Description

[Please note, this property has a shower only, there is no bathtub]. Steading Three features three bedrooms and three bathrooms – with a ground-floor bedroom and adjacent shower room ideal for less mobile guests. From both its fire-warmed sitting-and-dining room and the kitchen, which boasts a further dining table, doors lead out to an enclosed garden whose sun-kissed patio and gas barbecue allows for outdoor meals. The space GROUND FLOOR Utility / boot room with washing machine and dryer. Fully-equipped kitchen with dining area seating six, electric oven and ceramic induction hob, dishwasher, fridge / freezer, microwave and Nespresso coffee machine. The kitchen has a wall-mounted TV and is well equipped with good quality cookware, crockery and glassware. A double door leads from the kitchen to a patio area. Sitting room with additional dining space for six, log burner, large sofa, double sofa and armchair. Smart TV. French doors lead out to a small enclosed garden with patio area. Bedroom one with king size bed, bedside tables, chest of drawers, small wardrobe and TV. Shower room situated next door to the bedroom with shower, heated towel rail, basin and WC. FIRST FLOOR Bedroom two with super king bed, bedside tables, dressing table, armchair, wardrobe and TV. Velux window with black-out blind. En-suite shower room with shower, heated towel rail, basin and WC. Bedroom three with super king bed, bedside tables, two armchairs, wardrobe and TV. This bedroom has views across the lawned garden and the field beyond. En-suite shower room with shower, heated towel rail, basin and WC. OUTSIDE The sitting room leads out to a small but fully-enclosed garden with patio area, garden furniture, and gas barbecue. A separate door from the kitchen leads out to a separate patio area which sits to the front of the large communal lawned garden which wraps around the Steading properties. This benefits from direct riverside views. PARKING There is ample parking in the designated area adjacent to the Steadings. Guests are welcome to drive into the shared front courtyard to drop off luggage. ELECTRIC VEHICLE CHARGING There are two three-pin 3kW outdoor sockets available for all guests staying in Dryburgh properties to charge electric vehicles, found next to the sheltered communal parking area. Please note that these are available on a first-come, first-served basis. For safety reasons, please only use the dedicated charger for car charging at this property. Discover alternative electric vehicle charging points here. BABIES & CHILDREN A travel cot and highchair are available on request. DOGS Two well-behaved dogs are very welcome. There is a hose pipe in the courtyard to clean dogs after walking. Guests must please clear up after their dogs. GUEST AMENITIES The property is very well equipped with luxurious bed linen and towels, Cole and Lewis guest toiletries, waffle bath robes and hairdryers in every bedroom. WI-FI & MOBILE COVERAGE Wi-Fi is available but guests should be aware that speeds can be variable. There is good mobile coverage on most networks and a 4G signal. HEATING There is oil central heating throughout along with the log burner. An unlimited supply of logs are provided. GUEST PRIVACY Guests should be aware that the property is part of a development of four holiday lets and the courtyard and the large lawned area that wraps around the Steadings are for the communal use of all guests. Dryburgh Farmhouse (five bedroom) sits in the same ownership, and is positioned immediately adjacent the Steading properties, but with its own garden area. ADDITIONAL ACCOMMODATION For guests looking to holiday together, this cottage can be booked alongside Dryburgh Steading One (sleeping 4), Dryburgh Steading Two (sleeping 4), Dryburgh Steading Four (sleeping 4), The Bothy at Dryburgh (sleeping 2), Dryburgh Stirling One (sleeping 4), Dryburgh Stirling Two (sleeping 4) or Dryburgh Farmhouse (sleeping 10).
