This unique property is booked exclusively as a whole, offering both a spacious main house and a private, detached guest suite to comfortably accommodate up to 11 guests. The entire property is completely private to your group, ensuring no spaces are shared with other guests or hosts. Main Home (Sleeps 7): Bedrooms: • Main Bedroom: Features a plush King-sized bed, a large closet, and a private en-suite bathroom with a modern, glass-enclosed walk-in shower. • Second Bedroom: Offers a comfortable Queen-sized bed and generous closet space. • Third Bedroom: Provides a cozy Queen-sized bed. • Living Room: An oversized, comfortable sofa can accommodate one additional guest. Bathrooms: • Second Bathroom: A full hall bathroom with a sparkling clean shower/tub combination. Living Areas: • Main Living Room: Relax on the large 3-seater sofa while enjoying the large Smart TV. • Second Living Area (Den / Office): A versatile space with a comfortable loveseat sofa, armchair, a dedicated workstation (desk and chair), and its own Smart TV. Kitchen & Dining: • Fully-Equipped Kitchen: A large, remodeled kitchen fully stocked with major appliances (refrigerator, stove, oven, dishwasher, microwave), essential small appliances like a coffee maker and toaster, dishware, dinnerware, utensils, and cookware. You'll also find wine glasses for your enjoyment. • Dining Room: Adjacent to the kitchen, a 4-seater dining table awaits your meals. Private Guest Suite / In-Law Suite (Sleeps 4): This suite is completely detached from the main home's interior, providing excellent privacy for families or groups traveling together. • Separate, Private Entrance: A studio-style suite for independent access. • Bedroom Area: Features a comfortable Queen-sized bed. • Living Area: Includes a full-size pull-out sleeper sofa and a Smart TV. • Third Bathroom: A private full bathroom with a clean and modern walk-in shower. • Kitchenette: Equipped with a microwave, mini-fridge, and a small dinette seating area (please note: there is no stove or oven in the kitchenette). A BBQ grill is also available for your use. • Guests have exclusive, private access to the entire property, including both the main house, the private detached guest suite, and the private fenced backyard. No areas are shared with other guests. Entry is seamless via a keyless smart lock at the front door, providing a smooth and secure arrival. Please note: The detached garage/apartment is locked and used only for owner storage; it will remain completely unoccupied during your stay to ensure your absolute privacy • We offer a self-check-in process for your convenience. While we respect your privacy, we are available remotely to assist with any questions or issues that may arise during your stay. We adhere to an enhanced cleaning protocol, meticulously cleaning and sanitizing the entire property between each stay, with special attention to high-touch surfaces using EPA-approved disinfectants. Safety & Security: The Orbital Oasis is equipped with modern safety features, including a keyless smart lock with a unique access code for your reservation, exterior security cameras at entry points (no cameras inside or in private backyard areas), smoke detectors, carbon monoxide detectors, and a fire extinguisher. Easy Check-In Process: Please complete your rental agreement and ID verification prior to arrival. For Infants: A Pack ’n Play (travel crib) is provided for infants and young children. Please note this is not a full-size crib, and a toddler bed is not provided. Convenience Items: We provide complimentary laundry detergent, fabric softener, dryer sheets, an iron, ironing board, paper towels, toilet paper, trash bags, dish soap, and hand soap to get your stay started right. Please keep the thermostat fan setting on AUTO at all times. Changing the fan from AUTO to ON can cause the A/C system to freeze, reduce cooling performance, and lead to maintenance issues. If you need assistance with the temperature, please contact us. Guests may be responsible for service calls or repairs resulting from unauthorized thermostat setting changes. HOUSE RULES & RENTAL AGREEMENT 1️⃣ GENERAL CONDUCT Respect the Property Treat the home, furniture, and community areas with care. Clean up after yourself, indoors and outdoors. Guests are responsible for any damages that occur during their stay. Be Mindful of Noise Quiet hours must be observed at all times. Parties, events, and large gatherings are strictly prohibited. No excessive noise, music, or disturbances that may affect neighbors. Noise monitoring devices may be installed to ensure compliance. Violations of the noise policy may result in a $500 fine and/or immediate removal without refund. Smoking & Vaping Smoking and vaping are strictly prohibited indoors, including decks, porches, and steps. Outdoor smoking is permitted only in designated exterior areas. Guests must properly dispose of ashes and cigarette butts and ensure no litter or fire hazards are left behind. Any evidence of indoor smoking will result in a $500 fine, odor remediation costs, and possible eviction. Smoke sensors may be installed to assist enforcement. Respect for Neighbors and Community Be courteous and avoid disruptive behavior, loud vehicles, or other activities that disturb the peace. Guests engaging in unlawful or unsafe acts will be asked to leave without refund. 2️⃣ RENTAL TERMS Rental Agreement This Rental Agreement is a legally binding contract between the Guest and the Property Owner/Manager. The primary guest must sign this agreement and is responsible for all guests in their party. By confirming a booking, the guest acknowledges and accepts all terms of this Agreement and House Rules. Age & Identification Requirements The primary guest must be at least 25 years old and present during the entire stay. A valid government-issued photo ID is required before check-in. The reservation billing details must match the ID of the booking guest. A $100 refundable security deposit is required. Check-In & Check-Out Check-in and check-out times are listed on your reservation. Check-In & Check-Out times are clearly indicated on the booking reservation and adhered to at all times. Unauthorized early check-in or late check-out will result in a $150 fee per hour of unauthorized access to the property, with a minimum $150 fee. Any late check-out without prior approval will result in an automatic $150 fee per hour past check-out time. Any early check-in without prior approval will result in an automatic $150 fee per hour prior to the scheduled check-in time. Access codes or keys will be issued at the designated check-in time only. Furniture & Décor Do not rearrange furniture or décor. If items require repositioning, a $50 reset fee may be charged. Right of Access The Owner, Manager, or authorized staff may enter the property at any time for maintenance, repairs, or inspections. Guests will be notified prior to entry whenever possible, except in emergencies. 3️⃣ OCCUPANCY & VISITORS Guest Limit The number of guests must not exceed what is stated on the reservation. Only registered guests are permitted on the property, no outside visitors without prior approval. Children Children are welcome but must be supervised at all times. Guests are fully responsible for the actions and safety of minors. No Mail or Deliveries Mail and packages cannot be sent to the property. Please use a nearby UPS, FedEx, or pickup service for deliveries. 4️⃣ SECURITY & SAFETY Tampering with Safety Devices Smoke detectors, carbon monoxide alarms, or noise monitors must not be disabled or removed. Tampering with these devices will result in a $300 fine. Keys and Access Codes Lost keys or damaged smart locks will incur a $300 replacement fee. Lockouts during business hours may incur a service fee; after-hours lockouts require a locksmith at guest expense. Parking Parking is at your own risk. The property owner assumes no responsibility for damage or theft involving vehicles. Unauthorized vehicles may be towed at the guest’s expense. No Weapons Firearms, weapons, or hazardous materials are not allowed on the property. Emergencies In case of emergency, call 911 immediately. 5️⃣ CLEANING, DAMAGES & MAINTENANCE Cleaning Responsibilities The property must be left in good condition. Excessive mess or trash may result in additional cleaning fees. Normal wear is expected, but guests will be charged for negligent or intentional damage. Damages & Theft Guests are responsible for any damages or missing items during their stay. The property manager may charge the cost of repair or replacement directly to the guest’s payment method. If damage renders the property unrentable, guests may be charged the nightly rate until it’s restored. Maintenance Please report any maintenance issues promptly. No refunds or compensation will be issued for temporary disruptions (e.g., WiFi, utilities, or appliances). Pool & Yard Maintenance Pool and yard maintenance may occur during your stay. Authorized service personnel may access outdoor areas to perform routine services such as pool cleaning, landscaping, or equipment checks. We will make reasonable efforts to provide advance notice when possible, but scheduling may vary depending on service needs. Mid-stay cleaning services are available only for reservations of 30 days or more. 6️⃣ PETS & SERVICE ANIMALS Pets are not allowed. Unauthorized pets will result in a $500 violation fee and possible eviction. Service Animals Service animals are always welcome. They must comply with local licensing and vaccination requirements and must not be left unattended. 7️⃣ LIABILITY & USE OF PREMISES Use at Own Risk Guests agree that all use of the property and its amenities is at their own risk. The owner is not responsible for accidents, injuries, illnesses, or lost/stolen items. No Tenancy Rights Guests are licensees of the Owner and do not acquire any tenancy or lease rights. The property is for short-term accommodation only and cannot be used as a primary residence or for business purposes. Right to Evict Guests violating any part of this Agreement may be immediately evicted without refund. 8️⃣ MISCELLANEOUS TERMS Dispute Resolution & Arbitration Any disputes arising from this Agreement will be resolved by binding arbitration. Guests waive the right to a jury trial or class action participation. Governing Law This Agreement shall be governed by the laws of the State of Texas, USA. Changes to House Rules The Owner or Manager reserves the right to modify these House Rules at any time. Guests are bound by the most current version provided before or during their stay.
