Located in gated community in Aldea Zama w/ 24/7 security. 10 min to beach, ruins + centro! Pricing & Amenity Transparency: We are committed to full transparency in our pricing. This means the price you see reflects the true cost of your stay, with no surprise add-ons at checkout. Our rates are also amenity-inclusive. There are no additional charges for electricity or utilities, and we provide all essential items at no extra cost, including water, toiletries, cleaning products, laundry supplies, and basic household necessities. While some listings advertise lower base rates and add fees later, we prefer a clear, all-in price so guests can compare listings accurately and book with confidence Policy / Travel Insurance: We strongly encourage all guests to purchase travel insurance to cover situations that may arise before or during their travels for added protection and peace of mind. Information on travel insurance recommendations is provided in our digital guidebook. Smoke-Free / Candles / Incense: Due to owner's allergies/respiratory sensitivity please note that smoking (cigarettes/tobacco/marijuana) and vaping is not permitted anywhere on the premises (guests may smoke in the parking area only). Candles/incense are also prohibited for indoor use. Murphy Bed: Note that the maximum recommended weight capacity for safe use of the murphy bed is approximately 300 lbs (combined). Construction / Community Noise: Tulum (and Aldea Zama) are growing communities and construction is still occurring in the area. Please be aware that construction and road noise may be heard from the unit (although construction in the community is permissible only during working hours and on Saturdays). Power / Generator: Our building has a backup generator and while unlikely, it is possible you could still experience temporary power outages that could also affect WiFi/AC availability. Tropical Climate / Humidity: Tulum is located in a tropical jungle with a very humid climate. We specifically selected the chukum interior wall finish and request that AC units remain on to help keep the air inside our property smelling fresh and comfortable, but occasionally you may notice a humid "scent" related to the jungle climate. This is not due to excessive moisture, mold or mildew within our property or a cleanliness issue and is common in all properties and resorts in the area. Pest Control / Wildlife: We have regularly scheduled pest control and screens on all sliding doors; however, Tulum is located in a tropical jungle, so you may still have visits from the critters that call our jungle home. Please do not approach or interact with wildlife for your safety. Occasional sightings of insects or wildlife are a normal part of staying in this environment and are not considered grounds for refunds, cancellations, or partial credits. If you experience an unusual issue, please contact us right away and we will promptly address it. To help minimize this, please use the screens provided, keep doors and windows closed when possible, avoid leaving food out, and do not allow dirty dishes or trash to accumulate. Front Desk: Our condominium has a front desk operated by a third-party team. While staff availability may vary, they can assist with general questions about the area, restaurant recommendations, and community guidance. They also help monitor who is coming and going, so please be sure to include all guests staying in the condo when you book (unauthorized overnight guests are not permitted). Quiet Hours/Noise: If you are seeking a vibrant party atmosphere this is not the property for you. Should you have any concerns about noise during your stay the front desk can assist with enforcing the community's quiet hours. Children: Due to the unrestricted access to pools our property is not recommended for children under the age of 12. If you are traveling with children please carefully review all listing details to ensure the property will be suitable for your needs. Required Access for Maintenance / Housekeeping: To ensure the best guest experience possible our management company will require access to the front courtyard for pool and landscape maintenance as well as the unit on an as-needed basis for watering indoor plants, providing fresh linens, housekeeping or other services and restocking supplies.
