It's restricted by the complex. Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. Please be aware. We make sure to provide basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supply especially for long-stay bookings need to be purchased on your own. You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, grill up some dinner at the BBQ courtyard, relax in the zen garden, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities. I am always available via the message app, email, or through text :) Guest Verification & Booking Requirements To comply with legal and HOA regulations, the primary person booking must be at least 22 years old for non-locals and 25 years old for locals. By completing this reservation, you agree to our rental terms and commit to signing a rental usage agreement. Prior to check-in, you must successfully pass through our secure verification portal. This requires: A copy of a valid government-issued photo ID. A matching credit card. Confirmation of your contact information. A criminal background check (only if mandated by the building or property management). Important Privacy Note: Your information is collected strictly for verification purposes; it is not stored or used for any other reason. Please read our house rules attentively. 1. Reservations require a $250 to $500 security deposit. depending on the listings. Prior to check-in, we will send you a link to a payment portal to collect this hold. No cash is accepted for the security deposit. 2. As per the building rules under which we operate, we require you to e-sign a waiver before checking-in. 3. Regulations require us to request a photo submission of your ID before you can check-in. We will send you a pre-check-in link to satisfy the requirements of house rules 1-3. Refusing to comply with these measures does not make your reservation eligible for a refund. 4. Check-in is at or after 4 pm on your check-in day. Checkout is at or prior to 10 am on your check-out day. Early check-ins and late checkouts may be available upon request, and are subject to additional fees. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses. 5. Pets are allowed at some units and must be approved by us prior to booking. A pet fee will apply. Pit Bulls, Bull Mastiff/Mastiff are unfortunately not allowed. You agree to an undisclosed pet fee of $500 if you bring an animal into the apartment without pre-approval. 1-5 nights: $85 per pet, 6-14 nights $150 per pet, 14-28 nights $200 per pet, 28+ nights $250 per month. We encourage guests with service animals to contact us before their stay. 6. Guests take full responsibility for damages, injury, or loss that occur on the premises and its facilities. Guests must report any property damage to customer service. Unreported damages will be deducted from the security deposit. We are not liable for any for any towing fees or vehicle damages for guest vehicles parked on the premises or its facilities. 7. Public and common areas of the building, such as hallways, parking, and the lobby, operate video surveillance devices. 8. Guests are responsible for covering the cost to replace lost keys, key cards, fobs, or parking passes which is $150 per lost item. 9. The following is strictly prohibited during your stay: (a) Smoking, parties, and excessive noise, including on balconies and in shared spaces. Smoking violations are subject to a $1,000 fine for each occurrence in order to pay to clean, deodorize, and repair damages. Noise and smoking detecting technology is used inside the suites to monitor excessive noise levels and violations of our non-smoking policy. Tampering with any of these devices is a direct violation of our house rules. (b) Dangerous or hazardous items (e.g., those that may increase the risk of fire or explosion such as candles or lighters); (c) Firearms and other weapons (except those rightfully possessed by on-duty or off-duty law enforcement officials or licensed security guards); (d) Commercial photography/videography without written consent (e) Illegal activity, Pornography production, or prostitution; and (f) Overnight guests that exceed the number stated in the reservation. (g) Making any change, modification, alteration, or addition whatsoever to the unit or its contents (including moving furniture around); (h) Soliciting or loitering around the space or building; (i) Creating unsanitary conditions (e.g., generating excessive trash or offensive odors, or attracting pests); 10. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. This is a new property in a new neighborhood. There are a number of grocery stores, restaurants and attractions nearby. Conveniently located with easy access to US-121, US-75 We recommend driving near and in Dallas proper, and there are rideshares for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
