This property is centrally located within Johnson Ranch! In addition to a private salt water pool & spa, there are 3 heated community pools, Basketball courts, sand volleyball & more located steps from the house. You will have free access to a pitch & putt course, frisbee golf course, tennis/pickle ball courts & a catch & release pond. This quaint property in Johnson ranch is just the place you need to be with family or friends! You could do a different activity every day and not spend a dime going outside of the community. The master is huge with a two desk office space and ensuite with a large master closet. There is an open concept kitchen/dining/ living room space which is perfect for family get togethers and for watching the game while preparing a great meal. There is an additional den area with a table for games and couch to curl up on to read a good book. There are also two additional bedrooms which share a hallway with an additional bathroom. Guests will have full access to the entire property except the garage Please contact painted sky property management for any questions The Johnson Ranch Community is a great place to get away from the hustle and bustle. It offers dozens of amenities, including more than 300 acres of recreation and green belt space, three community pools with spas, a nine-hole pitch and putt golf course, a catch and release pond, tennis courts, basketball courts, a sand volleyball court, a softball field, a nine-hole disc golf course, and 19 playgrounds throughout the community. Uber and Lyft available in the neighborhood Key card required to enter community amenities, Loss of key card will be a $100 dollar charge The key card will get you into the 3 beautiful and heated community pools. One of which is steps away! Grill is run by propane and needs to be turned off after every use. Both the City of San Tan Valley and the HOA Community are very sensitive to disruptions from vacation homes- PLEASE do not make our rental an issue! All guests wanting to book need to be 21+ unless otherwise approved by the host. **The City of San Tan Valley has a 10pm-7am noise ordinance that they strictly enforce with fines up to $1,500, and may result in termination of your stay with immediate eviction w/out reimbursement if neighbors call the police! ** No smoking on the property or in the house, violation of this will be a 200 dollar fine plus whatever additional costs to us to remove odors. No parties or events! If this is violated you may be asked to leave with no refund guaranteed. No drug use! immediate eviction with no refund. No animals! Please no additional guests other than the ones staying. There can be exceptions made but please contact me to arrange. Violating this will be a $200 dollar charge per person per day. **Please Note: Any excessive cleaning required is $50 per hour. We also charge $100 per day to heat the pool. Loss of pool key will be a $100 dollar replacement. No Animals*** Should you bring an animal after violating the house rules you will be asked to leave the premises or fined up to $200 dollars No smoking/vaping or drug use! This is a zero tolerance policy. Should you violate this there will be a $500 dollar fine and for every piece of evidence of smoking/drug use I will charge $25 dollars additionally (ashtrays, cigarette butts, Illegal substances) this also subjects you to termination of the stay should we decided to. NO PARTIES... No exceptions. Should you have a party you will be asked to leave and there will be no refund. (business events are allowed) If there are any noise complaints or the police are called you could be asked to leave with no refund. Late checkout's can be arranged (when available) but will be an additional $100 dollar fee and they must be requested 24-48 hours in advance. Emergencies happen just let me know as soon as possible :) $150 charge to guest(s) still on property after check-out time to respect proper cleaning time for arrival of next guests. Cleaning crew WILL enter home at 11 AM to clean. Anyone still in the house two hours after checkout will then pay that days base rate (without discounts, this does not grant you access to the property for the day.) If we have to refund another guest due to you staying in the property, you will reimburse us for any refunds given. (Note: any damage resulting in blocking days off in the calendar will result in you paying the days rate for however many days it took to restore the property) If you do not have any reviews I do require an up to date state ID No crypto mining on premises, should it be found that this is happening you will be asked to leave and no refund issued. Be respectful of the neighbors, this is a family friendly neighborhood. Pool rules- Shower with soap and water before entering the Hot tub. Enter and exit hot tub slowly and where the stairs are located. No jumping or diving in. NO GLASS in or near the hot tub. Use of alcohol, narcotics or medications is not permitted on the premises and in the hot tub. Elderly or pregnant women should consult a doctor before entering the hot tub. Children must be accompanied by an adult. Do not enter if the temperature is higher than 104 degrees Fahrenheit. Limit your soak to 15 minutes and cool off before re-entry. Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult a doctor before entering the hot tub. Please replace spa cover after each use. Please do not sit or lie down on the spa cover. Please turn off Jets after use. Please do not use soap or oils in the spa. Check children in diapers hourly and change them away from the pool edge.
