Two bedrooms, one bath, full kitchen. $34/night, all utilities included, no deposit. Minimum 28-night stay. We'd rather you know exactly what you're getting than be surprised when you arrive, so please read the full description before booking. The space This is a genuine rural Nebraska homestead located one mile east of Sutherland, just south of Highway 30 and the Union Pacific Railroad mainline. You'll cross two railroad tracks to reach the half-mile gravel driveway that leads to the property. The house sits on open land with wide plains views, mature cottonwood trees, outbuildings, and no nearby neighbors. It is quiet, private, and remote — exactly what some people love and others don't. Know which one you are before you book. The house is lived-in and honest. Some rooms are freshly updated, others are works in progress. We've photographed everything and described it all — what you see is what you get. The Living Room The main entrance opens directly into a large, open living room — the heart of the house. The centerpiece is a full-size pool table with cues and balls, lit by an Edison-bulb chandelier. Two comfortable chairs, a coffee table, end tables, and floor lamps make up the seating area. A collection of about a dozen houseplants lines the windows and adds warmth to the space. Large north-facing windows offer wide open plains views. The living room floor is vinyl tile with a large area rug in the seating area. Note: The living room sits approximately three steps lower than the kitchen — be aware of the step up when moving between rooms. Guest ask: The houseplants need a small drink of water — roughly a cup or less each — once a week. We'd appreciate your help keeping them alive. The Kitchen This is where the house really shines. The kitchen is fully updated with white shaker cabinets, granite-look countertops, dark slate tile floors, and a full suite of stainless steel Whirlpool appliances: propane gas range, over-the-range microwave, dishwasher, and a large French door refrigerator. A coffee maker, blender, and additional small appliances are provided. Pots, pans, dishes, glassware, silverware, and cooking utensils are stocked. Basic baking staples are provided. Important: The water here is very hard. LemiShine is provided — please add it to every dishwasher load to prevent spotting and buildup. The eat-in dining area seats four comfortably at a cheerful yellow drop-leaf table. The kitchen connects to a mudroom/porch off the back that can be used for hanging coats and storing boots. Personal items are stored there. The Bedrooms King Bedroom Spacious room accessed through a large walk-through closet off the living room. The closet features extensive wire shelving on two walls and a full clothing rod — plenty of storage for a long stay. The bedroom itself has a solid oak sleigh bed (king), two matching nightstands, a large 9-drawer oak dresser, recessed lighting, and a navy accent wall. Carpeted floors. Ceiling HVAC for heat and air. A treadmill and ab machine are available for guest use. One window with blinds (trim in progress, protective film in place). Full Bedroom A no-frills, clean, and functional room accessed through the laundry room. Full bed with under-bed storage drawers, one nightstand with lamp, a bookcase shelving unit for storage, and a beautiful aromatic cedar chest (personal items stored inside, not available for guest use). Ceiling fan with light. Wall AC unit. Tile floor with area rug. Two windows — one with a roller shade, one with a privacy covering. Walls are a work in progress — one wall is partially painted, with primer patches visible. This room is what it is: a clean, comfortable place to sleep after a long day. It is priced accordingly. Note: There is an attic access door in this room. It is latched and padlocked. Please do not attempt to open it. Sleeping capacity: The house currently has two beds — one king, one full. A sofa bed may be added before or during your stay if available. If you are planning to house additional workers, please discuss with the host in advance. The Bathroom Shared between both bedrooms. Accessed through the laundry room. Features a beautifully custom-tiled walk-in shower with a river rock pebble floor, built-in niche shelf, corner shelf, chrome multi-function showerhead, and decorative tile accents. Vintage-style vanity with cultured marble top. Dark wood-look LVP flooring. Soft sage green walls. Towels provided. Shower only — no tub. The Laundry Room Pass-through room connecting the kitchen, bathroom, and full bedroom. White washer and dryer, upper cabinets, track lighting, and a floor furnace that provides heat to the full bedroom. The floor is unfinished concrete with area rugs. Important: The washing machine water supply has been turned off due to septic system limitations. Please do not attempt to use it. The dryer is available for guest use. A laundromat with washers and dryers is located in Sutherland, approximately one mile west — wash in town, dry at home. Outdoor Space Concrete patio off the main entrance with a built-in fire pit, rocking chair, and wide open views south over the fields. A BBQ grill may be used on the patio. Important: Nebraska is subject to seasonal burn bans. Please contact the host before any open burning — no exceptions. Violating a burn ban is a serious matter in this part of the state. Ample gravel parking for multiple vehicles, including work trucks. Please do not block the garage doors on the steel pole barn — the owner may need occasional access. A caretaker visits periodically to feed and water the outdoor cat. As spring progresses, family members will come onto the property to manage irrigation hoses and lawn care, and a mowing service will maintain the grounds. All of these visits are outdoors only and will not require entry into the house. You won't be bothered, but you won't be alone on the property either. There is a friendly resident outdoor cat. She will try to come inside. Please don't let her in — she has no indoor litter box and is happiest outside. Trash There is no trash pickup at the property. Guests are asked to haul trash to the dumpster located in the alley behind the laundromat in Sutherland. Directions provided at check-in. Guest access You can use the whole space with the exception of the attic, which will be locked. Outside, you can use the patio and the entire yard and driveway. Be sure not to block access to the garage doors on the pole barn. Other things to note Getting Here From Highway 30, turn north onto O'Fallons Road, approximately one mile east of Sutherland. Cross two Union Pacific Railroad tracks — this is an uncontrolled crossing, so always yield and look both ways. Trains on this line move fast and quietly. After crossing, the gravel driveway entrance will be on your left, marked with an address sign. Follow the driveway approximately half a mile to the property. Note: The property is approximately 50 yards north of the Union Pacific mainline. Train noise is present, particularly at night. Most guests adjust within a day or two and find it fades into the background.
