Whether you are planning a family reunion, a retreat with friends or a longer countryside escape, Villa Petroio offers the privacy of a full estate with the comfort and flexibility larger groups really need. Villa Petroio is arranged to let everyone stay together without giving up comfort or privacy. The estate includes a main villa and two separate guest annexes, making it ideal for multi-generational families, groups of friends or guests who want a little more independence during their stay. The property offers 7 bedrooms and 7 bathrooms, with standard beds for up to 14 guests. For larger groups, the estate can accommodate up to 20 guests in total thanks to 3 double sofa beds, one in the main villa and one in each annex. These extra sleeping spaces are especially practical for children, teenagers or additional guests. Inside, you will find bright, newly renovated interiors with a modern kitchen, comfortable living areas and a layout that makes shared holidays feel easy. Outside is where the estate truly opens up: a private pool, large terraces, open lawns, olive trees, an outdoor dining area and a bocce court create the kind of setting where long lunches, slow afternoons and relaxed evenings come naturally. Covered and uncovered parking areas inside the gate make arrivals easy even for larger groups travelling with multiple cars. Guest access Guests will have full and exclusive use of the entire estate throughout their stay, including the main villa, both guest annexes and all outdoor areas. The swimming pool, terraces, bocce court, gardens and outdoor dining spaces are reserved entirely for your group only. There are no shared areas and no other guests on site. You will also have access to private on-site parking, with both covered and uncovered spaces available inside the gated property. Other things to note The villa can host up to 20 guests. The bedrooms in the main house and the two annexes offer standard beds for 14 guests. For larger groups, we can accommodate 6 additional guests on comfortable sofa beds and singles: two single beds in one of the annex, one double sofa bed in the other annex, and one double bed in one room (which is not used for now) in the main house, ideal for children, teens or extra friends. IMPORTANT NOTE: The dependances do not yet have air conditioning so we made sure to equip them with portable air conditioners which are connected to the window of the kitchen, the dependances are much smaller and that is sufficient to cool the entire area. Make sure to keep the blinds, doors and windows closed during the hot hours of the day. The villa is located in the peaceful countryside of Petroio, surrounded by olive groves and panoramic views. Access roads are typical of Tuscan rural areas, easily reachable by car, with both covered and uncovered parking available on-site. Pool and garden maintenance are carried out once a week to ensure guests’ comfort and discretion. Tourist tax Please note that the local tourist tax is not included in the Airbnb price unless Airbnb collects it directly at checkout as a separate line item. If Airbnb does not collect it automatically, the tourist tax must be paid separately before check-in or upon arrival, according to the local municipal regulation.
