Please note: stairs are required to access this apartment, and the rooftop is not accessible to guests. The space Apartment 3 spans the upper level of a classic Harlem brownstone. With three comfortable bedrooms, two full bathrooms, and an open-plan living/kitchenette area, the apartment is designed to support both relaxation and productivity. The living space is cozy, and while the dining table is foldable and still being finalized, it will seat up to 4 guests comfortably. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property. • CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 1 PM. Please check the availability of early check-in prior to booking. • CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes. • SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.  • NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors in the building. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund. •DAMAGE WAIVER AND GUEST LIABILITY: All direct bookings include participation in our Accidental Damage Waiver Program. This program is not insurance, but a limited waiver of liability provided in exchange for a non-refundable fee paid with your reservation. This waiver is offered on the condition that all accidental damage is reported to Elevate Vacation Rentals prior to check-out. Failure to report damage may result in full financial responsibility for the cost of repairs or replacements. • PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.  • LOST AND FOUND: Please note that all shipping costs are the traveler’s responsibility. There is a minimum $25 shipping charge plus a $50 service fee. As our cleaning team manages multiple properties daily, we cannot guarantee a specific timeframe for locating or shipping returned items. We will make every reasonable effort to locate lost belongings after check-out; however, we are not liable for items left behind. Unclaimed items will be donated if not claimed within 14 days of check-out. • MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay. • RENTAL AGREEMENT: Guests will be required to sign a rental agreement prior to arrival. • ADDITIONAL NOTES ABOUT THE HOME: - Location: The apartment is located on the 3rd floor with no elevator access. Access to the apartment is solely via the staircase. - Baby Items: We have a pack-n-play available. This is subject to availability only and is made available upon request. - Noise: Despite the serene location on a quiet street near Times Square, it's essential to note the potential for noise from the vibrant lounge/bar downstairs, along with occasional radiator sounds during the winter season. - Visits and Unit Access: We will always notify in advance should there be a need to access the unit and no one will ever enter without your approval. An exception is if there are fire or life-threatening situations in the building. Due to the continuing increase of the mice/rats problem in New York, (although rare to see one inside our apartment) we've also increased our efforts to help control them coming inside. Do note, we have a bi-monthly exterminator who visits the apartment, which means this could happen during your stay. - Visits and Unit Access: We will always notify in advanced should there be a need to access the unit and no one will ever enter without your approval. An exception is if there are fire or life-threatening situations in the building.
