Nearby major projects: This home is close to New Albany’s “Silicon Heartland” growth area, with multiple large-scale developments nearby (data centers and major commercial construction), including the Intel Ohio One campus and major data center campuses in the New Albany area. Drive times vary by the specific site entrance, traffic, and road work. Potential Road Construction: Please note that there may be construction on the main road during your stay. While we try to keep the disruption to a minimum, some noise or temporary detours may occur. We appreciate your understanding as the community improves. BBQ Grill: A grill and propane tank are provided. Please note that propane is self-service and we do not refill the tank between stays. If the tank runs out, you will need to exchange it at a nearby gas station. If you prefer us to handle the exchange, we can do so for a service fee plus the cost of the tank. We want your stay to be as comfortable as possible, so please feel free to reach out if you have any questions or concerns! 1. 👟 Shoes Please remove shoes when entering to keep the floors clean. Shoes must never be worn on carpeted areas. 2. 🗑️ Trash & Recycling If your stay coincides with Trash Day, please roll the bins to the curb the evening before pickup. (See the Guest Guide for your specific day). 3. 🚫 NO PETS ALLOWED We have a strict No Pets policy to maintain an allergen-free environment. Unauthorized Pets: Bringing a pet violating this rule will result in a $300 Deep Cleaning charge to remove allergens/dander and may result in immediate termination of the reservation. Service Animals: Service animals are welcome. Any damages to the property or extra cleaning required due to the animal (e.g., accidents, excessive hair on furniture, or fleas) will be charged to the guest. Service animals must not be left unattended in the home at any time. 4. 👥 Guests & Visitors Registered Guests Only: No unregistered guests are allowed overnight without prior approval. Third-Party Bookings: Bookings made on behalf of someone else are not allowed unless explicitly approved in writing. 5. 🚬 Smoking Absolutely NO smoking of any kind (cigarettes, marijuana, or vape) inside the home. Violation: A $200 specialized cleaning charge (plus the cost of ozone treatment) will be applied to restore the air quality. Please dispose of butts in the outside trash, not on the ground. 6. ⏰ Check-in & Check-out Check-out is strictly at 10:00 AM to allow our cleaners to prepare for the next guest. Extensions: Early check-in and late checkout are available for $30 each, subject to availability. Please message us in advance to request this. Unauthorized late checkout: Will incur a charge of $150 to cover cleaner standby time. Over 2 hours: Will be charged the full base nightly rate. 7. 🤫 Noise & Neighbors Quiet Hours: 10:00 PM – 9:00 AM. No Parties: Parties or events are strictly prohibited. Violations will result in immediate termination of the reservation without refund. 8. 🛏️ Bedding Protectors For hygiene reasons, mattress and pillow protectors must NEVER be removed. If protectors are found removed, the underlying bedding is considered contaminated. Guests will be charged the full cost of replacement or professional deep cleaning for any pillow or mattress found without its protective cover. 9. 🛠️ Damages Guests are responsible for any damage caused by their party. Please notify us immediately if something breaks so we can fix it for the next guest! 10. 📦 Mail & Packages Guests may ship packages to the property at their own risk. We are not responsible for lost, stolen, or undelivered mail. 11. ⚡ Utilities & Internet We provide high-speed internet, but we cannot guarantee the reliability of third-party service providers (ISPs). No refunds will be granted for temporary internet outages or utility disruptions due to weather or provider maintenance. 12. 🅿️ Parking Please park only in designated driveway areas. Absolutely NO parking on the grass or in the neighbors' driveways at any time. 13. Reviews & Fairness Reviews must reflect in-unit experience only External factors (building, staff, smells) are excluded Complaints must be raised during the stay Any breach = valid basis for review removal Consent must be given before check-in
