General Notes on the home: This home is located on the side of a mountain and has three (3) levels which are the main level where guests will access the home from the street, the first lower level, and the second lower level. Each level has standard or large windows, patios, and walk our exits. Living Area & Kitchen: Upon entering the home guests will be greeted by the grand living room with large windows that provide an unbeatable view of the Great Salt Lake Valley. With two (2) large couches that face a fireplace and 82" TV. Connected to the main floor living room there is a large fully stocked kitchen that is prepared to handle large meals to feed the army or your army of little grandchildren. There is a large dining table that seats 12. At the end of the kitchen, there is a large laundry room and access to the 2 car enclosed garage that the guests will be able to use. Game and Entertainment Rooms: The home has three (3) entertainment-focused rooms. ❂ Arcade - On the first lower level of the home there is an arcade and game room that will provide hours of entertainment. This room can be the spot for your next dance party, movie marathon, musical recital, spiritual devotional, family meeting, and so much more. There are several musical instruments and a karaoke machine available to guests. Exterior & Backyard: The backyard is fenced and there are several yard games available to guests that are located in the supply room on the second lower level. Bedrooms: This home has 5 bedrooms with several bed configurations. ✹ Master bedroom - located on main level just off the main living room & kitchen area. It has one (1) king bed, attached bathroom with shower, jetted tub, toilet, and small patio. There is a 55" TV and remote-controlled fireplace. Note: There is a locked supply closet locked in this room that is not available to guests. ✹ Girl Room - Located on the first lower level this room has one (1) queen bed and a large closet. It has several windows for natural light to enter the room. It has access to a bathroom with a shower and toilet with a view which is located just outside the room. ✹His and Hers Room - Located on the first lower-level this room has one (1) queen bed and one (1) full bed. It has a small patio and a 42" TV. It has access to a bathroom with a shower and toilet with a view which is located just outside the room. ✹ Basement Deweller's Room - Located on the second lower level this room has one (1) queen bed with a 42" TV. This has access to a bathroom with a shower and toilet just outside the room. ✹ Bunkhouse Room - Located on the second lower level this room has six (6) beds five (5) which are full-sized and one (1) twin/single bed. There is a changing table in the room. Note: While there is a secondary kitchen in this room it will not be available for guests to use as a kitchen and appliances and sinks will be shut off. Laundry: Located on the main level at the end of the kitchen and just off the access from the enclosed garage, there is a large laundry room with a washer, dryer, and sink. Note: Laundry soap, bleach, stain remover, and dryer sheets will not be included and guests are responsible for providing their own washing supplies. Patios: There are three patios available in this home which are found on the main level just outside the grand living area, off the master bedroom, and of one of the bedrooms on the first lower level. NOTE: The main patio is still under construction and will not be available for guests. Garage and Parking: The home has a 3 car enclosed garage with 2 of those spots available for guests. There are three (3) additional spots located in the driveway. NOTE #1: One of the enclosed garage parking spots is used by the homeowner to store their in-town personal vehicle. NOTE #2: Street parking is not recommended. Due to the grade of the road cars have common be hit by other vehicles at night and ESPECIALLY in the winter and might be subject to tow by the city for blocking snow removal at the vehicle owner's expense. No Smoking/Vaping: This is a 100% smoke-free property. Any violation will result in a $200 per day fine for the duration of the stay. 2. Pet Policy: - Undisclosed or unauthorized pets will incur a $250 fee. - Monthly pet fees are on a case by case basis - Approved pets and Emotional Support Animals (ESAs) incur a pet fee that can be found in the listing. - Service Animals: ADA-recognized Service Animals stay for free. - Cleanup & Damage: Guests must clean up after their pet. A $25 fee per instance of uncollected waste outdoors will be applied. Guests are responsible for professional cleaning costs for indoor "accidents" and the full cost of any property damage caused by pets. 3. Early Check-In/Late Check-Out: Requests require 24 hours' notice and are subject to availability, a fee will be charged accordingly. Extended requests may require booking an additional night. Unauthorized late check-outs will be charged a fee. Policy: Exception]: If a guest cancels and those dates are successfully rebooked by another party, a refund will be issued to the original guest for the rebooked portion. 5. Consumables: We provide an initial supply of paper goods, soaps, sponges, and detergents. Any additional supplies needed during your stay are the guest's responsibility to purchase. 6. Lost and Found: Host is not responsible for any lost items. To recover an item, please contact guest services via the booking platform. We can ship items back for a $20 service fee plus the cost of materials and shipping, payable in advance. Items left behind will be held for 14 days; after this period, they are considered abandoned. 7. Property Condition: Please survey the home upon arrival and report with photos any pre-existing damage or cleanliness issues within 4 hours of check-in. After this grace period, the guest accepts the property's condition and may be held responsible for any damages found after check-out. 8. Mail & Packages: Please contact guest services before shipping any items to the property, as mail access varies by location. The host is not responsible for any mail or packages delivered or lost during your stay. For stays exceeding 15 days, we may require a separate lease agreement or ask that you use a local post office for deliveries. 9. Pest Control: Our properties are professionally treated. Should a pest-related medical issue be reported, guests must provide medical confirmation of the cause. We will then dispatch a third-party inspector to verify findings and determine the appropriate resolution. 10. Lockouts: For doors with key access, contact guest services for lockbox instructions. For all other lockouts, guests are responsible for hiring a locksmith at their own expense. If a member of the host's team is dispatched to assist, a $75 service fee will be charged. 11. Moving Furniture: Moving furniture is not allowed. A $500 fee will be assessed if the cleaners have to move furniture to reset the property for the next guest. 12. Third-Party Bookings: Booking on behalf of others is strictly prohibited. The person who books must be the person staying. Any exceptions require prior written approval from the host via the booking platform. 13. Quiet Hours: Quiet hours begin at 10:00 PM each night and continue until 8:00AM each morning. Quiet hours consist of keeping all audio and noise levels at a minimum level out of respect for the neighbors. 14. Missing/Broken Items: Any items missing or broken must be reported to the host. Please leave broken items on the kitchen counter when you leave. Additional charges may apply. 15. Garbage: No garbage or debris left outside unattended. All garbage must be bagged and stowed in the bins located on the property. A $50 fee, per bin, will be assessed for unbagged garbage found in the bins. 16. Property Maintenance: To keep our homes in top shape, light maintenance or repairs may occur during your stay. Regularly scheduled exterior services - including lawn care, snow removal, and hot tub maintenance - will proceed without prior notice. For any necessary indoor maintenance or repairs, we will request your permission before entering. Our team is authorized to access the property during business hours once coordinated with you.
