Your stay is private and uninterrupted. Upon request, a brief orientation tour can be arranged at check-in to help you familiarize yourself with the estate and its features. Septic System: The property operates on a sensitive septic system. Only toilet paper may be flushed. Improper use may result in repair costs billed to the guest. Check-In / Check-Out: Check-in: 4:00 PM Check-out: 11:00 AM Early or late times may be available for an additional fee if arranged in advance. Security: Exterior security cameras monitor entrances and perimeter areas only. There are no cameras inside the lodge or private guest areas. Lost & Found: Items left behind may be shipped for a $50 handling fee plus shipping cost. 1. Check-in/Check-out: If requested our Director of Operations will meet you and give you a quick tour of the house when you check in. Check-in: 4 PM or later. Early check-ins must be pre-approved and may incur additional charges. Check-out: 11 AM. Late check-outs must be pre-approved and will incur a fee of $200/hour. 2. Quiet Hours: Quiet hours are strictly enforced from 10 PM to 8 AM daily. No amplified sound, such as speakers or microphones, is allowed outside during quiet hours. 3. Maximum Occupancy: Overnight guests: 35. Exceeding the guest limit will result in a $100 per additional guest fee (if disclosed 60 days prior) or $200 (if not disclosed). 4. Parking: Maximum of 20 vehicles, parked in designated areas only. No parking on roadways, driveways, or lawns. Violations will incur a $250 fine per offense. 5. Property Access: Guests may only access the Luxury Lodge and designated outdoor areas. Other buildings, such as private homes, cabins, or staff facilities, are off-limits. 6. Smoking & Pets: Smoking is prohibited indoors. Designated outdoor areas are available for smoking. Evidence of indoor smoking incurs a cleanup fee. No pets are allowed. Bringing pets forfeits the rental agreement and deposit. 7. Pool, Spa, and Sauna: Use at your own risk. No lifeguard is on duty. Guests must take all necessary precautions to ensure safety, especially for children. Facilities are cleaned regularly; additional cleaning charges requested by guests will apply. 8. Decorations: Decorations must not leave residue or damage (e.g., no confetti, glitter, tape, or nails). Candles are permitted only if battery-operated. Decorations must be set up and removed within the rental period. 9. Septic System: Only flush toilet paper. No feminine products or foreign objects. Violations may result in a $2,500 damage fee. 10. Furniture: Furniture must not be moved without prior approval. Guests are responsible for returning furniture to its original position and for any damages. 11. Trash & Cleanup: All trash and recycling must be disposed of in designated outdoor bins. Dishes must be cleaned and returned to their places before departure. Ensure all personal items are removed, windows closed, and lights turned off. 12. Security Cameras: Outdoor cameras are used for safety. There are no cameras indoors. 13. Vendor Policy: Vendors (e.g., caterers) must be pre-approved and provide proof of insurance. 14. General Behavior: Guests must behave respectfully to ensure the quiet enjoyment of the property for all occupants. the property manager reserves the right to halt activities or events that violate these rules without notice. 15. Damages: Guests are liable for any damage or missing items. Costs exceeding the $1,500 damage deposit will be invoiced. 16. Event Use: Small gatherings may be permitted with prior approval. Larger events, including lawn usage, must be pre-approved with a detailed site plan. 17. Emergency & Maintenance: Staff may enter outdoor and common areas for scheduled maintenance, such as pool cleaning, without prior notice.
