Our nightly rates are inclusive of all standard costs. There are no additional charges for electricity or utilities, and we provide all essential items at no extra cost, including water, toiletries, cleaning products, laundry supplies, and basic household necessities. While some listings advertise lower base rates and add fees later, we prefer a clear, all-in price so guests can compare listings accurately and book with confidence. Shared Pool/Common Areas Notice: Due to weather and recent storms, the community pool area, decking, and furniture currently show wear that is outside of our control. The pools are fully operational and safe to enjoy. Replacement furnishings and repairs are planned for completion during low season, as pool draining is required and timelines in Mexico can be slower. Our prices have been adjusted accordingly therefore, no refunds will be provided for issues related to the common pools. The private plunge pool is fully operational and unaffected by the repairs of the common pools. We appreciate your understanding! Guest count: To ensure the condo is properly prepared for your stay, please make sure your reservation reflects the correct number of guests. The home is stocked with linens, towels, and supplies based on the registered guest count. The two bedrooms are always prepared with king beds. Additional beds in the living area (murphy bed and sofa bed) are set up only when the reservation includes more than 4 guests or when requested in advance. This helps us avoid unnecessary laundry and ensures everything is fresh and ready for your group. Please note that the condo is located in a secure, gated community with 24/7 security and a front desk concierge. For everyone’s safety and comfort, unregistered guests are not permitted, so it’s important that the guest count is accurate. Policy / Travel Insurance: We strongly encourage all guests to purchase travel insurance to cover situations that may arise before or during their travels for added protection and peace of mind. Information on travel insurance recommendations is provided in our digital guidebook. Smoke-Free / Candles / Incense: Due to owner's allergies/respiratory sensitivity please note that smoking (cigarettes/tobacco/marijuana) and vaping is not permitted anywhere on the premises (guests may smoke in the parking area only). Candles/incense are also prohibited for indoor use. Murphy Bed: Note that the maximum recommended weight capacity for safe use of the murphy bed is approximately 300 lbs (combined). Construction / Road/ Community Noise: We provide sound machines and earplugs to help with sleeping and relaxation. Because of the unit’s convenient central location between town and the beach, some noise may be heard, including traffic from the road behind the complex, especially during peak daytime and evening hours. Tulum and Aldea Zama are growing communities, so construction and occasional sounds from neighbors (barking dogs, music, etc.) may also occur (construction is permitted only during working hours and on Saturdays). Power / Generator: Our building has a backup generator and while unlikely, it is possible you could still experience temporary power outages that could also affect WiFi/AC availability. Tropical Climate / Humidity: Tulum is located in a tropical jungle with a very humid climate. We specifically selected the chukum interior wall finish and request that AC units remain on to help keep the air inside our property smelling fresh and comfortable, but occasionally you may notice a humid "scent" related to the jungle climate. This is not due to excessive moisture, mold or mildew within our property or a cleanliness issue and is common in all properties and resorts in the area. Pest Control / Wildlife: We have regularly scheduled pest control and screens on all sliding doors; however, Tulum is located in a tropical jungle, so you may still have visits from the critters that call our jungle home. Please do not approach or interact with wildlife for your safety. Occasional sightings of insects or wildlife are a normal part of staying in this environment and are not considered grounds for refunds, cancellations, or partial credits. If you experience an unusual issue, please contact us right away and we will promptly address it. To help minimize this, please use the screens provided, keep doors and windows closed when possible, avoid leaving food out, and do not allow dirty dishes or trash to accumulate. Front Desk: Our condominium has a front desk operated by a third-party team. While staff availability may vary, they can assist with general questions about the area, restaurant recommendations, and community guidance. They also help monitor who is coming and going, so please be sure to include all guests staying in the condo when you book (unauthorized overnight guests are not permitted). Quiet Hours/Noise: If you are seeking a vibrant party atmosphere this is not the property for you. Should you have any concerns about noise during your stay the front desk can assist with enforcing the community's quiet hours. Children: Due to the unrestricted access to pools our property is not recommended for children under the age of 12. If you are traveling with children please carefully review all listing details to ensure the property will be suitable for your needs. Required Access for Maintenance / Housekeeping: To ensure the best guest experience possible our management company will require access to the front courtyard for pool and landscape maintenance as well as the unit on an as-needed basis for watering indoor plants, providing fresh linens, housekeeping or other services and restocking supplies. We will communicate with guests to coordinate scheduling/access for services that require entry inside the unit during your stay, but please note that it is mandatory for guests to grant access for these services. Electronic Access: We offer electronic access (code will be provided prior to check-in once ID verification has been completed), so no worries if you plan to arrive outside business hours). Water: While the water in Aldea Zama is safe for drinking, cooking, and brushing your teeth, we do provide a large water dispenser that will stay stocked during your stay. Parking: There is one parking space directly in front of the unit and additional on-street parking available on a first-come, first-serve basis. If someone is parked in the space designated for this unit, please inform the front desk or let our property manager know so they can provide assistance. Washer / Dryer: Our in-unit washer/dryer is a ventless all in one unit. Because of its design the dryer takes a very long time to fully dry the laundry and can only accommodate small loads (we recommend you allow a minimum of 8 hours for a full wash/dry cycle). Be sure to carefully follow instructions regarding load size for this feature to work correctly (loads that are too large will not dry). For guests that need laundry to be finished faster, you may run the machine on the wash cycle only and air dry laundry inside using the provided laundry drying rack or exterior clothesline (be sure to secure with the provided clothespins so your laundry does not fall into the pool if the wind is blowing). Please only use the powdered laundry detergent provided. Laundry pods will not fully dissolve and will damage the machine. Severe Policies: Our property is in a tropical area which means the weather that is typical in those locations (such as hurricanes) should be anticipated and recommend the purchase of travel insurance to cover such situations. If a hurricane or other natural disaster is expected to affect your travels and you wish to cancel your trip, we will gladly provide any needed documentation for you to submit to your travel insurance. For direct bookings, the following will apply: If the property is uninhabitable due to disaster, mandatory evacuations are in place, or the government has issued an emergency declaration that prohibits travel to Tulum, we will issue a refund less applicable card processing fees or provide a credit for a future stay. Refreshes / Updates: Our home is thoughtfully maintained and regularly refreshed. Minor items (linens, cushions, hammocks, accessories, etc.) may be updated, replaced, or rearranged over time, so they may not be identical to the photos. Guests will have access to the entire property, including the courtyard, private back patio and all common amenities. NOTE: the swim up pool is a shared pool with other condo unit owners and guests. The courtyard and plunge pool is private and exclusive for our unit. We also have a few locked cabinets that are used for storing extra supplies. Getting around Tulum is a breeze with multiple options for bike and scooter rental and plenty of amenities located within walking distance. We can also assist with booking a golf cart, ATV, or private transportation in advance. Taxis and car rentals are also readily available. Free parking right in front of the building (with a dedicated parking space for this unit) as well as shared parking spaces nearby. Our property manager may be able to meet you for check-in during regular business hours when available, to help familiarize you with the property, review key rules and guidelines, and answer any questions. The condominium also has a front desk operated by a third-party team. While coverage may vary, they are often available for onsite assistance and general questions. Please communicate directly with our property manager for questions or needs during your stay. His contact information is provided in our digital guidebook, in your check in instructions and posted inside the property. All other communications should remain on the platform. We do not respond to messages or calls received outside the platform via our personal phones for security purposes. Our property manager is your main point of contact during your visit since he is local and able to respond most effectively. For overflow sleeping we also have a queen size sofa bed with gel mattress topper (available upon request). BEDROOMS AND BATHROOMS: • Down the hall you will find two well appointed bedrooms with en-suite bathrooms, luxurious memory foam pillow top king size mattresses and buttery soft linens. Waffle cotton robes, imported Turkish towels and well stocked bathroom amenities have been selected in anticipation of providing you with a (better than) home away from home experience. Bathroom toiletry products are purchased right in Tulum from the local organic beauty store! BACK PATIO, SWIM-UP POOL AND COMMON SPACES: • Both bedrooms offer access to an additional outdoor living space, where you’ll find a swim up pool and Bali style curtains dancing in the tropical breeze that can also be drawn for additional privacy. The outdoor dining table is the perfect space to sip margaritas in between dips in the pool. • Common areas include the swim up pool, additional outdoor furniture and outdoor showers to rinse the sand from your toes after a day at the beach.
