Our home is a special place for families & small groups to come and enjoy time up in the mountains and at the lake. Our home has a great layout for spending time together, but also plenty of space to sprawl out. We have a large garage, as well as toys for you to use during your stay (bikes, snow saucers). We are walking distance to town & to Lake Tahoe. We are a short drive to Diamond Peak or Mt. Rose. Our home is great any time of year! 3 bedrooms | 2.5 bathrooms | Walk to Village | Close to Lake & Skiing Welcome to Incline Village, one of the most beautiful spots on Lake Tahoe! Nicely remodeled condo in Royal Pines Complex. High, beamed ceilings, large great room w/recessed lighting, gas fireplace, and deck with BBQ. Powder (1/2 bath) located off great room. Top floor deck is set over the common area grass looking at the giant pines trees. This is an end unit on the back side of the complex, across from the gate to the walking path into town. Spacious kitchen w/granite tile counters, breakfast bar, new appliances, and great natural light. Master bedroom windows look out to common area, master bath has a shower/tub & large closet. The two guest bedrooms share a bathroom & are separated from the master. Laundry closet w/full Washer and Dryer. Bathrooms with tile floors, marble counter in the master, and newer vanities. The longer (right) half is 17 feet 8 inches long. - It is possible to obtain one (single) guest parking permit if your second vehicle will not fit in the garage, but HOA and county permitting requirements for Short Term Rentals will not allow for parking for than 2 vehicles - carpool as necessary. - Vehicles parked in the community without a valid guest pass and/or parked outside of a designated parking space will be ticketed and towed Getting around Incline is easy. We do suggest having a car. Bikes are another great option, but beware, there are hills that you must tackle to get to some of the hikes and beaches in the area! HOA QUIET HOURS & WASHOE COUNTY GOOD NEIGHBOR REQUIREMENTS: - NO PETS allowed at any time (we have a child with severe allergies and the HOA does not allow renters to bring animals) - Guest occupancy is limited to a maximum of 6 people at all times (by both the County and the Homeowners Association). This occupancy limit includes infants and children and cannot be exceeded at any time. Doing so would risk our Washoe Country Short Term Rental Permit, and as such, would require us to proceed with eviction. Parties and gatherings are strictly prohibited. Our local property manager resides in the townhouse community. - Noise that disturbs neighbors is not allowed. Community quiet hours are 10 PM to 8 AM and our Homeowner's Association has a zero tolerance policy on noise violations. During quiet hours, even normal conversation needs to be moved inside, closing windows and sliding door, so as not to disturb sleeping neighbors. Our home is located in a high-density residential community with neighboring homes sharing walls and in very close proximity. This home has sensitive neighbors and is only suitable for quiet and respectful guests. While we encourage our neighbors to contact us and/or our local onsite property manager directly, there are times where individuals choose to contact the the police, the County Short Term Rental authority, and the HOA, instead, all of which can issue citations per tenant and require us to proceed with eviction. Ensure all guests understand and agree to the rental terms and county enforced STR (short term rental) good neighbor policies; all occupants are liable. Please be advised that this property utilizes a ladder to access the bunk beds. By renting this property, you are agreeing to hold the owner and property manager harmless for any injury or death that is resulting from the use of the ladder. Please note that due to new rules in Incline, this home does not have punch cards for the local beaches. Also noted in house rules, please be aware that we have two external home security cameras in place [one at the front door/garage area and one at the side door] to ensure the safety of Homeowners and Guests. The use of the cameras and its data will be used only for the sole purpose of protecting and securing our property, including enforcement of house rules and HOA/county permitting requirements regarding max number of guests in the home at any time (6), no pets, parking and noise ordinances. NO PETS/ANIMALS in the home at any time, including the garage.
