This quaint but fully furnished upper rear studio with a kitchenette is just steps away from the sand and the Newport Pier. Please note, this studio only rents with the front unit during the summer season. It's not available to rent on its own during the summer. There is a queen murphy bed and a full pull out sofa, a small kitchenette, bar seating for 2 and extra seating in the studio for meals when the murphy bed is up. One parking space is located behind house. Smaller vehicles are recommended. Due to the layout of this 2 unit home, the back studio unit unfortunately does not offer an outdoor area, no BBQ, no patio access, no laundry, no AC and no balcony. This unit is best rented with the front unit but perfect if you just need a place to stay. Just off the boardwalk, you're within easy reach of the best of Newport Beach. Start your mornings with a tranquil stroll or bike ride, then spend afternoons sunning and swimming. Newport Pier offers a spot to cast a line or watch the sun go down over Catalina. Come explore all the area has to offer! As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm. *Refunds or credits will not be issued for any of the disclaimers above.* SLP# 13339 Guest has access to the entire back unit loft space as well as the single car space off the alley. I give my guests space but am available when needed. We are available at any time to answer any questions or service the property. - This studio rents with with front unit during the summer season, not available to rent on its own during the summer. - Studio has no access to outdoor spaces for front home, no laundry, no BBQ and no patio/balcony. - 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police - Must be 26 or older to book - Must provide your email and be able to access our company online portal for house info. - No parties or gatherings. - We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm. Must be able to login into our Online Guest Portal and provide us and working email and phone number for during your stay. Must be 26 or older to book. True Representation of Occupancy. N.B.V.P manages homes that are privately owned and operated. The owners who make their homes available through N.B.V.P request that they are marketed and rented only to vacationing families. Reservations made for teenagers or young single groups under 26 yr old, will not be honored without an accompanying adult staying in the property at all times. If N.B.V.P finds that Occupant has made a false representation of occupants, or the sole occupants at the premises are under the age of 26, or that there are any unsupervised minors at the premises, Occupant is subject to immediate termination of tenancy with no refund of rental monies. Each home has a sleeping occupancy bed limit set by the owner. If Occupant exceeds this bed limit for any reason, Occupant will be considered in violation of this rental agreement and will be charged a minimum fine of $200.00 per person per night. -No parties, "party like" behavior or gatherings. Peaceful and Lawful Occupation. The Occupant, their guests and invitees, shall not disturb, annoy, endanger or interfere with other occupants of the rented premises or the neighbors of the rented premises, nor shall the Occupant, their guests and invitees, use the premises for any unlawful purposes, including but not limited to, using, manufacturing, selling, providing, storing or transporting illicit drugs or other contraband, or violate any Federal, State or local law or ordinance, including, but not limited to, the use of alcohol by minors or commit waste or a nuisance upon the rented premises. The Occupants shall be responsible to pay any fines, assessments or charges imposed by any public authorities due to any violation(s) of any rules, regulations, laws or ordinances by the Occupant, their guests or invitees. Should any Occupant, their guests and invitees, cause a disturbance resulting in police action or our companies involvement, this rental agreement may be terminated immediately and no refund of rental monies shall be made. -The noise curfew here in Newport Beach is 10 pm and you must remain quiet through out the night. Out of respect for your neighbors and the community we Strictly enforce The City of Newport Beach’s “Loud or Unruly Gathering” ordinance. We respectfully ask that you please keep the noise down after 10pm because the homes here in Newport are very close to each other. - Smoking of any kind and or burning incense is not permitted anywhere inside and or around the premises of the rental property. If the property manager finds that guests have smoked inside the rental and or on premises, Occupant will be charged a $1000.00 fine and shall pay any and all cleaning charges incurred due to odors and for any replacement costs or repairs for any damage caused to the carpets or personal property in the rental premises. We kindly request that any smoking be done not only outside but off the property.
