Beautifully Appointed 5-Bedroom Victorian House in Redland, Bristol – Sleeps up to 14 The higgihaus@hampton is a large and stylish five-storey Victorian semi-detached house, located in the desirable Redland conservation area of Bristol. Currently being marketed for sale, please note that access may occasionally be required for viewings by the estate agent. This spacious property is arranged over four main floors plus a basement, offering plenty of room for groups, families, or colleagues. In its current configuration, the house features: Five spacious double bedrooms (sleeping 10 guests) Three bathrooms (two with full baths, all with rainfall showers) Large sitting room with real fire Study (with a sofa bed, can double as a temporary bedroom) Family room (with a sofa bed, can also serve as a temporary bedroom) Big kitchen/diner equipped for group catering Gardens front and rear with outdoor seating and large gas BBQ Parking for up to 5 cars at the rear, with additional on-street and nearby secure parking In total, the house can accommodate up to 14 guests: 5 double bedrooms (10 guests) 2 sofa beds in reception areas (4 guests) This makes it excellent value for a range of groups: Work colleagues looking for comfortable weekday accommodation (up to 5 separate bedrooms, Monday–Friday stays) Families or mixed groups of 2 adults and 3 older children (with space to spread out) Larger groups of up to 14 for weekend stays The kitchen/diner on the lower ground floor is well-equipped for catering, with an industrial-style range cooker and grill, a gas-fired Aga, microwave/combination oven, large fridge/freezer, and high-capacity dishwasher. There’s dining space for 16 guests, perfect for shared meals. Bathrooms: Second floor is a bath, shower and toilet. First floor bathroom has a shower over bath, and toilet, but the shower is over the bath. Lower ground floor is a shower and toilet. The house is pet-friendly and welcomes dogs, making it a good choice for families or groups traveling with four-legged friends. Please note, however: No special provision has been made for young children. Due to its layout over multiple floors, the property is not ideal for infants or small children. In the bedrooms you’ll find comfortable mattresses, crisp cotton linens, soft duvets and pillows, plus internet-connected smart TVs and USB charging points. Bathrooms are stocked with eco-friendly toiletries. For entertainment, the large sitting room is perfect for board games (provided), music, movies (Virgin cable TV and Netflix), or relaxing by the fire. Location The house is just a short stroll from Cotham Hill and Whiteladies Road with their shops, restaurants, cafés, leisure facilities, and transport links. Clifton Down train station is close by, and Clifton Village, the Downs, Stokes Croft, Gloucester Road, and the Harbourside are all within easy reach. Important Notes No parties or events are permitted. As the property is currently for sale, occasional access for estate agent viewings may be required (with notice given). Check-in is anytime after 3PM and check out by 11AM. Please respect our house, which is your home for your stay and do please note that whilst we're delighted to host groups visiting the city, parties or events at the property are strictly forbidden. Strictly no smoking, parties, or events. Pets allowed Please respect our neighbours keep noise to an appropriate level at all times don't scream, shout, swear or have loud or crass conversations outside as the neighbours have children. Please don't play music at an inappropriate level at any time outside. If you do play music inside please make sure it isn't audible outside and keep the windows and doors shut in the sitting room, library and kitchen. Please ensure that the only people in the house are named and registered guests. Strictly no smoking inside or near the house. If you must smoke then please do so at the end of the rear garden and clean up your butts. If you or any of your guests smoke inside the house during your stay you will forfeit your security deposit. Do not use the garden after 11.00pm (you can still smoke there but please ensure any conversation or noise is kept to a minimum). Upon departure please leave the property clean and tidy and ensure anything used in the kitchen is either washed up and put away or in the dishwasher. Please take out the bins and recycling, clean the BBQ please leave the property and garden as you found them. Please don't use glitter or confetti bombs anywhere on the property as it makes a mess that is very difficult for us to remove. If there is evidence of glitter or confetti use, then we will unfortunately need to levy an additional cleaning charge of £50 which will be taken from the security/damage deposit.
