits in the Waveney Valley within a hobby farm. Sleeping five across three bedrooms with fresh hotel style bedding, offering two reception rooms, open kitchen, utility room, cosy log burners and unique Moroccan room—ideal for relaxed family stays. Electric car charging on site. Guests can enjoy alpaca walks and farm tours at an extra cost. We also have to hire a treehouse and railway carriage, it allows larger families to stay together while enjoying their own private space. The space Downstairs, the farmhouse unfolds into two generous reception rooms alongside our rustic Moroccan room. The entrance hall is a living space in its own right, set at the heart of the house, with a welcoming log burner, Chesterfield sofa and chair. From here, doors lead to the kitchen, TV room, Moroccan room and stairs to the first floor, creating an easy, sociable flow. The kitchen is both characterful and well equipped, featuring a Range cooker, dishwasher, ample cupboard space, plentiful crockery and cooking utensils, and a farmhouse table seating seven—perfect for slow breakfasts and long suppers. A discreet cloakroom hall leads to a downstairs toilet and a practical utility room with fridge freezer, traditional shelving and a washing machine. The TV room offers a cosy yet refined retreat, with a second log burner, seating for five and doors opening onto the patio and garden beyond. The Moroccan room is a favourite for quieter moments, with a comfortable sofa and its own television—perfect for children’s films, late-night favourites, or those occasions when everyone agrees a little space is a very good thing. Upstairs are three inviting bedrooms, thoughtfully styled for rest and relaxation. Both double rooms include desk space for those needing to balance work with family time. A modern shower room serves the first floor (please note there is no bath). This is a much-loved, historic farmhouse, offering rustic charm with carefully considered comforts. Professional cleaners provide crisp white bedding, towels and tea towels. The house benefits from reliable heating and hot water throughout. A starter pack is supplied for each log burner; additional logs can be sourced locally or may be available on site for an extra fee. Guest access Guests have exclusive use of the farmhouse, including all indoor living spaces and the rear garden, creating a private and relaxed home for your stay. There is ample parking close to the house, along with an electric car charging point for added convenience. The farmhouse sits within 38 acres. While the wider farm is shared, optional guided farm tours are available for those wishing to explore and meet the animals. Across the farm you’ll also find our rustic glamping accommodations, each thoughtfully positioned within its own natural setting. These spaces are designed to offer privacy and tranquillity, and we kindly ask guests to respect the peaceful atmosphere of others. For families wishing to gather with grandparents, siblings or friends, the glamping options provide the option for a wonderful way to stay close while still enjoying your own space. Other things to note Set in the Waveney Valley, the farmhouse is just three miles from the market towns of Beccles and Bungay, offering a good selection of independent shops, cafés and restaurants. Several local eateries deliver to the farm via well-known food delivery services, making evenings in both simple and relaxed. For those who travel by air, the farm includes a grass airstrip and helicopter landing area. This allows visiting family or friends to come and go with ease, or for guests to enjoy the flexibility of flying in for weekends while longer stays continue uninterrupted.
