Villa Rosanna is located in an isolated and quiet place, just 10 km from Florence city, and 3.5 km from the small town of San Donato in the hills, 500m above sea level. Ideal place to relax, take walks in the woods. Extraordinary views of Florence, the Arno valley and nearby Chianti. Ventilated climate, particularly appreciated in summer. The space The accommodation The Villa is located 10 km from Florence, and close to the Florentine Chianti. Its panoramic position on a hill at an altitude of 500 m, in a small cluster of houses on the hill and in the middle of a large forest, allows you to stay cooler during the summer months without suffering from the great heat of the city. The place was already known in the time of the Etruscans. From the terrace of the apartment you can enjoy a wonderful view of the Valdarno, the mountains of Vallombrosa and Pratomagno, and the Chianti. The Villa is divided into 2 independent apartments, each with its own independent entrance, one of which is inhabited by our family (a very discreet young couple who are not very present). The apartment we offer is located on the 1st/2nd floor with a long balcony in front that enjoys an exceptional view. From the back it has an exit with the external staircase directly into the garden. In the garden in front of the house there is a porch and a small 10m2 swimming pool with a view, to cool off on hot days, equipped with sun loungers, a table and chairs. The apartment has an area of 130 square meters and has 4 ROOMS: - 2x double with shared bathroom with bathtub/shower, one with exit to the balcony - 1 double room with a 140 cm French bed, where a single bed can be added upon request. - 1 double (2 single beds) with a shared bathroom with shower, 2 sofa beds are present in the living room. The kitchen is separated from the living room. Parking is available in front of the house. Garden around the property available for guests. INCLUDED in the price: - internet. - ground floor room with wood-fired oven and a large table for your barbecue or pizza. Not included (to be paid on site): - tourist tax - final cleaning €80-100 (depending on the length of the stay) - only for longer periods of electricity - heating in winter On request for an EXTRA fee: - linen and towels €10 per person - Dogs are welcome if well behaved, with an extra charge of 50 euros. DEPOSIT For periods longer than 1 week or some other stays (if groups of young people or families with young children) a deposit of 300 euros is required upon arrival, returned upon departure. ELECTRICITY For stays longer than 2 weeks, we ask that you pay the electricity bill. Bookable ACTIVITIES: - In-house cook for lunches and dinners, or pizza evenings in our tavern with the pizza oven. - Possibility to organize wine tasting in one of the nearby castles (10-15 minutes by car) or at the farmer's. - Possibility of bike tours with accompaniment. - Walking or horseback riding in a riding school 4 km away. - Numerous trails for HIKING (Via Francesco) and MOUNTAIN BIKING a few meters from the house. "Renaissance Ring" circuit, with a visit to the "Incontro" Convent, the "Monasteraccio" suggestive ruin of the 1000s, along the "hobbit path" or along the "water lily stream". - Black truffle hunting, between May and June, with trained dogs. Sports activities in the surrounding area: - Tennis in an exclusive club in Bagno a Ripoli (8 km). - Golf in Bagno a Ripoli (5 km). - Small grocery stores and fresh pasta 3 km away in San Donato in Collina. Transportation It is recommended to have a car for travel. Bus stop (to Florence or Val d'Arno) 1.8 km away (Florence center is 30 minutes by bus).
