The space The studio features a bright, open-plan living and dining area, along with a fully equipped modern kitchen that makes every stay feel easy, relaxed and wonderfully homely. The space offers a comfortable kind-size and a sofa bed, not yet made up, so you can enjoy the space, with free WiFi and a smart TV for streaming your favourite shows from platforms like Netflix and Amazon Prime. The Patch is a fantastic choice for couples, small families or professionals looking for a stress-free Brighton getaway. Brighton Pier - 3.1 Miles American Express Stadium - 4 Miles Brighton Station - 2.4 miles KITCHEN / LIVING AREA / BEDROOM The open plan living space offers a cosy dining area and a comfortable sofa, not yet made up as a bed, giving you a relaxed spot to unwind, enjoy a casual catch-up, or simply stream your favourite shows using the free WiFi and Smart TV (just log in with your own account). The fully equipped kitchen includes a washing machine, an induction hob, smart oven, a kettle, and a variety of cookware, pans, glassware, crockery, and cutlery, so preparing a meal is easy and convenient. We also provide complimentary tea, coffee, salt and pepper, so please feel free to help yourself. For those guests on a 'workation', there is a dedicated workstation for catching up on emails or connecting with family and friends. The king-size bed sleeps two comfortably, and the sofa bed in the lounge can be made up for additional guests; we supply fresh bed linen and additional bedding for the sofa bed. BATHROOM - The bathroom has a shower, sink, mirror and toilet. We provide bath towels, hand towels and a bath mat. PARKING: There is one free parking space in the driveway for a car (hatchback size), or additional vehicles must park over the driveway. There is an EV charger for guests to use (upon request only, using the app). There is a charge for this. IN ADDITION There is an iron, an ironing board and a hairdryer for guests to use Late check-out fee - £50+VAT per half hour unless a late check-out has been agreed upon in advance Travel Cot or High Chair fee £50.00 - only on request. Not returning keys to key safe £200+VAT This property is not pet-friendly. Exterior security cameras on the property - there is a CCTV doorbell which will always be active This accommodation single-level home (No stairs in the home), just one step over the threshold, making it the perfect space for guests with mobility issues. Guest access Full check-in instructions will be sent on the day of the check-in at 3 pm once your damage deposit has been paid. Other things to note My Getaways is committed to our owners so their properties are protected during bookings, therefore a damages deposit is required before check-in. You can opt to pay a non-refundable My Cover/Accidental Damage Waiver of £30.00, which covers you for up to £300.00 of accidental damage protection, however, deliberate damage is not covered. Alternatively, you can opt to pre-authorise your credit/debit card for the full damages deposit of £300.00, this pre-authorisation will expire after 7 days If no deductions are to be made for damages. You will be sent a link to pay for My Cover accidental damages waiver fee OR pre-authorise your credit card for the full damages deposit of £300.00 on the day before check-in. Once this payment or pre-authorisation has been made we will release check-in instructions on the day of arrival.
