One in the living area on the 2nd floor and one near the laundry room on the 3rd floor. If on heat mode please turn down to 68 degrees before guests check out. If on cooling mode, please turn up to 80 degrees before guests check out. ⚠️ Notice Some areas may have limited hours or seasonal closures. Standard policies apply for lost items and pool safety. This house is to be used by the maximum number of guests listed on this confirmation only. Any function held by the guest, such as a dinner party, birthday, wedding reception, etc. for more than the number of guests listed on this confirmation must have the written consent of Management. Strictly no smoking or vaping allowed. No pets of any kind permitted. ⚠️ Damage Waiver: Every reservation includes our Damage Waiver Program — you’re covered for up to $500 in accidental damage during your stay. Just relax and enjoy your trip, knowing little mishaps are taken care of. (Note, this is not insurance and does not replace travel or liability insurance; this self-funded protection covers up to $500 in accidental damage to contents only; examples included linens, towels, and wine. 🔥 Grill Information: A propane grill is available for guest use in the outdoor area. Propane levels are not guaranteed. If the tank is empty or requires a refill during your stay, guests are responsible for obtaining a refill or exchange. We are happy to reimburse the cost of one propane refill or exchange with a copy of the receipt. 🐜 The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings. 🛠️🌩️Florida Weather & Property Disclaimer Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units. While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer if available to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability. If a guest leaves personal items behind and requests their return, they are responsible for a $25 service fee plus packaging and shipping costs. Message/data rates may apply. Consent is not a condition of purchase. HOUSE RULES: ✔ MINIMUM AGE: The booking guest must be at least 21 years of age to check-in. Security will request an ID upon arrival. ✔ CHECKOUT/CHECK-IN PROCESS: Check-in time is 4PM EST and checkout times are 11AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 11:45 AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in or late checkout. For early check-in and late checkout requests, the fee is $20/hour when approved in advance and paid before check-in/checkout. As a reminder, we do NOT guarantee early check-in or late checkout *ever*. It depends on our booking calendar and cleaning schedule. ✔ PETS: Pets are not allowed. ✔ SMOKING. No smoking or vaping is allowed inside any of our rentals. If cleaners determine smoking has taken place, whether by observation or smell, we reserve the right to charge a $250 penalty. If smoking is observed during the course of an active stay, we reserve the right to cancel the reservation without any refund and charge a $250 penalty. ✔ LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200. ✔ WEAPONS. Unless requested and approved in advance in writing, we do NOT ALLOW any lethal weapons on our properties. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. If granted permission, the weapon must be licensed and safely secured at all times. ✔ We reserve the right to approve date changes requested outside the full refund window. If approved, a "date change fee" of 10% of the total reservation (including fees and taxes) or $100—whichever is less—will apply, with a minimum fee of $35. This applies only to stays of 5 nights or less. Longer stays may have different fees and restrictions. ✔ NOISE POLICY: Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding. ✔ TV Subscriptions & Apps Guests are required to log in and out of their own accounts when accessing streaming services or smart TV apps. Please refrain from launching or purchasing any new subscriptions on the TV. Any unauthorized subscriptions or charges will be billed back to the guest at the cost of the subscription plus a $25 service fee. ✔ RESORT FEE (DAMAGE WAIVER): $20 resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $1000 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver. ✔ ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed. ✔ PAYMENT PROCESSING FEE. ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable. ✔ Please note that the FEES MAY OR MAY NOT YET BE INCLUDED in the total when you book on third party platforms.
