Welcome to our brand new guest suite, the Sheridan Suite, completed in July of 2021. This two-bed, one-bath unit offers a private entrance and patio, perfect for enjoying the stunning Colorado evenings around the fire pit. With stainless steel appliances and individually controlled heating and cooling for each room, the Sheridan Suite ensures unparalleled comfort for your visit to Colorado Springs. 🛋️ Living Room Relax in the living room with a 55” Roku Smart TV equipped with built-in Wi-Fi, allowing you to stream your favorite shows just like at home! Additionally, there's a queen-sized pull-out sofa with a comfortable memory foam mattress for additional sleeping space. 🔥 Backyard Fire up the grill and grab some beers as you watch the sunset. After dinner, head to our ring-style gas fire pit, cook some s’mores, and enjoy quality time with your friends and family. 🍳 Kitchen Cook your favorite meals in the fully loaded kitchen, well-stocked with a wide variety of pots, pans, spices, and cooking utensils. Gather around the large 6-person dinner table for a family-style meal, or enjoy delicious coffee from our Keurig in the morning to start your day off right! 🛏️ Bedroom Setup Bedroom 1: This room features a comfy full mattress with high-quality bedding, along with a desk and chair for your convenience. We also provide a pack n play and a highchair for the little one. Bedroom 2: Enjoy a super comfortable queen-sized mattress with high-quality bedding and gorgeous décor in this bedroom. 🛁 Bathroom The bathroom boasts a stand-up tile shower and quality shampoo, conditioner, and body wash. Complimentary hand soap, lotion, feminine products, and makeup removal wipes are also provided, along with a hairdryer, first aid kit, cotton swabs, and extra toilet paper. 🧺 Laundry Conveniently located in the closet, the laundry room features a new washer and dryer set, iron with ironing board, and fresh washing detergent. 🔑 You have access to the entire, brand new guest suite addition. Our home is set up like a side-by-side duplex with no access between our house and the new Sheridan guest suite! Enjoy the private patio and private off street parking too! 🚪 Alley Access: Please note that the entrance to this property is located off an alley. While the alley provides privacy and ease of access, we recommend reviewing your check-in instructions carefully to locate the entrance without any hassle. We are just a quick message away for anything you may need. You will always be able to reach our team with any issues and we are quick to respond through our messaging! 📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement. 🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry. ☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay. ⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late 💵 Additional Fees: A mandatory damage waiver or security deposit will be collected after booking. For guests bringing dogs, there is a mandatory pet fee of $100 per dog, collected after booking. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted. Optional services, including early check-in, late check-out, and additional guests, can be arranged upon request and are subject to availability. These additional fees help cover the cost of reworking the schedule or adding an additional cleaner if needed. Please message us ahead of time for pricing and availability. 🏡 Duplex Setup: Our house is set up like a duplex, and there is no connection between the two homes. You have a private entrance and off-street parking staying with us in the Sheridan Suite. ✅ City Permit: Don't worry about your stay being canceled at the last minute due to a violation from the City forcing the unit to shut down. We are permitted with the city: A-STRP-26-0584 🌿 Lawn Care: To keep the property looking its best, our grounds crew visits on Mondays and Tuesdays during daytime hours. Got a question? Guest Verification & Check-In 💳 Verification: A government-issued ID and contact verification are required for the guest portal. ⏰ Check-in and Check-out: Unauthorized late check-outs incur a $500 fee to cover turnover costs. Early check-in or late check-out may be arranged with prior approval. Age & Booking Restrictions 👤 Primary Guest: Must be 18+ and present throughout the stay. 🎉 Events & Gatherings: No events, parties, or commercial photography are permitted without prior approval. Unauthorized gatherings will result in immediate removal and forfeiture of funds. Pet Policies 🐾 Dog-Friendly Properties: A maximum of two dogs is allowed at pet-friendly properties, with a non-refundable fee of $100 per dog. No other pets, including cats, are permitted. 🚫 Non-Dog-Friendly Properties: No pets are allowed at these properties. House Rules 🚭 Smoking: Smoking inside the property is strictly prohibited. Outdoor smoking is permitted with proper disposal. Violations may result in a fee of up to $2,500. 🔕 Quiet Hours: Enforced from 9 PM to 8 AM. Indoor and outdoor noise must remain under 50-60 dBA, and excessive noise may incur fines up to $1,000 and potential eviction. 👥 Registered Guests Only: Only registered guests listed on the reservation are permitted. Unauthorized visitors are not allowed. Damage & Cleaning 🔧 Damage: Unreported damages or excessive cleaning may incur additional charges. 🗑️ Trash & Cleaning: Place all trash in bins. Excessive trash incurs a $150 fee. 🛋️ Furnishings: Treat furniture and linens with care. Additional fees may apply for stains or damages. 🔑 Key Care: Lost keys incur a replacement fee. Pools, Hot Tubs & Amenities (If Applicable) 🥽 Safety: No glass, diving, or unsupervised children near pools or hot tubs. 🧼 Maintenance: Pools and hot tubs are regularly serviced; contact us for any issues. Do not tamper with controls. Noise & Security 📈 Noise Monitoring: Non-recording devices monitor noise levels for safety. Noise or other violations may result in eviction without refund. 📹 Surveillance: Some properties may have security cameras on the exterior for safety. No interior surveillance. Payments, Fees & Damages 💳 Accepted Payments: Only credit cards matching the ID name are accepted. We do not accept Cash, Chime, Cash App, eCheck, or prepaid debit cards. 💸 Charges: All fees, damages, or fines will be billed to the card on file. Property Use & Conduct ⚖️ Legal & Safe Conduct Only: No illegal activity, weapons, fireworks, or hazardous substances allowed. Violations may lead to a $500 fine and eviction. 📦 Mail & Packages: Guests may not receive mail or packages at the property. Lost & Found 📦 Items Left Behind: Lost items can be shipped at the guest’s expense, with a minimum $25 shipping fee. Shipping time may vary between 7-14 business days. 🏠 Property Availability: If the property becomes unavailable due to circumstances beyond our control, the Property Manager will offer a comparable property or a full refund.
