This spectacular 5 bedroom, 5 bath home, is exquisitely designed and masterfully constructed. It offers a serene, discreet enclave from which to enjoy the shopping, dining and activities of Balboa Peninsula and the Newport Harbor, as well as nearby attractions in Orange County. The ground floor offers two master bedrooms and a third bed and bath, as well as a pool table, video games and multiple large screen TVs. The second floor has a master suite and a fifth bedroom with a bunk bed. In all, the home offers two king sized beds, two queen sized beds and one bunk bed, with a twin and a full. Upstairs, the kitchen and living area are an open space, linked to the upper patio, which creates an inviting venue for events. The upstairs patio is a spacious delight for entertaining, complete with lounge furniture, BBQ range and televisions. There is no AC in the upstairs living area. There is sufficient parking for three vehicles: two in the garage and one on the carport. Located just a block from the Balboa Island ferry and the Balboa Village, and two blocks from the Balboa Pier, travelers find themselves within easy walking distance of shopping, dining and activities. *Please be aware there is construction across the street. City construction hours are only allowed M-F 7am-5pm As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm. *Refunds or credits will not be issued for any of the disclaimers above.* SLP12461 I give my guests space but am available when needed We are available at any time to answer any questions or service the property. -10 pm noise curfew ordinance Strictly enforced by Newport Beach Police -Must be 26 or older to book -Must provide your email and be able to access our company online portal for house info. -No parties or gatherings. -We try our best to keep updated on remodels/construction happening around our vacation units. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. -This home is equipped with air conditioning for your comfort. Please note that, due to seasonal demand and the potential need for service or repairs, uninterrupted A/C operation cannot be guaranteed. There are no ac vents in the upstairs kitchen living area. Must be able to login into our Online Guest Portal and provide us and working email and phone number for during your stay. Must be 26 or older to book. True Representation of Occupancy. N.B.V.P manages homes that are privately owned and operated. The owners who make their homes available through N.B.V.P request that they are marketed and rented only to vacationing families. Reservations made for teenagers or young single groups under 26 yr old, will not be honored without an accompanying adult staying in the property at all times. If N.B.V.P finds that Occupant has made a false representation of occupants, or the sole occupants at the premises are under the age of 26, or that there are any unsupervised minors at the premises, Occupant is subject to immediate termination of tenancy with no refund of rental monies. Each home has a sleeping occupancy bed limit set by the owner. If Occupant exceeds this bed limit for any reason, Occupant will be considered in violation of this rental agreement and will be charged a minimum fine of $200.00 per person per night. -No parties, "party like" behavior or gatherings. Peaceful and Lawful Occupation. The Occupant, their guests and invitees, shall not disturb, annoy, endanger or interfere with other occupants of the rented premises or the neighbors of the rented premises, nor shall the Occupant, their guests and invitees, use the premises for any unlawful purposes, including but not limited to, using, manufacturing, selling, providing, storing or transporting illicit drugs or other contraband, or violate any Federal, State or local law or ordinance, including, but not limited to, the use of alcohol by minors or commit waste or a nuisance upon the rented premises. The Occupants shall be responsible to pay any fines, assessments or charges imposed by any public authorities due to any violation(s) of any rules, regulations, laws or ordinances by the Occupant, their guests or invitees. Should any Occupant, their guests and invitees, cause a disturbance resulting in police action or our companies involvement, this rental agreement may be terminated immediately and no refund of rental monies shall be made. -The noise curfew here in Newport Beach is 10 pm and you must remain quiet through out the night. Out of respect for your neighbors and the community we Strictly enforce The City of Newport Beach’s “Loud or Unruly Gathering” ordinance. We respectfully ask that you please keep the noise down after 10pm because the homes here in Newport are very close to each other. - Smoking of any kind and or burning incense is not permitted anywhere inside and or around the premises of the rental property. If the property manager finds that guests have smoked inside the rental and or on premises, Occupant will be charged a $1000.00 fine and shall pay any and all cleaning charges incurred due to odors and for any replacement costs or repairs for any damage caused to the carpets or personal property in the rental premises. We kindly request that any smoking be done not only outside but off the property.
