Parking on-site. The space Old Farm is a cosy, three-storey annexe full of rustic charm, with exposed beams, quirky features, and sweeping views across the Romney Marsh landscape. Inside, you'll find a fully equipped kitchen, a spacious living room, a characterful double bedroom, and a bathroom with a bath and overhead shower. The annexe is attached to another part of the building (home to our farm foreman) but has its own entrance and feels private. Set down a quiet farm track, the property looks out over the expansive, open fields of Romney Marsh - a landscape known for its big skies, grazing sheep, and rich history. Once a haven for smugglers, the Marsh is dotted with medieval churches and secretive pathways. Today it’s a haven for wildlife, home to rare wetland birds, marsh orchids, and a unique mosaic of habitats that make it one of the most important lowland grazing marshes in the UK. It’s a peaceful, atmospheric spot with easy access to Rye, Camber Sands and the wild Kent coast: ideal for walkers, birdwatchers, and anyone looking to connect with nature or explore this quietly fascinating part of the world. Guest access Guests have full private use of the annexe, including the kitchen, living room, bedroom, bathroom, and garden area. The property has its own entrance and feels separate, but it is part of a larger building, the other half is home to our farm foreman. He’s an early riser (farm life waits for no one!), so we kindly ask guests to be mindful of noise, especially in the evenings. There is parking available outside. Other things to note Up to 2 dogs are welcome Non-smoking indoors (smoking allowed outside) This is a very old building so there are some low beams, steep stairs and uneven floors - part of its charm but not ideal if mobility is an issue Nearest shop and pub: 3.2 miles Nearest train station: Appledore (trains to Ashford and Brighton) Ideal for holidays or longer stays (e.g. relocating or between homes)
