Flashlights are in every room. Heat, hot water, and cooking still work; hot tub, Wi-Fi, and wall heaters will pause until power returns. • Pet Policy – While we love animals, Ridgeline Retreat is a pet-free home. ADA-trained service animals are welcome with prior notice and documentation. • Smart TVs – Both Roku TVs are set to Guest Mode. Feel free to log in to your favorite apps — you’ll be automatically logged out at checkout. • Septic Awareness – Please avoid stepping on the raised mound in the southeast corner of the yard. It’s part of our septic system and needs to stay healthy! • Clean & Fresh – The cabin is professionally cleaned and sanitized before each stay. No smoking or pets are permitted inside the home. • Firewood – You’re welcome to use any leftover firewood. Otherwise, local vendors have great bundles nearby. Please follow local burn ban guidance. • Visitors – Only registered guests are permitted on the property. Infants count toward total occupancy. • Hot Tub/Sauna Safety – For your health, we recommend avoiding hot tub use if you are pregnant or have heart or circulatory concerns. • Early Check-In/Late Check-Out – We may be able to accommodate early check-in at 3PM with 24 hours’ notice ($30, if our schedule allows). Late check-outs are not available. • Security Note – A single exterior camera monitors the driveway and front entry. There are no interior cameras. You’ll have full access to the cabin and property. Two owner’s closets and a small supply area by the laundry remain locked. Park on the gray gravel drive (space for 3 cars). When leaving, please lock the slider (with security bar), front door, and close the gate. Ashford is a rural mountain community, and the best way to explore is with your own vehicle. Public transportation is not available, and ride-share or taxi services are very limited. From the cabin: – Turn left on Kernahan Rd E to reach Hwy 706E. Right leads to the Mt. Rainier National Park entrance; left takes you toward Ashford and back to Elbe. – Turn right on Kernahan Rd E to follow scenic Skate Creek Rd (closed in winter) for 23 miles to Packwood and Hwy 12. My family of five loves hiking and relaxing, and this was the crown jewel airb&b of Mount Rainier! Where to begin? Our hosts were extremely helpful and kind! The home felt extremely spacious, luxurious, and impeccably clean (my husband is a squeaky clean type of guy and this place got a 10/10 for him!). The hot tub and sauna were above and beyond. We hiked every day, then retreated back to this cabin and didn’t ever want to leave. We were all so sad to leave - not many vacations feel this way! GUEST RESPONSIBILITY AND LIABILITY POLICY. The Guest is responsible for their own travel/health insurance. Neither the Owner nor the Manager shall be held responsible in any way for accidental injury, death, or damage/loss to the personal effects of the Guest. If, due to circumstances beyond the Owner’s control, such as flood, fire, earthquake, or other damage, the Owner is unable to honor this agreement. The Damage Deposit and advanced payments shall be fully refunded provided said damage was not the fault of the Guest. The Guest is responsible for all damages excluding wear and tear, and including those which exceed the deposit amount. 5. DAMAGE PROTECTION. Should you notice any damage/irregularities upon your arrival, it is the guest’s responsibility to contact the host within 24 hours and report those issues. If any damage occurs during the stay, the guest must also report such damage before the checkout date. The damage reported by the guest will be verified by an inspector within 48 hours of check-out and submitted via a claim to the accidental damage protection insurance agency according to their Terms of Waiver. The guest also agrees to fill out any information the insurance company requests in good faith. 6. CHECK-IN. Check-in time at the property is 4 pm. In case of check-in time after business hours, refunds or discounts will not be provided. The guest agrees to follow check-in time procedures. 7. CHECK-OUT. Check-out time is at 11:00 am. Guest agrees that if he or she fails to vacate the property by 11:30 am (30 minutes of grace) on the check-out day, a fee equal to one day’s rent will be charged on the credit card on file. No refunds or discounts will be provided if checking out before 11 pm. Late check-out must be authorized in advance. A fee in the amount of half of the full nightly rate will be charged for authorized late check-outs. 8. HOT TUB | SPA NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK. No running or horseplay in the hot tub area, as this may cause serious injury. Equipment are NOT to be tampered with by Guests. Please note that we do not have control over equipment malfunctions. In such case, contact us immediately. Spa is be cleaned frequently. If it looks dirty, call us and a cleaner will be sent as soon as possible. 9. PET POLICY NO PETS ALLOWED. For the convenience of other guests and in an effort to help us provide the most sanitary accommodations available, pets are not permitted. In the event that guest(s) brings a pet, their credit card will be charged a non-refundable fee of $500.00 USD (Five Hundred U.S Dollars) per pet. In addition, the guest’s credit card on file will be charged for any stains or damage caused by the pet. 10. SMOKING | VAPING | DRUG USE This cabin is 100% smoke and recreational drug-free. Absolutely no smoking or vaping is allowed in the house. In case of smoking in the house, there will be an additional non-refundable fee of $500.00 USD (Five Hundred U.S Dollars) charged on the credit card on file. 11. TRASH | TRASH REMOVAL. There will be a $100.00 USD (One Hundred U.S Dollars) fee charged for an excessive amount of trash left in the house. All garbage MUST BE placed into plastic garbage bin bags (provided) or other appropriate container (grocery sacks). If garbage was left without bags an extra fee $100.00 USD (One Hundred U.S Dollars) will be charged to clean each bin. For recycling, please use the blue side of the trash can or the recycling bin outside. 12. AIR CONDITIONING. Guest agrees not to set the temperature lower than 68 F or above 80 F degrees. When the AC is being used, we request that all windows and doors be closed to reduce humidity and save energy. 13. SECURITY | EMERGENCY. In case of life-threatening situations please call 911. Guest is aware that we have an emergency email to contact us after business hours. For your safety, please make sure to keep all windows and doors closed and locked all the time. Landlord and Property Manager are not responsible for damages, lost or stolen personal or property items. It is the guest’s responsibility to properly secure the house when leaving the property. The Property Manager always reserves the right to have access to the property during guest stay. When needed, we always inform our guests of the name of the person who will contact them, such as: plumber, handyman, cleaning crew, etc. If any unauthorized person tries to contact you, please call us immediately. Do not give access to any unauthorized person. 14. EXTRA GUESTS. Guest is aware of the limit of guests allowed in/on the property during the rented period. In case of additional guest(s), a daily fee of $50.00 USD (Fifty U.S. Dollars) plus taxes per person will be charged. Guest must inform us about the total number of guests staying in the property. 15. PARTIES. Absolutely any kind of party is NOT ALLOWED inside the property. If the guest has a party, an additional non-refundable fee of $500.00 USD (Five Hundred U.S Dollars) will be charged to the credit card on file. 16. INTERNET. Complimentary Wi-Fi internet service is available at all properties. The service is not under our and if any service interruptions or slowdown may occur, we cannot be held responsible. However, my team will ensure the service provider is aware and taking the proper actions regarding any eventual issues. 17. SANITARY SYSTEM. FLUSH ONLY TOILET TISSUE! Please do not flush any Personal Hygiene Products, Baby Wipes, Diapers, Nappies, Kleenex Tissues, Plastics, Paper Wrappers, etc. Anything other than toilet tissue can block the pipes and these blocks can very easily cause toilets to overflow. In the event that the toilet does overflow, there is a stop valve behind and below the toilet. Please turn the water off and keep it off until the block is released. If you are unable to do so yourself, and wish for one of our maintenance staff to be called to unblock it for you, please remember that the cost of this service is typically $40.00 USD (Forty U.S Dollars) and this amount will be charged against your security deposit. 18. APPLIANCES. a. Dishwasher: Please use only dishwasher soap made specifically for dishwashers and NOT dish soap (washing-up liquid), which damages the machine. If non-dishwasher soap is used, the cost of repair is approximately $80.00 USD (Eighty Dollars) which will be deducted from your security deposit. b. Clothes Washer: Follow machine instructions to put soap and softener liquid into the correct places. c. Clothes Dryer: PLEASE CLEAN THE FILTER IN THE DRYER AFTER EVERY USE. Lint builds up on the filter very quickly and if the filter is not cleaned the dryer could fail and/or catch fire. 19. INSECTS | RODENTS. To make your stay more comfortable, please do not leave food or drinks on the countertops, in wastebaskets and especially outside on the deck, around the spa or fire pit. Please do not leave windows and doors open if not equipped with a screen covering. This increases risk of insect or rodent intrusion. 20. FURNITURE. If during your stay, you find it necessary to reposition furniture, please do so with extreme care and return everything to its original location before your departure. Any damage resulting from the moving of furniture will be charged to you. If we have to move the furniture back after your departure, we will charge a minimum of $50.00 USD (Fifty Dollars), as it entails sending staff specifically to the property to undertake this task. 21. LOST & FOUND. We will not be held responsible for any items left at the property by the guest (s). As a courtesy, we will notify guest by email about the item found in the property and hold it for up to 30 days (thirty consecutive days) to have it delivered to guest address of choice for a service fee of $50.00 USD (Fifty U.S Dollars) plus the mailing costs. If items are left for 30 days or more unclaimed, Guest agrees that the Property Manager has the right to donate the item. If Guest requests a third party to pick up the item, Guest must send a writing authorization with the full name of the person who it will be picking up the item. Firearms left on property will be turned over to the Lewis County Sheriff's Office. 22. ATTORNEY’S FEES. If LANDLORD employs an attorney due to Guest’s violation of the terms and conditions of this agreement, GUEST shall be responsible for all costs and reasonable attorney’s fees as incurred by the landlord whether or not suit is filed. LANDLORD and GUEST waive the right to demand a jury trial concerning any litigation between LANDLORD and GUEST. 23. ARBITRATION AGREEMENT. Any controversy or claim arising out of or relating to this contract, or the breach thereof, shall be settled by arbitration in accordance with the Commercial Arbitration Rules of the American Arbitration Association, and judgement upon the award by the Arbitrator(s) may be entered in any court having jurisdiction thereof. Guests agree that the rent of the property is as a transient accommodation (short-term rental) in accordance with RCW 67.37, and any other applicable laws governing public lodging establishments.
