The space This newly built coastal modern home features 3 bedrooms, 2.5 bathrooms, and spacious interiors designed for comfort. Located in a gated community with full ocean views, the home includes an elevator, premium finishes, and expansive windows that bring in natural light throughout. Guests can explore the calm waters with kayaks and paddleboards or simply enjoy a barbecue at home. For more adventure, jet ski rentals are available nearby. A popular restaurant offering fresh seafood and live entertainment is just a block away—perfect for evenings out. Guest access The entire home is yours to enjoy with communal amenities shared with other residents and guests. We only request that any locked areas remain unopened. Other things to note Whether you’re planning a team retreat, small wedding, or family gathering, we can help arrange group accommodations with five neighboring homes available to book together. Experience a brand-new oceanfront escape and make memories that last a lifetime. General House Rules Information Check-in time is 4pm / Check-out time is 11am. Sometimes the platform will allow you to select the time in which you would like to arrive and or exit. Please know that check in is always at 4PM and checkout at 11AM unless explicitly discussed and approved with us. Monroe County ordinance quiet hours 10pm-8am. No smoking inside the house ($1000 fine) **House Rules Intro** We have created our house rules sheet to preserve the integrity of your stay and future stays while also respecting the home and neighborhood! Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. We understand that people are not a “one size fits all” category, so please reach out to us with any questions or concerns in this document. COMMUNICATION IS KEY!!!! Mi casa, tu casa! But you wouldn’t intentionally damage or mess up your home, would you? We ask that you treat our property as if it was your very own as well! Please be aware of the condition of items in the house, and if you happen to notice anything broken when you arrive, please contact us to let us know. We also ask that you please watch noise levels at night. We love our neighbors! They’re nice, we’re nice to them, and we hope you are nice to them too! Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. Should payments be made with a credit card, a 6% processing fee applies to all payments and is non-refundable. Please notify the host should you wish to make a payment this way and they may be able to accommodate you. For this option the following items are required: A picture of your driver’s license. A picture of the front and back of the credit card used. A picture of you holding your license up to your face in a selfie form. A credit card authorization form. (Please note that all of the above required items names must match the credit cards, licenses, and name on the reservation.) Should any cancellations or refunds be given, they will be provided less the 6% processing fee. A/C Central System Please do not have the AC thermostat below 60 degrees as this can freeze the ac unit causing damages that we will then pass along to you. Acknowledgement YOU AND THE GROUP ACCOMPANYING YOU FURTHER UNDERSTAND, INTEND AND DESIRE TO RELEASE THE MANAGER PARTIES FROM ANY AND ALL LIABILITY ARISING FROM OR RELATED TO THE OCCUPANCY OF THE PROPERTY TO THE FULLEST EXTENT PERMITTED BY THE LAWS OF THE STATE OF FLORIDA. You hereby certify that you are at least 18 years of age and you are legally competent to enter into this Agreement, including the Release, Waiver, Assumption and Indemnity provisions contained herein. You agree that it is your express intent that this release shall bind the members of your family and spouse, if you are alive, and your heirs, assigns and personal representatives, if you are deceased, and shall be governed by the laws of the State of Florida. BBQ Grill Any guests who plan to use our BBQ grill are welcome to do so, but please only use it if you are familiar with propane gas grills. Before & after each use, please turn on & off the propane tank by reaching under the grill and twisting the handle clockwise (open) or counterclockwise (close). In order to minimize a messy clean up, we ask that guests use foil and/or clean up the grill after use scraping the grill clean. We don’t want to have grease as a fire hazard. These are communal grills.
