Newly renovated seaside colonial home from 1924, celebrating New England in the 1920s. Nestled in the peaceful, historical neighborhood of Morris Cove, you will feel like you’ve stepped back in time to a classy and comfortable hideaway that Zelda Fitzgerald, Langston Hughes, or Yale Graduate Gerald Murphy might have enjoyed. This is a scent-free pet-free property. 3 bedrooms, 1.5 baths, and high cleaning standards, this home is designed to provide guests with a unique home away from home. The commitment to detail throughout this home is evident in every room. High-end furnishings and modern amenities mix with whimsical decor showing New Haven's nautical, intellectual, cultural, epicurean, and adventurous history. Nods to Yale University, New Haven Apizza, The Jazz Age, Ships and Sailors, and nearby Tweed Airport abound. The black, white, and gold of Art Deco combine with soft pastels, lush fabrics, and pops of color to create a stunningly appointed space to call home for as long as you’re there. Views of Long Island Sound from several windows. Seawall and sandy beaches are minutes away, walking or driving. Beach fun, relaxation, some of the best food in America, and exploration are at your doorstep. Kitchen is equipped with modern appliances and all the amenities for meal preparation. The chic bar area in the dining room allows you to mix up cocktails while listening to a range of vinyl classics from the 1920s onwards on the record player. Luxurious living room, dining room, and kitchen areas are bathed in natural light and charmingly decorated to make your stay comfortable and memorable. The exterior matches its charming interior with a luxurious, fully fenced-in yard with a fire-pit table, loveseat, armchairs, ottomans, reclining lounge chairs, side tables/yard boxes, and lawn games. SLEEPING ARRANGEMENTS (occupancy 6 - additional guests, please inquire) Upper Level: - Primary Bedroom w/ King Amerisleep Bed and 43” Smart TV - 2 Bedrooms with Queen Amerisleep Beds, 1 with 43” Smart TV - Full Bath with tub, shower and scent-free, dye-free, vegan body wash, shampoo, conditioner, hand soap, and hair dryer provided. Lower Level: - Half bath w/ laundry and access to the backyard. AMENITIES - Linens & Towels provided (all washed in scent-free/dye-free/vegan detergent) - High cleaning standards using only “Green” products - For your safety, the house secured by Yale smart locks, smoke and carbon monoxide detectors, fire extinguishers, and two exterior Ring cameras to monitor the front and back doors. Neither look into any interior or "social" spaces. We do not monitor this camera during guest stays unless we receive a complaint. All of our properties are NON-SMOKING. The Jewel of the Cove does not allow candles, incense, plug-ins or vaping in the house, including the covered porch. If there is any evidence of smoking, incense, candles, plug-ins or vaping on the premises, you will be charged $500 plus any remediation cost. The property is located in historic Morris Cove, a unique seaside hideaway only 15 minutes from the bustling center of New Haven. There is room for two cars to park comfortably and quick access to varied transportation options such as busses, the Metro North train line, and Tweed Airport only a few minutes away from the home. Please note that we may collect additional information from you after confirming your booking (usually an email address) in order to comply with local regulations and to provide the best possible experience. SHORT-TERM RENTAL ● It is expressly understood and agreed that this is a Short-Term Rental Agreement and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights of Guests and no rights to renewal or for recurring usage. DURATION OF STAY The Guest(s) shall be allowed to occupy the Premises only during the agreed upon duration of stay. NUMBER OF GUESTS Only the number of Guest(s) previously agreed upon in the reservation request shall be allowed to occupy the Premises Any additional guests must be approved by the Host and any applicable extra guest fees must be remitted to the Host ahead of time. NON-SMOKING PROPERTY - SCENT FREE PROPERTY • THIS IS A NON-SMOKING, NON-VAPING, and SCENT-FREE PROPERTY. Smoking and vaping of any kind is strictly prohibited anywhere on our property - INSIDE OR OUTSIDE. • Smoking and vaping are only allowed on public sidewalks. In addition to no smoking or vaping, this is a Scent-Free environment. The Jewel of the Cove does not allow candles, incense, air fresheners, scented plug-ins, smoking, vaping, etc. anywhere in the house or on the property - indoors or outdoors - including on the covered porch, on the patio, near the grill, anywhere in the backyard, driveway, or near any doors or windows. Smoking and vaping are only allowed on public sidewalks. If there is any evidence of smoking, incense, candles, air fresheners, scented plug-ins, vaping, etc. on the premises, your security and/or damage deposit will be forfeited, and you will incur an additional charge (minimum $500) for cleaning, carpet cleaning, and deodorizing. Breaking this rule may result in guest(s) being made to vacate the premises immediately with possible loss of all payments, fees, deposits, and taxes. If we cannot reach the guest that booked the property, an authorized party may show up to require the entire group to vacate the premises immediately. • The only exception to this are citronella/insect repellent candles/sticks outside to prevent mosquito bites and the correct and safe operation of the outdoor grill itself. NO PETS ARE ALLOWED ON THIS PROPERTY AT ANY TIME Absolutely no pets are allowed indoors or outdoors. If evidence of an unauthorized pet(s) or animal(s) is found in the unit or on the premises, the pet(s) or animal(s) must vacate the premises immediately, and it may result in guest(s) being required to vacate the premises immediately with loss of all payments, fees, deposits, and taxes. The security and/or damage deposit will be forfeited and a minimum, additional charge of $500 will apply to cover the costs of deep cleaning. If we cannot reach the guest that booked the property, an authorized party may show up to require the entire group to vacate the premises immediately. BOOKING FEES The Guest shall pay the Host the amount as detailed during the booking process. SECURITY DEPOSIT The Guest shall be obligated to pay the following amounts upon the execution of this Agreement: Security Deposit/Pre-Authorization Hold amount as detailed in the booking process. The Security and/or Damage Deposit/Pre-Authorization Hold is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security and/or Damage Deposit/Pre-Authorization Hold at the execution of this Agreement. The security and/or Damage Deposit/Pre-Authorization Hold shall be returned to the Guest within the State's requirements after the end of the booking less any itemized deductions. This Security Deposit/Pre-Authorization Hold shall not be credited towards any accommodation payments, reservation fees, payments, fees, taxes, etc. unless the Host gives their written consent. FALSIFIED RESERVATION ● Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, security and/or damage deposit, and/or balance of any payment. ● This includes cancelling a reservation and proceeding to stay at the property, especially after receiving any automated or manual dispersal of a refund to the Guest. ● Unless express permission is given by the Host/Property Manager, Guests who canceled after arriving at the property will officially be considered trespassing the moment a reservation is canceled and a guest remains anywhere on the property. See the “UNAUTHORIZED OCCUPANCY FOLLOWING CANCELLATION” below for more details. CANCELLATION POLICY ● All cancellation requests must be submitted in writing to the Host via the booking platform’s cancellation feature, or if the reservation was a direct booking, via guest messaging and/or email. Cancellations are subject to the following terms: ● If the Guest cancels more than 30 days prior to the start of the Duration of Stay, the Guest shall receive a full refund of any accommodation payments made, less any non-refundable booking or platform fees. ● If the Guest cancels between 14 and 30 days prior to the start of the Duration of Stay, the Guest shall forfeit 50% of the total accommodation payment. The security/damage hold shall be returned to the Guest provided no other violations of this Agreement have occurred. ● If the Guest cancels fewer than 14 days prior to the start of the Duration of Stay, the Guest shall forfeit 100% of the total accommodation payment. The security/damage hold shall be returned to the Guest provided no other violations of this Agreement have occurred. ● No refunds will be issued for cancellations made on or after the check-in date regardless of circumstances, including but not limited to weather conditions, personal emergencies, travel disruptions, or acts of God. ● The Host reserves the right to make exceptions to this rule at their own discretion. EARLY DEPARTURE ● In the event that Guests depart the Premises prior to the expiration date and time stated in the Duration of Stay, no refund shall be issued for any unused nights. The Guest shall remain responsible for the full accommodation payment for the entirety of the Duration of Stay as agreed upon at the time of booking. Early departure does not release the Guest from any obligations under this Agreement. UNAUTHORIZED OCCUPANCY FOLLOWING CANCELLATION ● In the event that Guests submit a cancellation request and subsequently remains on or returns to the Premises beyond the date and time on which the cancellation takes effect, such occupancy shall be considered unauthorized. The Guest(s) shall be required to vacate the Premises immediately upon the effective date and time of cancellation. ● Failure to vacate the Premises in a timely manner following cancellation shall result in a minimum fine of $300 per day for each day or partial day of unauthorized occupancy, in addition to forfeiture of the security/damage hold and cost of the rent they had previously agreed upon during the booking process. ● If the Host cannot reach the Guest that booked the property, an authorized party may show up to require the entire group to vacate the Premises immediately. Any delay in vacating may result in the Host involving the authorities and the trespassing of every person found on the property, as well as the loss of all payments, fees, deposits, and taxes. Additional fines or damages may be assessed after removal. ● If the Guest cancels during the Duration of Stay, meaning after check-in has occurred and prior to the expiration date and time stated in this Agreement, the Guest shall be responsible for 100% of the total accommodation payment for the entirety of the booking regardless of the number of nights remaining. ● No refund shall be issued for any unused nights. In addition to forfeiture of the full accommodation payment and any applicable cleaning fees, the Guest's security/damage hold of $500 shall be forfeited in its entirety as an additional fine for violation of the cancellation policy. ● This forfeiture of the security/damage hold is separate from and in addition to any other deductions that may be assessed for damages, cleaning, or other violations of this Agreement. The Guest agrees that the Host shall have the right to collect any outstanding balance owed under this Agreement via platform-specific means and/or any other lawful method available. ● Cancellation during the Duration of Stay does not release the Guest from any obligations under this Agreement, including but not limited to the Maintenance and Repairs, Damages, and Unauthorized Occupancy Following Cancellation provisions set forth herein. ATTORNEY’S FEES The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement. USE OF PREMISES The Guest shall use the Premises for Short-Term residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity. SUBLETTING The guest does not have the right to sublet the Premises. ILLEGAL ACTIVITY The Guest(s) shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of prepaid Rent. Guests and any friends/family of the guest shall obey all laws of the state of Connecticut and local laws while they are on the premises. Failure to abide by the laws of Connecticut or house rules will cause eviction from the premises and the forfeit of all rents and/or security and damage deposits. OCCUPANCY TERMS AND CONDITIONS Violating the maximum number of guests agreed to at the time of booking may result in fines and/or Guest(s) being made to vacate the premises immediately with possible loss of all payments, fees, deposits, and taxes. We may call and issue a warning, or proceed with a minimum $300 fine and forfeiture of security and/or damage hold. If we cannot reach the guest that booked the property, an authorized party may show up to issue a minimum $300 fine and/or require the entire group to vacate the premises immediately. Any delay may result in us involving the authorities and trespassing every person on the property as well as the loss of all payments, fees, deposits, and taxes. Additional fines or damages may be assessed after removal. We require at least one member of the party to be 25 (twenty-five) years of age. Exceptions may be made on a case by case basis. Please note that we may collect additional information from you after confirming your booking (usually an email address) in order to comply with local regulations and to provide the best possible experience. NOISE ISSUES AND QUIET ENJOYMENT Outdoor Quiet Hours are from 10 PM - 9 AM daily. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement. NO PARTIES, EVENTS, PERFORMING ARTISTS, OR BANDS ARE ALLOWED WITHOUT PRIOR EXPRESS WRITTEN CONSENT OF THE PROPERTY MANAGER/HOST AND/OR OWNER(S). Excessive noise or violating the maximum number of guests agreed to at the time of booking may result in fines and/or guest(s) being made to vacate the premises immediately with possible loss of all payments, fees, deposits, and taxes. Depending on the severity of the noise complaint or excess occupancy, we may call and issue a warning, or proceed with a minimum $300 fine and forfeiture of security and/or damage hold. If we cannot reach the guest that booked the property, an authorized party may show up to issue a minimum $300 fine and/or require the entire group to vacate the premises immediately. Any delay may result in us involving the authorities and trespassing every person on the property as well as the loss of all payments, fees, deposits, and taxes. Additional fines or damages may be assessed after removal. SAFETY REQUIREMENTS Do not dismantle smoke detectors. Close and lock all doors and windows at night or when not on property. Do not leave doors and windows open or ajar when in the house or out of the house. TRASH The Guest shall dispose of all waste material generated during the stay under the instruction and direction of the Host. If you will be staying at {{address}} on Thursday night, please follow the Trash and Recycling instructions listed in the house guide. LINENS/TOWELS/SUPPLIES Any lost or damaged linens will be deducted from your damage/security hold or automatically billed to the card you used. We recommend that you bring any special items that you may need. Please place used Beach Towels inside the laundry hamper in the Front Covered Porch and then bring that laundry hamper into the Laundry Room/Bathroom to avoid tracking sand though the house. Please do not leave wet clothes or towels on floors or furniture. Please use the hooks provided in the bedrooms and bathrooms and/or the laundry hampers. Any damage caused by wet clothes, towels, or linens, will be subject to a loss of security and/or damage deposit and/or additional fees to be assessed based on damage. MAINTENANCE AND REPAIRS • The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any damage/security hold prior to a refund if Guest causes damage to the Premises or its furnishings. Leave the premises and contents in the same condition - neat and tidy - as you found them upon check-in. Furnishings are not to be removed or moved throughout the premises. Please treat this home and property with the same respect you would like shown in your own home. DAMAGES All damages must be reported to managers of the property immediately. Any costs incurred due to damages will first be collected from your security and/or damage deposit and/or via platform specific means e.g. AirBNB Aircover. Any additional costs due to damages not covered by security and/or damage deposit of platform specific means (e.g. AirBNB Aircover) will be collected from guests. INSPECTION The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest(s) violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement. ENTRY BY OWNER Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed-upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24 hours notice of the Owners’ intent to enter (except in the case of an emergency). SECURITY CAMERAS There are RING cameras on the premises outdoors - back door, front door and driveway. RING is used to monitor the exterior of the home and does not face any of the common outdoor living spaces.? There are no cameras inside the home. MAINTENANCE Report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and stereos. PERSON OF CONTACT HOST’S LIABILITY The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired. UTILITIES No compensation will be given for the temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately, and all efforts will be made to have them restored as soon as possible. POSSESSIONS Any personal items or possessions that are left on the Premises are not the responsibility of the Host. If requested, the Host shall make every reasonable effort to return the item to the Guest at Guest’s expense. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use. HOLD HARMLESS Neither the property manager nor the Owner, assumes any liability for loss, damage, or injury to persons or personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. GOVERNING LAW This Agreement shall be governed and subject to the laws of Premise's location. ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Host/Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Host/Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Host/Owner reserves the right to terminate this Agreement upon their discretion at any time.
