Inside, the cozy living room features oversized plush couches and a large Roku-enabled flat-screen TV for streaming your favorite shows. The fully equipped kitchen includes stainless steel appliances, generous counter space, and all the essentials for home-cooked meals, which you can enjoy in the adjoining eat-in dining area. A laundry room is conveniently located just off the kitchen. The sleeping arrangements include: *Primary Suite: King-size bed, twin bed, ensuite bathroom with double vanity, and walk-in closet *Second Bedroom: Two sets of twin bunk beds—ideal for kids *Third Bedroom: Queen-size bed. A second full bathroom ensures comfort and privacy for all guests. Step outside to enjoy the expansive backyard oasis. The covered patio is perfect for lounging or dining al fresco, and the fully fenced yard features: *Two grills *Ample seating *Fire pit for marshmallow roasting and evening gatherings *Spacious side yard for extra outdoor fun We welcome your furry friends too—pets are allowed with a small fee. The house has a digital keypad at the front door which will provide you access to the house. The code will be provided upon check-in. You will have full and private access to the home. We like to give our guests maximum privacy, so we offer contact-free check in via a digital door code. Just know that we are only a phone call away if ever the need arises during your stay! We require a signed rental agreement, and for guests to be 21 years of age to book. The other 3% will already have been collected by the credit card processing company, and we have no way to return that portion of the payment. We kindly ask guests to treat all towels and linens with care. If any items are stained or damaged beyond repair, a replacement fee will be charged to cover the cost of new linens. Pets must be crated when they are left unattended in the home. We do not allow pets on furniture or beds, and all waste must be cleaned up from the yard. All pets require a non-refundable pet fee. If there is evidence of pet hair on the furniture, excess hair in the home, stains, or waste found in the yard or home, you will be charged the cost to clean this. In the event that a security deposit is collected, we will retain all or part of the security deposit to cover any costs associated with additional cleaning due to pets. Please note: Some of the flooring in this home shows signs of wear and cosmetic damage. While it is fully safe and functional for guest use, it does not reflect the full condition we would like. We are actively gathering quotes for replacement or repair, and hope to upgrade it soon. In the meantime, we maintain a high standard of cleanliness, and the rest of the home is in excellent condition for your stay. (1) MINIMUM AGE: You must be at least 21 years of age to rent this property. (2) NO SMOKING: If our cleaning crew reports any signs of smoking cigarettes, vapes, e-cigs, pipes, etc. (smell, ash, etc.) in or around the home, an automatic $500 damage charge will be incurred. The same charge applies if cigarette butts are found outside of the home. If marijuana is smoked in or around the home a $500 fee will be charged, and details about the reservation may be turned over to the appropriate authorities. (3) NO PARTIES OR EVENTS. Parties are prohibited at the home. Other events are permitted at the home only with our prior approval. (4) QUIET HOURS. This home is located in a residential area. To be courteous to our neighbors, we ask that you respect quiet hours between 10 PM and 7AM. If you violate quiet hours and disturb the neighbors, we will cancel your reservation; you will be required to leave the property immediately and you will not be eligible for any refunds. We may monitor noise with exterior cameras and/or noise monitoring technology. (5) DAMAGE: You will be responsible for any damage to the home or its furnishings during your stay. (6) TRASH: Please bag all trash and place it in the bins provided. There is a $100 charge for third party trash removal if an excessive amount of trash is left at the property. (7) RELEASE: If an issue arises and guests request a refund, we will require guests to agree to a release before issuing a refund. (8) PET POLICY: Pets are permitted at this home. You must notify us if you plan to bring a pet to the home and will be charged a non-refundable fee. You will be responsible for cleaning up all evidence of your pet at the property, including fur inside the home and waste from the yard.
