Newly furnished, each room invites relaxation—large windows and hardwood floors create a bright, welcoming vibe. The expansive game room features foosball, ping pong, a bar, plus cozy nooks for reading or remote work. Spend evenings around the outdoor firepit, utilize the on-site EV charger, and explore Penn Yan’s village, Keuka Lake, Wineries and Hiking Trails just minutes away. The 1852 Reserve has been thoughtfully designed with your comfort, convenience, and relaxation in mind. From plush pillows and premium linens to stylish décor and a fully stocked kitchen, every detail has been curated to create a resort-like experience. Whether you're enjoying the inviting game room or unwinding with your favorite shows, we want our home to feel like a place you’ll never want to leave—and can’t wait to return to. A private door code will be provided 24hrs before check-in We live just minutes away, so if there is anything we can do to make your stay an exceptional one, please don't be shy to reach out. You may even catch us at the local wineries, breweries, or out on the Lake. 1. Shoe’s Off, Please: Kindly remove shoes before entering the home. 2. No Pets: We love animals, but pets are not allowed currently. 3. Occupancy Limit: Please no more than 14 people on the property at any given time. 4. No Smoking: We are committed to maintaining a fresh, clean, and smoke-free environment for all our guests. To ensure everyone’s comfort and safety: • Smoking of any kind (i.e., cigars, pipes, cigarettes, vaping, etc.) are not allowed inside the home, including bathrooms, lower-level lounge, and three-season room. • Do not smoke or vape near open windows, doors, vents, as smoke easily travels indoors. • Smoking is permitted outside only, at least 20 feet from the house. • Dispose of cigarette butts and any smoking-related waste properly—do not litter. • Violations will result in a fine of one night stay, plus immediate eviction with no refunds for nights lost. • Extra cleaning fees will apply if smoke enters the home or evidence of indoor smoking is found. 5. Kitchen Care: • Please use the sink strainers provided and dispose of food particles in the trash. • Rinse dishes before placing them in the dishwasher to help keep our drains clear. • Load all dirty dishes and run the dishwasher before leaving. • Wipe down countertops and stove top before checkout. 6. Toilet Use: Only toilet paper should be flushed. Please do not throw anything else into the toilet. 7. Respect Our Space: We appreciate your help in keeping our home beautiful for future guests: • If something breaks or isn’t working, please let us know so we can address it. • Remove your shoes when entering the home. • Use placemats and coasters to protect furniture and surfaces. 8. Leave it As You Found It: Please leave the home in the same condition as when you arrived. Avoid moving furniture, as it helps us keep the space tidy, damage-free, and ready for the next guests. 9. EV charger is available via Chargelabs. Downloading an app via QR code is required to gain access. The EV charger is pay-per-use at approximately $0.36 per kWh. Our home is located just outside historic downtown Penn Yan, within minutes of the Penn Yan Village Boat Launch, offering access to Keuka Lake and a variety of shops, restaurants, and so much more. Situated on 4 acres of wooded private property, this generously stocked home features privacy with views of the rolling farm hills nearby. Within minutes of public lake access, wineries, concert venues, shops, hiking trails, and so much more. At the 1852 reserve, you are in the heart of the Finger Lakes.
