Prime location! This fun Denver home is walking distance to coveted Wash Park and Bonnie Brae Shops/Restaurants. Featuring 2 bedrooms and remodeled bathroom. Main floors has large, fully equipped kitchen with plenty of seating. Main living room is great for gathering with friends/family or getting work done. Vaulted den with cozy furniture is perfect for movie night. Easy access to DU campus, Wash Park, Downtown, and highways. This unique remodel features a separate basement apartment that is occupied. The City of Denver requires for the license. However, the only shared space is the yard and you can expect no disturbances. Main 2 levels of the home are all yours! Guests will have 3 reserved parking spaces off the alley and will access on the south side of the house through the French door using an electronic door code. This home may be listed for sale during your stay. If a showing is requested, we’ll always give at least 24 hours’ notice and check with you first. Showings are completely optional and only happen with your approval. They’re typically quick (about 15 minutes), and a licensed real estate agent will be present the entire time. No need to tidy up or do anything special — we understand you’re living in the space. If you have pets, we just ask that they’re crated or taken with you during any approved showing for everyone’s safety. We’ll always do our best to keep any disruption to a minimum and appreciate your flexibility! **Welcome to Our Home!** We're so glad to have you here! To help make your stay enjoyable and comfortable, we have a few house rules. Think of these as friendly reminders that help us maintain a warm and welcoming environment for everyone. **Check-In Process** To ensure a smooth stay, we use Happy Guest for verification and check-in instructions. There has been an increase in bookings made on behalf of others, so I make sure to have contact information for the guest staying at the home for emergencies. Once you’ve completed the form, you will have access to check-in instructions, parking details, and local favorites. It’s super quick - no app downloads necessary! Just a heads up: if the form isn’t completed, we can’t provide arrival instructions. Happy Guest will also give you 2 options for the accidental damage coverage: Either a refundable credit card hold ($1,000) or a non-refundable waiver ($30-$75 depending on length of stay). **I Aim for 5 Stars!** Your feedback means the world to me! I strive for a 5-star experience (which is nearly impossible), but if anything isn’t perfect during your stay, please let me know. Anything less than 5 stars is considered failing and will negatively impact my little family business. This helps maintain a positive environment for all guests and our neighbors. If there are noise complaints, I may have to enforce some fines or ask you to vacate without a refund. Let’s keep it friendly! **Utilities** Sometimes, service interruptions happen that are out of my control, like power, internet, or water outages. If there’s any disruption, I’ll keep you updated with the latest info. Thanks for your understanding! **Respecting Our Neighbors** I love this neighborhood, and I’m sure you will too! Please be considerate of my neighbors’ privacy and property. At the same time, I cannot control neighborhood activity. Guests are encouraged to determine if the neighborhood suits their needs BEFORE booking. If you have any questions about the area, feel free to reach out—I’m happy to help! **Accommodations** Please take a moment to review the listing details and make sure my home fits your needs. Guests should review layout, rooms, bathrooms, sleeping arrangements, parking, etc BEFORE booking. If you have any questions about the space or amenities, just ask! **NO PARTIES** No parties or unapproved gatherings of any kind are allowed. If you plan to have visitors, just give me a heads-up. This is a very strict rule of the booking platform, the city, and my licensing requirements. If evidence of a party is reported, there will be a fine. I appreciate your cooperation! **NO SMOKING** I want to keep my home fresh and clean for everyone, so please refrain from smoking/vaping indoors. Guests may smoke outside away from windows and doors. If evidence of smoking/vaping is reported, there will be a fine. **Check-Out** Check-out is at 10 AM to allow me to prepare for the next guests. Cleaners arrive promptly at 10AM. I am always willing to accommodate late check out or booking extension if the calendar allows. If you’d like a late check-out or extension, please make sure the plans are arranged before 9PM the night before. If not, there will be a fine. **Exterior Maintenance** During your stay, you might see my team maintaining the property—whether it’s shoveling snow or mowing the lawn. Thank you for your understanding as I keep everything looking great! **Surveillance** For your safety, I have exterior security cameras. There are no cameras inside the home. **Towels & Linens** Please help me keep everything in good shape by using the black washcloths for makeup. Please, please, please do not use white towels/linens for hair dye, tanning lotion, makeup, etc. These stains are very difficult to remove and will affect future stays. Any missing or damaged items will be invoiced to the guest, but I know you’ll take great care of my home! **Pet Policy** I love dogs! Just please clean up after your furry friends and keep them off the furniture when possible. I provide a pet pickup station in the yard and if there is excessive clean up upon checkout, I may need to invoice for extra cleaning. Unapproved pets are a no-go, so please check in with me first. **Access** On the day of your arrival, guests will receive check-in instructions including the door code. The door has an electronic lock and will automatically lock when closed. Entering the wrong code too many times will result in the system shutting down temporarily. Wait a couple minute and try again, then message me if the issue persists so I can help. **Safety First** Please don’t tamper with any safety devices like smoke detectors or fire extinguishers. If you notice anything amiss, just let me know right away! **Cancellations** While BEFORE booking. I abide by the policies, and choosing a stricter policy allows me to offer affordable rates.
