This helps keep the water clean and enjoyable for all guests. Thank you for your cooperation! 😊 Guests have access to the entire home, waterfront, and all provided amenities. ⚠️ Damage Waiver: Every reservation includes our Damage Waiver Program — you’re covered for up to $500 in accidental damage during your stay. Just relax and enjoy your trip, knowing little mishaps are taken care of. (Note, this is not insurance and does not replace travel or liability insurance; this self-funded protection covers up to $500 in accidental damage to contents only; examples included linens, towels, and wine. 🔥 Grill Information: A propane grill is available for guest use in the outdoor area. Propane levels are not guaranteed. If the tank is empty or requires a refill during your stay, guests are responsible for obtaining a refill or exchange. We are happy to reimburse the cost of one propane refill or exchange with a copy of the receipt. 🐜 Pest Note: We treat regularly, but Florida may have occasional pests. No refunds are issued for pest sightings, though we’re always happy to address concerns. ⚠️ Please be aware that certain situations beyond our control may occur, including construction or noise outside the unit, temporary closure of amenities, utility or city repairs, or other issues on neighboring properties or units. As these circumstances are beyond our control, we are unable to provide refunds for any related inconveniences resulting from these factors. 🚼 Pack ’n Plays must be requested in advance and are subject to availability. As these items are shared across our units, we kindly ask that you request one, at the time of booking to confirm availability. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer if available to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability. If you have any questions or concerns, let us know in advance. ✔ By booking, you authorize the property manager Rentals, LLC to send text messages and emails with details regarding your reservation information and other offers. Message/data rates may apply. Consent is not a condition of purchase. HOUSE RULES: ✔ MINIMUM AGE: The booking guest must be at least 23 years of age to check-in. Security will request an ID upon arrival. ✔ CHECKOUT/CHECK-IN PROCESS: Check-in time is 4PM EST and checkout times are 11AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 11:45 AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in or late checkout. For early check-in and late checkout requests, the fee is $20/hour when approved in advance and paid before check-in/checkout. As a reminder, we do NOT guarantee early check-in or late checkout *ever*. It depends on our booking calendar and cleaning schedule. ✔ PETS: We are pet friendly. Guests can bring up to 2 pets. You must notify us in advance. Pet fees will apply, $125 per pet, per stay fee. Pets must be leashed when outside or in a fenced-in backyard especially when the property is shared with other guests. You must pick up after your pet. Pet feces left behind will incur a penalty of $75/incident. It's the Guest's responsibility to review pet fees before booking. Manager reserves the right to remove any pet for inappropriate behavior. Service pets stay for free. ✔ SMOKING. No smoking or vaping is allowed inside any of our rentals. If cleaners determine smoking has taken place, whether by observation or smell, we reserve the right to charge a $250 penalty. If smoking is observed during the course of an active stay, we reserve the right to cancel the reservation without any refund and charge a $250 penalty. ✔ LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200. ✔ WEAPONS. Unless requested and approved in advance in writing, we do NOT ALLOW any lethal weapons on our properties. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. If granted permission, the weapon must be licensed and safely secured at all times. ✔ We reserve the right to approve date changes requested outside the full refund window. If approved, a "date change fee" of 10% of the total reservation (including fees and taxes) or $100—whichever is less—will apply, with a minimum fee of $35. This applies only to stays of 5 nights or less. Longer stays may have different fees and restrictions. ✔ PARTIES. We DO NOT allow parties, events, or social gatherings of any size or any time of the day. ✔ NOISE POLICY: Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding. ✔ TV Subscriptions & Apps Guests are required to log in and out of their own accounts when accessing streaming services or smart TV apps. Please refrain from launching or purchasing any new subscriptions on the TV. Any unauthorized subscriptions or charges will be billed back to the guest at the cost of the subscription plus a $25 service fee. ✔ RESORT FEE (DAMAGE WAIVER): $20 resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $1000 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver. ✔ ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed. ✔ PAYMENT PROCESSING FEE. ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable. ✔ Please note that the FEES MAY OR MAY NOT YET BE INCLUDED in the total when you book on third party platforms. We have the right to collect these fees separately if they are not reflected in the initial booking total. Hernando Beach is a quiet, scenic coastal area with restaurants, parks, and charming waterfront views. A car is recommended for exploring nearby Weeki Wachee, Tampa, St. Petersburg, and other Gulf Coast beaches.
